I was very pleased with the entire operation and would recommend them.
Exceptionally well! Sound advice in planning the job...personal attention by Sandia Sunrooms owner. Cooperative and reasonable in budgeting and pricing. Started with an over-pour of existing patio to level floor...meticulously done by Anthony the concrete subcontractor. Enlargement of a doorway required modification of an existing wall and was done professionally and cleanly. Installation of the Temo channels and glass panels was equally meticulous by Marko and Geno. Electrical went smoothly and very cooperatively when county inspection required more outlets than originally thought. All contacts were called in advance and all workmen were professional. Site was cleaned after ever operation, materials neatly stored overnight when required. Extra services, like touch up painting, volunteered at no charge. .Temo products were superior in quality to closest competitor and at a lower price. .Full screens and two way sliding double pane windows provide versatility and convenience."This review does not make sense to me. The sunroom walls we installed were under an existing roof that was part of the customer's house. We did not install a roof but simply enclosed an existing patio area. If the roof is somehow leaking, then it is a problem with the house not the sunroom. I believe the real issue is the grading of the customer's back yard (with flagstone) which was sloping towards the sunroom. We warned the customer of this potential issue and the customer said that he would have his friend with a Bobcat fix the grading problem. We did not contract with the customer to do any grading or landscaping. After a significant rain, the customer called us to say their sunroom was leaking. We sent one of our installers to the customer's house on 7-24-12 to check out the issue and discuss with the customer. We discovered that no grading had been done and the water from the back yard was shedding to the base of the sunroom causing a leak. The customer reiterated that he would have his friend fix the problem (it was not Sandia Sunrooms responsibility). Until the back yard drainage problem is fixed, there is not a whole lot we can do. "This project was completed well before April 12, 2013; the final inspection was completed (and passed) on 8/5/2011. The installer referred to (alcohol on breath) no longer works for Sandia Sunrooms. In regards to the A/C and heating unit, the manufacturer (GE) specified that the unit should heat and cool up to 400 square feet (the sunroom is 330 square feet). Also, sunrooms are intended for occasional or recreational use rather "habitable" or full-time use such as a bedroom. Because the customer wanted to use the sunroom as habitable space, it required more than the typical supplimental heating and cooling the sunroom units provide. In any event, we did refund the cost of the unit to the customer and did the restoration work at no cost to the customer so that the customer could find a different heating and cooling solution. Also, since that time, we have added a more powerful line of A/C units. If anyone has concerns or would like to discuss this project in more detail, please don't hesitate to contact me. The install itself took three days. The two installers were very professional, polite and offered educational conversation the whole time making us feel informed about the whole process. They left the work site clean of the debris created in the process of installing our custom sunroom.
Several weeks later the room itself was installed, in a couple of days. It has two good sized windows and an all-glass front door. The roof has a nice slope to it and it has electricity inside and an outside light, doorbell, and attractive door handle, as well as a rain spout.. I'm very pleased with the way it turned out and the quality of the materials and workmanship. It's filled with plants now and makes an attractive and useful entry. I can sit out there and enjoy the sun in the morning and afternoon. I've gotten many compliments on this addition. All the employees at Sandia Sunrooms were very talented in what they did, and they were helpful and courteous.
At the outset, we were happy with the plan we created with the person from Sandia. He said that once the materials arrived, the installation should take less than a week. As it turned out, the project took over three weeks. Technically, it is not yet finished, since we failed the county inspection. The person in charge of the installation had some personal issues that kept him from working every day (and not full days on all of the days that he worked). Further, the plans he was given were not detailed enough for him to see how we had agreed the patio cover should be installed. As a result, the supports were tied into an existing railing rather than into the curb at the level of the deck. When we pointed out the problem, he had to go back and redo the supports. Throughout, no one from Sandia came to see how the work was being done; that meant that the proper inspections were not being done as the work proceeded. Therefore, the county inspector could not sign off on the work because he could not see how the new work was attached to the existing structure. As far as the electrical went, the electrician (or his assistant, who did almost all of the work) had trouble getting things to work after all of the wiring was installed. It took several days longer than it should have. We failed that inspection, too, because of a number of minor issues, and the electrician had to come out and redo the work.
"I believe this review is unfair and a bit puzzling. A short while after the project was completed, we visited the customer to ensure they were satisfied. The customer said that they really like and enjoy the patio cover, pergola, and sunroom combination and that there were no issues that we needed to take care of. Although the complex project did have some construction issues which we addressed and resolved as quickly as possible, it does not deserve such a harsh rating. We communicated with the customer throughout the project (management did visit the site more than once during construction – perhaps the customer was not there at the time) and saw it through to a successful completion. All inspections are completed and approved and the result is a beautiful upper level project that I would be happy to show to others. If anyone has any concerns about specific items in the customer review, please do not hesitate to contact me to discuss in more detail. I would be happy to address any of the issues and also discuss other issues that were not our responsibility but we helped to resolve anyway. Also, I have several photos of the completed project that anyone can review. "This old review was before my time. However, I did drive by the site - it's a beautifull cathedral sunroom on piers. Also, I did see in the file that there were some pre-existing conditions not caused by the sunroom, which we took care of at no additional cost to the customer. One particulary troublesome issue was a leak that was difficult to find. After much time and expense, we discovered the leak was coming from the chimney and had nothing to do with the sunroom. We fixed the leak at our own expense to satisfy the customer. There were also additional factors beyond our control that impacted the job. Clearly this was not one of our better installations, however, the customer does have a nice usable sunroom. If anyone has any concerns or would like to discuss this job in more detail, please contact Sandia Sunrooms and I would be happy to share any information we have. There may be others who would do the work more cheaply, but I seriously doubt that you can beat these folks for high quality work.
