We just finished a year of home warranty with Lance Ellis, the president of Buyers Certification Policy. It was an awful experience. 1.) Lance and his team performed a very poor inspection of our property. Here is a list of the big things that they missed: - Broken hood downdraft vent - Broken heating element in oven - Malfunctioning burner on cook top - Door lock broken on sliding glass door They did however find a GFCI that supposedly wasn't working that I have still not been able to locate. 2.) He and his team were very unprofessional - Did not return phone calls - Did not return texts (when I was told to use texts) - Rude and misogynistic attitude 3.) Use questionable service providers - Judging by the people that he sent out initially, the service providers probably cost Lance less than the $63 mandatory service fee (similar to a deductible) the home owner is required to pay. 4.) He includes the $63 service fee in the coverage limit for each system and appliance. - For example, on an appliance that has a $500 coverage limit, the parts and labor to repair is $600. You pay the $63 service fee. BCP will write you a check in the amount of $437 only. - This is not detailed anywhere in the contract. I called AmeriSpec Inspection Services to complain, as Buyers Certification Policy is supposedly a franchisee of theirs. They told me that Lance has his own business, is not really associated with them, and does his own thing. I asked why he was able to use their name on everything he does, they did not have an answer for this. They did not care that he was providing a poor product and service. Overall, this is a very small and very poorly run company that appears to operate falsely under that name of Amerispec Inspection Services. I highly recommend that you find another home warranty company.

I really like my inspector. I think his name is Adrian ( may spell it wrong) 
The inspector was on time and very professional. He has a lot of experience with home and safety and more importantly he was very patient for all my questions. We had multiple inspection going on. So I'm not tagging along with him all the time. He would come and fetch me when he discovered new stuff in the house. The report turned out to be rich in details. I will use them again.

Lance goes above and beyond to make sure that all my clients know if there are any concerns or issues with the home they are purchasing and points out what to maintain and what to keep in mind once they move in. His expertise shows and makes the buyers feel at ease. He is a 'people person' and cares about his work. I'd recommend him to any realtor and home buyer that needs a Full Home Inspection.

Lance and one of his employers met me and my realtor at the home I was looking at buying.  They completed a home inspection.  I appreciated that they took there time and explained pertinent information.  Lance pointed out the areas of concern and his employee did the same with one of my friends that was present for the inspection.  Lance was patient and detailed in his recommendations and assured me that areas that needed to be repaired would be in the report.  I was concerned due to indoor staining from a roof leak when I had looked at the house with my realtor.  Lance put those fears to rest.  The repairs were completed and prior to going to the closing, Lance met me and my realtor at the home I was going to purchase.  I wanted to know that the repairs had been completed correctly and my realtor asked Lance to come back out to the home. He met us and did the inspection of the roof repairs and all the other items on the list of repairs.  Lance was thorough and pleasant in his inspection.  I felt comfortable with Lance and was able to ask questions and get the assurance I needed to move forward on the closing of the home.



One of my concerns with this home was that many of the items were original to a home that was almost 20 years old.  I called Lance a week after moving in to let him know that the garage door sensor was malfunctioning.  I let him know that I preferred to replace the garage door opener and get the garage door tuned up.  Lance provided a licensed, independent contractor that came out the next day and accomplished the services I requested.   I paid for the installation of a new opener, belt driven and the Steve adjusted the door.  Steve installed a door key pad, the opener, two new sensors and the 2 remotes.  He showed me how to use the new product and provided additional information on how to keep the door quiet when it opens.  Steve provided a good service due to his relationship with Lance.  Lance handled my account professionally and made sure that I was satisfied with the garage door opener.  I appreciate that Lance returned my call personally and that we worked out a solution to my issue that resulted in a good product at a very reasonable cost.  I saved approximately a $100.00 on the service for my garage door in comparisons that I had researched prior to calling Lance.



 As a male, I do have some knowledge about the maintenance of a home.  However, Lance was key in making me feel that the home I was buying was a good purchase.  He provided the professional experience that I needed to move forward with the purchase of this home.  I don't expect to use the home warranty service all that much this year, but I am confident that if I need anything covered under that warranty Lance will assist me in resolving the issue.  I am satisfied with this service and highly recommend this home inspection service to my friends and family.

The experience was excellent from start to finish. The inspector, Lance Ellis, arrived early and immediately began to evaluate the property. He examined all areas of the house, from the foundation to the roof, including the electrical systems, appliances, windows and plumbing. As he looked at each area, he explained the process and his findings in a clear, concise and thorough manner. He was very patient, taking the time to answer each question and making sure that the explanation made sense.
The entire inspection took about two hours, further testament to the comprehensive nature of AmeriSpec's service. Mr. Ellis turned what could easily be a daunting and overwhelming task into a reassuring, enjoyable experience for all involved.

Lance Ellis was the inspector of our property. He arrived on time as scheduled. We were the buyers and were able to get all of our questions answered as Lance is very knowledgeable and informative. He was friendly, honest and was willing to explain everything in detail as needed and was very thorough. We have lived here almost 3 years now. Lance pointed out a problem with several plugs that had electrical issues throughout the house. We were able to save thousands of dollars as we addressed the problems with the realtor and had the seller fix them before the sale was complete. We were also happy that the inspection was completed in a timely fashion both at the property as well as the submission of the final report. He was a pleasure to do business with and we were very happy with his service and professionalism.

Very unprofessional. The buyer was under a tight time constraint and choose this company cause they could meet her schedule. As the seller, I was paying, but wasn'tinformed till late the afternoon the day before that they needed payment in advance. As I did not get contact info till after business hours, I emailed them back and told them I would call the next morning before noon with my credit card info (inspection scheduled for 1:30PM). I guess they expected me to send my credit card info over unencrypted Email cause when I checked my email the next morning there was an email saying the inspection was cancelled for lack of payment, which got the buyer upset as they were taking time off work to attend the inspection. I called, gave the credit card info, and learned the inspection wasn't cancelled afterall. So why upset my buyer in the first place??
The inspection report was half disclaimers about what they didn't inspect. I was told the water heater anf furnace couldn't be connected because of service disconnect. My realtor was ready to hire a plumber for me to do the reconnect. I had to halt her and say "what disconnect? I was unaware of any such thing." I did turn down the water heater when I was there a month ago, but it was working fine. I also turned off the pilot on the heater since winter was over. How could someone who is about to make a judgment on the suitability of these systems be unable to cope with these items. Well, I needed one more trip anyways, so I rescheduled it for two days later, and sure enough, that's all that was needed. They also didn't inspect any part of the cooler because it was still winterized. Its still possible to determine if the pump, motor and water lines are fine, in fairly short order with a winterized cooler. Didn't bother to do so.;

The house is only 3 years old so I was not expecting major defects and none was found. Lance is very personable and is a great resource for services in the Albuquerque area, but the inspection probably would have been more organized, efficient and taken less time if there was less chatting and distraction. He should have found the leaky toilet, an interior door which did not close properly and he did not catch that the patio door was installed incorrectly. His knowledge and explanations were valuable to a house novice like myself.
