Our inspectors have been professionally trained by AHIT, one of the leading home inspection training academies in the country, and are one of the few firms that are actually insured. Our insurance offers protection and peace of mind for all of the parties involved in the real estate transaction.... including the Realtors! We specialize in providing friendly, customer service-oriented inspections to make the home buying process simpler for all parties involved. We include easy to understand, detailed reports and a free 90 day warranty on ALL full home inspections! We accept payment via credit card, check or cash at the time of the inspection or we will accept payment at closing!

Danny arrived promptly and worked quickly. In about 2 hours he completed a thorough inspection of the house. He took pictures to document anything that needed repair. He verbally advised me of the major things that were wrong with the place, then provided me with a 35 page report (with photos) the following morning. Danny was very efficient and obviously knows what he's doing. The price was a little higher than I expected (I thought it would be about $400-450) but the extra $$ was worth it to know the job was done right.

Sandia Home Inspections was able to set up the radon test, without me even having to be there, which was great! They were able to perform the test with a short notice and I had my report promptly. I also like the fact that the test was broken down into time increments, and that they were willing to discuss the test with me. I would recommend them to anyone needing testing done at their home or business.

Danny is a nice guy, but he does the most superficial "inspection" imaginable, and in my case, using him turned out to be a very costly mistake. There were major things that he missed, and they all became painfully obvious in the first several days after I moved in. It turns out that in NM home inspectors are not licensed and there is no association that oversees their services. "Competency" in the field is achieved by taking an on-line course, and there is no continuing education. I was stunned to learn this, but then it all made sense. My advice: stay away from this very affable but inept individual. Find someone with experience, someone who will actually take the time to do a real home inspection for you. This was a very very costly mistake for me. How can a home inspector miss completely corroded and actively leaking plumbing fixtures? Or the fact that an ancient water heater was completely out of code, and moving it would cost a few thousand dollars because everything would have to be re-piped to comply with code? Or that the dryer vent was just a hole in the wall, with no place to hook up to? Or that a good deal of the electrical wiring was out of code and unsafe. Or that two evaporative cooler units were totally rusted out and leaking. Or that skylights were not actual skylights but some sort of home-made flimsy construction that were completely unsatisfactory and built to fail. I was not allowed on the roof "for insurance reasons," so I relied on this guy to convey information to me. And by the way, when I pointed out all of this to him, in a follow-up email, he told me that I should simply call his insurance company, as they were "very easy to deal with." What planet does that happen on, that an insurance company is "very easy to deal with" when making a claim? I could go on and on, but the bottom line is, stay away from this guy. He is very nice, but not at all qualified for this job.

Danny was enthusiastic and polite. I just felt that there was not much that his inspection could offer me that I did not already see with my own eyes. I got more information hiring a plumbing, heating and cooling company. I could have foregone paying for this house inspection and used the money to pay specialists.

Scheduling was easy to do online. The inspector showed up a bit early and did a thorough job. He went over his findings before he left and I had the completed report a few hours later.

Thanks to the expertise and thoroughness of the first SHI inspection, damage in part of the subfloor was discovered that could result in expensive repairs on the house, and I withdrew my offer. I turned to SHI to inspect a second property, and that house fared very well. But again, the attention to detail brought out matters to be addressed before settlement. Inspectors Danny and Chris were completely professional, courteous and knowledgeable, and glad to answer questions. I would urge any buyer to get an SHI inspection -- it can save you from making a very costly mistake.

He left no stone unturned. He brought items to my attention that I didn't even think of, including power outlets being wired upside down. He used a flashlight to check the ceiling (in the daylight) for new paint that was used to cover up some water damage; he then used a tool to certify that there was, in fact, moisture in the ceiling. I was impressed and pleased with his attention to detail.

Danny was an extremely helpful and responsive  inspector. When we were first looking for inspectors we must have called or gone to the website of every inspector and Albuquerque. Out of them all, we liked Sandia Home Inspections the best. We saw really good reviews on many different websites about their services. Plus, we were super impressed by the sample inspection report. Other inspectors have reports that are unclear and confusing to someone that isn't a housing and trades expert. Sandia Homes reports were clean  and easy to read. They were one of the few that I could read that actually made sense. They have clear pictures and explinations.







Plus after the inspection Danny was available to answer any questions we had.

This was my first experience as a home-owner; my late husband always took care of the home-buying for us. I was surprised as to how thorough the inspection was, and that was good on my part. I don't have any negative comments about the inspection or the inspector. I am pleased with the inspector, the inspection and the report. I believe everything is recorded and I am glad that all is coming along good for me.

The inspector inspected the roof, the attic, the garage and the garage door and everything in the home, as well as outlets outside the house. He did a thorough inspection of all rooms within the home and pointed out the minor problems, i.e., leak in guest bathroom, and some windows being left unlocked (but he locked), etc.

I am very pleased with the inspector and inspection.

As a real estate agent I have dealt with just about every inspector in the area at some point or another. Home inspectors are not required to be licensed in New Mexico and it has led to many fly by night inspectors that do not know what they are doing and certainly are not worth the money they charge. I am thoroughly impressed with Chris and Danny at Sandia Home Inspections. They are both very professional in dealing with home owners, buyers and agents. In addition they are very knowledgeable about construction techniques and the inspection process in general. They were able to spot a very hard to find roof leak that was pooling in a wall void that no doubt would have caused major damage over time. No home is perfect, but you do want to know what condition it is in and what items to expect to have to replace in the near future so that you can make good decisions. This is what Sandia Home Inspections does and it gives great peace of mind when you are making the biggest purchase of your life! They are also very reasonably priced compared to other home inspectors in the Albuquerque are. Thank you to Sandia Home Inspections, I highly recommend that you consider them when you need a home inspection.
