Modulus Design is a complete Design/Build company. Modulus Design has a talented design team with years of experience producing complete construction documents and design details. Modulus designs with a program that provides complete 3D renderings, this tool creates a complete visual understanding of the project inside and out. With this tool and our comprehensive work model, Modulus Design will ensure the experience you have is fluid and positive. Modulus Design is a Licensed General Contractor (GB98) with project managers, superintendents, a field crew and shop crew. Cooperatively we have an extensive knowledge of varied building methodologies and materials. Modulus Design is experienced in LEED for homes and LEED for new construction. With our capacity to DESIGN. BUILD. FABRICATE all the elements of a project, clients have more opportunities for creative input and are more informed at every stage of the construction process. Modulus Design works hand in hand with professional licensed electrical, plumbing and mechanical contractors that share our philosophies and understand the high standards we strive to achieve. Modulus Design is an environmentally conscious company that produces all of its projects with sustainable accountability. We donate, reuse, re-purpose and recycle as much material from our projects as possible. Modulus Design utilizes US Green Build Council methodologies and green materials in the design process and during construction.

Modulus was excellent all the way from the design process to the completion of the remodel. His team was courteous, professional, and always responsive to our needs. Christian was on-site daily to make sure subcontractors were doing things correctly, any mistakes were promptly corrected. The quality of work was top of the line and attention to detail was constant. I would highly recommend using Modulus for any large remodeling project.

There was a toilet installed and the flange is too close to the wall. The subcontractor just put a double wax ring but it eventually leaked and the ceiling below had to be repaired. I finally pulled the toilet and order new mounts. We constantly have to "bomb" the room because of insects. One window leaks into the base of the wall and another is showing signs of doing the same. Modulus has never addressed any of the issues.

Modulus was a wonderful company to work with. When we began the process of meeting with contractors, we were expecting run of the mill. We did run into several of those companies before finding Modulus. We did not run into anyone from Modulus that we did not trust to complete the job correctly and to be in our home without us there. We love our house now, and many of the small touches that we enjoy the most were recommendations from Christian Harper, the head of the company. They were able to make all of our metal railings and wood vanities in house, which added an element not often seen in construction. Throughout the remodel, we had to make a huge number of decisions. Modulus was there for all of them, including taking us on tours of other construction sites they had completed and going to all of the stores with us.
We had several small fixes and adjustments after construction, which was to be expected with a remodel of our size, and Modulus has taken care of them without question. I would not hesitate to recommend them to anyone looking for a big job!

Christian and his team measured, photographed, and planned our remodel. They were friendly, courteous, and enthusiastic. The design team's tastes echoed our own, so that went well. Subcontractors were courteous and hard working and made repairs as needed.

Christian Harper met with us several times on site and at his offices, designed complete plans, Modulus design did all work using their staff and various sub contractors including wood floors, large windows, roofing (tongue and groove and metal), decking, stucco matching and repair.  Christian and his supervisor were extremely responsive, very communicative at all times and went above and beyond in every way.  The remodle was done in an efficient way with great attention to every detail.  We were completely satisfied and would absolutely use Modulus again and recommend for any size project.  We have used many other contractors and were extremely pleased with the professionalism, quality of workmanship and artistic quality of the work provided by Modulus.

     We added and addition and expanded our kitchen and replaced windows and roofing. It was a remodeling job of the most extreme. I have heard that remodeling can break up a marrige! What Modulus Design did for me was brilliant. They created a design that was not the "standard second story addition" it realy is a show piece in the neighborhood. We have people stopping and asking about it all the time.

     On the substance of the work I happily report that is was handeled very professionally. I understand that some of the work is subcontracted and therefore requires more oversight. Mr Harper was curtious and gracious with his time and making adjustments to the plan when needed or in the case of unforseen issue-common with remodeling. He did not charge for his additional time, nor did he ever seem to knocked off balance by any issues that popped up.

