CONCEPT ONE HOME INSPECTIONS & WARRANTIES

The inspector called me 15 minutes before the appointment time to say he might be a few minutes late, but he arrived on time. He was thorough and professional. An inspection normally takes about 3-1/2 hours, but my inspection took almost 5 hours because he found a number of issues and checked each of them out in detail.  The company also provides home warranties. The inspection report detailed clearly which issues needed to be fixed to be warrantable, which were structural, and which were maintenance that needed to be performed. Both the report and the warranty are easy to understand. They emailed me a copy of the warranty prior to the inspection, so I could evaluate it before booking the inspection. Since the home seller is providing the warranty and it will only go into effect after closing, I cannot a**** how they perform as a home warranty company.

  A pre-listing Home Warranty Inspection was done, and the issues cited were repaired.  When an offer was made, the buyer had a different company perform a full home inspection 6 weeks later.  Many more issues turned up to have been cited, issues that could have, and should have been picked up at the first inspection.  Furthermore, the radon testing equipment did not accurately record the dates of the testing, thus making it difficult to trust the readings, The correct radon testing protocol was not followed initially, and the test had to be re-done.  This cost time we did not have.  in general.  We felt that the entire range of inspection services performed by Concept One were substandard, and I would never recommend them to anyone!
