aT first we really liked Angela she seemed to really look out for the landlord.  We had previously rented the property ourselves and ended up putting $7,000. into fixing up the property again.
Angela found a renter for us and said she really liked them and it was just the two of them and thought they would be great tenants we were asking $850 a month she rented it for $775. Turns out it was 3 of them not two which she says she told  they had a son in college who was living with other room mates when we found he was living at home she said she told us that  she didn't. We had a well on the property and informed her it was not working as the water table was to far down.  According to the lease agreement the house and yard was to be kept up, the yard watered weeded and mowed. I went buy the property and noticed the lawn was dying out and was not being watered.  I asked to her to please tell the tenants to water so we wouldn't lose the yard. She said she would.  I contacted her 6 weeks later and informed her they still weren't watering and the lawn was dead.  She informed me the renters were unable to water because they had a $200 water bill and couldn't afford to and that I needed to fix or drill a new well so they could water!  I called the water company and was informed their water bill was running $70 a month not $200.  Angela got huffy about "her" tenants.  We fired her and she kept the commissions for the whole year. When I informed her the tenants gave notice two months later and requested a refund of the fees she declined.
When we hired her she said it was a $200 deposit and we could terminate the agreement at any time. Unfortunately I didn't read the small print nor was it pointed out to me that she would receive her fees regardless.
Response from Trust-Properties / FRILC LLC
"You forgot to mention that you interviewed the tenant for 2 hours before they moved in, you also used to work with the tenant (so nothing came as a surprise to you), told him you had a well on the Property for the acre of yard you wanted to water. Plus your previous tenant killed the yard and never watered ( I took a lot of pictures when I got the trailer). You also forgot to mentioned that your father-in-law lived next door and gave daily updates on the property they rented. The grass was dead and brown when they moved in and you expected it to be bright green within 30 days. If you beat me up online, at least stay within the truth. I will not stoop to your level of beating you up in public, you know what you wrote is mainly fiction. I noticed you did evict the tenant and it is on the market for rent by yourself. I wish you good luck and sorry that it didn't work out. Better luck next time. Angela"