     Over all I remember the job as a well managed and happily recieved work, that is to-this-day a happy complement to my life

This report is divided into two sections - A and B. A - Specifically regarding the quality of construction and workmanship, it was good with two exceptions: 1) The light fixture that was moved may have a problem in that it intermittently is half as bright as the other fixture which is a matching unit. 2) The canales were not painted, they were left bare galvanized metal. B - There were some problems that need to be reported so that perhaps the owner/manager can take a look at his supervisory policies and procedures as follows: 1) No construction dumpster was ever provided, even though it was on the contract 2) Workers used our home trash dumpsters for some construction debris 3) My wife found beer cans in our home dumpster 4) Workers used homeowner wheel barrow for the entire construction even though they were only given permission to use it specifically one time because they didn't bring one with them. When the wheel barrow was moved behind a closed garden gate on following days, they went back behind the gate to retrieve the wheel barrow and use it. Subsequently, workers left the wheel barrow half full of stucco mix, and did not clean up the wheel barrow very well after they used it. Workers also used homeowner 6ft ladder one day. 5) The brick patio and some of the window screens were spotted with stucco and/or paint and the workers had to be called back to clean up. Clean up was not great but not totally bad either. 6) The billing invoices were rather unprofessional in design and content, making it rather difficult to follow what we had already paid for and what we had not. My wife had to call the company and go over the charges on the phone to get this squared away. 7) Company has not returned our original construction diagrams of the house before the porch addition, which they had requested to use, as of this writing. 8) My wife told me that the owner/manager offered to buy me beer or wine as compensation for my wheel barrow being used, which I found mildly offensive. Any one of the above would be ok but it seeme as if a pattern of incidents was established and continued. Don't want anything other than for the owner/manager to know the above.

"This is misrepresentation of Modulus Design as you can see by the other reports. Modulus provided design and construction documents for their residence as well as built the addition. We were originally hired to design & build an exercise room. We designed the project to their satisfaction and had it scheduled to be constructed however they changed their mind and decided to reduce the projects scope to just a covered patio. Modulus was very accommodating and redesigned and rescheduled the project. The portal was then constructed and was on time and on budget. We matched the painted stucco on the existing house with real stucco perfectly. We relaid brick into the old brick patio perfectly. We kept the job site clean and hauled away debris to the dumpster at our shop. Some small amounts of trash were put in their trash can. I chose not to put a dumpster in front of the house because there was not to be that much waste since the scope of the project was cut in half. I explained this to the wife at the beginning of the project. I was doing what I thought to be in their best interest because dumpsters are often abused by people especially around the holidays. It is much more work for me to have to haul debris away. The wheelbarrow incident that the husband speaks of was simply out of convenience because our shop is 20 minutes away and we asked if it was ok. We may have used it a total of an hour throughout the job. We own three. I did offer to buy him a bottle of wine or a six pack of his favorite beer because he was clearly upset about a lil' trash in his trash can and the use of his wheel barrow. I actually bought him a new wheelbarrow but he refused to take it. I also must say all of my interaction throughout the project was with his wife whom was fabulous and a pleasure to work with. She also seemed quite pleased with how things were going. I never spoke with him. We put drop cloths down during stucco and paint. We came back and scrubbed the brick when we were asked to and cleaned up our spots as well as great deal of existing. As for the light fixture issue, I found out about it right here on Angie's List and emailed him two weeks ago asking when we could come check it out. Probably the light bulb. I expect a punch list/to do list at the end of every job which I happily come out and take care of. We are very professional, kind and communicative. We have years of experience doing this work. We have had good clients and bad clients. I treat them both with respect and professionalism and try to maintain a positive approach at all times. It went well. There was some changing I realized we needed after the original plan & Mr. Harper handled it all. I was able to choose the tile & fixtures & he helped steer me toward the better choices. Also Modulus Design uses green building standards & recycled the waste from the demolition. I am very satisfied.

I will say they were very professional, courteous and quite responsive as to the questions I had for them, both before and after they finished. It is really hard to give a price for what they did completely because they specialized on many items I had. They always came on time to do the job.
