The yard work was more visible. We needed to clean up some xeriscape that was in place when we bought the house. It was 3-7 foot wide bands of 3-6 inch stone that trapped dirt, leafs, and trash. The size of the rock made it difficult to remove the trapped stuff. Paul removed the large rock, hauled it away, and replaced it with smaller stone. He and his helpers did a nice job, the new rock looks good.. They were conscientious and cleaned up after the work. Paul works hard and quickly, as did his help on those occasions when he needed help. They accomplished rock removal in a much shorter time than I thought it would take and replaced it equally quickly. Removal and replacement were done by hand, they did not use motorized equipment.
We have irregular flagstones on a path of fines under a couple of canales. During a rain the water falling out of the canales washed the fines out of the spaces between the stones. Paul filled in the missing fines and put concrete grout between the stones. The grout is smooth and neat with no concrete left of the stones or nearby wall.
Paul works for cash. I bought the materials and paid him for labor. He did not request an advance before he started and I paid him after he finished each part of the work (roof, rock, and grout). I cannot say whether or not his price was high or low, but the amount of effort that went into the project made it seem reasonable.
They came when they said they would. Finally, they were prompt. I was surprised to come home at lunch the day after the small rock for the backyard had been delivered and discover that the back yard was finished (and the driveway where the rock was dumped by the materials company had been swept and was clean).
Actually Paul finished the roof, the major task, before the landscape. That had to be rescheduled. All-in-all the work went well, and I was satisfied with everything. But I did learn even though his site listed another employee, he is a one-man show. And he schedules work around his day time job. In other words evening and weekends. He is a hard worker and does pretty good work and if you don't believe him he will tell you. He only mention he is the "best" about a dozen times. The only turnoff was upon full payment, he strongly requested a tip. I thought this was out of line.
A week later, I detected a leak in the roof. Paul came over and said ir was not from the roof. Perhaps it was from the sides and slightly raised walls surround the roof? Anyway he hit me up for more $$ to seal the wall. I would assume he would have included this with the initial roof repair? But it was the start of the monsoon season and I agreed to the additional expense and repairs.
I believe Paul needs to improve his business image, document proposals better, utilize a more professional relationship with clients.and show more respect. For this reason I will not hire him again.
He is a construction worker who has many skills. He did a good job of sealing all roof jacks when I had a leak at one. He did not charge for all the work he did, and charged less than most roofers had quoted for the work. However, He was quick, and his labor charge amounted to several hundred dollars per hour, much more than I would have assumed to pay a handyman. A roofer might have cost me more, but, I would have expected a handyman to charge more reasonably for his hourly wage.
However, he was prompt and showed up as promised.
On 6/23 of this year, a Friday, we called Mr. Montoya to get an inspection and an estimate. He told us that there were additional areas that now needed patching and recoating. He quoted us $1,000 and we would need to order 3 pails of the same coating with the same arrangement of pick-up as last year and again it would cost $260. We asked why the labor cost was now double the cost of the preceding repair. Paul said we got a super savings deal last year and that the area this year was a lot larger. I took his word for it even though I was skeptical since the material and its coverage was the same. This was Friday afternoon about 5:00. He was going to get his truck and then come right back to do the cleaning the same day. About 7:00 of so he called and said he was still a way off but he could tell it was too windy to clean. He told us he would be back Saturday early morning to do the cleaning and the repairs. He and a helper showed up about 7:30 AM after picking up the coating material and went to work. He rang the doorbell just about 10:00 and told us he had finished. We were dumfounded for obvious reasons. When queried, he said they had worked very rapidly but it was a good job and would last. When asked how $1000 equated to 6 man-hours of labor, he became adamant that roofers charged by the job and not by time worked. He also asked for a cash payment. Thirty years ago this would have developed into some sort of confrontation. Now (old), we paid him by check and he went on his way. I still haven't been on the roof (old) but I think it is just as well. I hope the rains stay on the roof and out of our home. I think that they probably will.
We won't use Mr. Montoya again and if you are inclined to, be sure you lock down a contract with a scope of work
Complete roofing (flat roof) repair of all areas around the edges of appliances on the roof, ski lights, the other objects like vents and the edges connecting to the house edges.
Repaired leak around ski light in the kitchen, with elastomeric compound also.
Thoughtfully, suggested and repaired the area leaking around the ski light (in the kitchen) the day of estimate Friday afternoon since it looked like rain that evening.
Came back on Monday with additional supplies and helper.
Completed the job.
No problems since.
Gave us a very fair estimate to elastomeric coat the rest of the roof as requested for future date.
He gave an accurate description of the proper process to apply and the advantages of the elastomeric coating. (I had already investigated the process, cost and advantages/improved insulation value of coating the roof with this material.)
Again work done with enthusiasm and professionalism.
Will call again in the future.
He divided the shed in half, placing a partition 3/4 of the way up to the roof( Left open for air to circulate inside). Built in the entire front of the shed, cutting a opening for dog to get inside. He will come back to cut opening in other side of house for dog in separate pen to enter when we are ready.That way, both dogs will have separate bedding area since both are alpha males. Air conditioner will service both sides quite well.
Mr. Montoya then cut a window that will house our small air conditioner in the side of the dog house for those hot muggy days. (dogs are 15+)
Then he set up a 60 foot run with gate for dog to run in.Did a great job.
