He did not deliver what he said he would. What he did deliver was so late that it delayed construction for nearly a year. He promised to have the plans to us by the end of July. We finally got them at the end of October- all dated the end of July. (This turned out to be a good thing since the housing market fell apart in that time and we postponed construction.) He claimed to be familiar with local building codes. His plans did not reflect this. His design included things that would not meet code. I pointed this out several times but he would never change it. He really did not listen well at all. One of the reasons we chose him was because he told us that he had software that would allow us to do a virtual walk through so we could see how the house would look from the inside and so we could chose colors and flooring and see how it would all look. I was constantly asking him for this. After he finally delivered the plans I asked again about the virtual walk through. He moaned and said it would take three weeks of modeling and he just could not do it. He promised he would help lay the house out on the ground. He promised he would give us a list of good contractors. He promised he would help with the building permit. He promised he would give us as many copies of the plans as we needed. We got none of these things. If you are still interested in using Dennis do not pay him in advance for anything.
Description of Work: He designed a house for us. We chose him because he seemed to have the experience we were looking for. What a mistake!

The members signed an AIA abbreviated form of agreement between owner and architect in April of 2007, after several consultations, regarding a new residence in Nambe, NM. 1) The agreement has an arbitration clause, which allows either party to resolve disputes or any other matters that arise out of the work performed. The members have never put a formal complaint to me in writing, and have not filed for arbitration or mediation, as specified on our agreement. 2) The client delayed the time of delivery of the construction documents due to changes in the requirements of the design, the conditions of which were originally stated in a document appended to the agreement. This required the architect to make changes in the drawings, and this did not happen as fast as the members imagined. 3) His claims that I did not know the building codes in an out-right lie. I have been a licensed architect for thirty-eight years, and have been practicing in New Mexico since 1990. It is the member who did not know the building codes, and resisted being told about the New Mexico code by an Architect. A deadline for the Architect's drawings was not a condition of the signed AIA agreement and was not a part of our initial discussions. 4) Architect constructed a virtual 3D computer model of the design, gratis, which was not a requirement of the agreement. Somehow the member construed from discussions prior to negotiating and signing the agreement that Architect would provide and animation of the model in a "walk-through" without additional compensation. The agreement has no such condition. 5) All of the "promises" referred to by the member are his imagination, and none of them are conditions of our agreement. 6) The member wrote and unrequested defamatory review of my contract work for him, and published it in his website along with graphics of the model I provided, gratis. These images were copyrighted by me, a condition of our agreement, and he did not have my permission to use them publicly. I had to write to him and demand that he remove the graphics and cease and desist from defaming me in public, which he promptly did. A lawsuit with the member is still pending on this defamation and abuse of my copyright.
