Luciano has a great personality as well as a great knowledge of expertise. He was extremely patient when answering my questions and takes the time to walk you through a detailed response. While I’ve never had a home inspection before, I believe they all should go as smoothly as the home inspection with Luciano. Communication and setting up the appointement were a breeze. Luciano was very professional and attentive. He returned all phone calls quickly, was punctual and thorough in his work. The inspection took a couple of hours and he educated us about the home each step of the inspection. He was very knowledgeable with all the systems of a home from the electrical and heating to the foundations and roof. Our report was delivered that night with detailed descriptions, photos and appropriate recommendations for all inspected items of the house. A month later, when we needed a letter clarification from one of the items in the report, he quickly jumped on it with no hesitation and turned around a letter for us the same day.

Luciano's home inspection was extremely detailed. He is clearly well-researched and experienced in his area of expertise. Within hours of when the inspection was finished, Luciano emailed me a detailed report, complete with pictures of items that needed repair. This was extremely helpful to me, a single woman who has absolutely no knowledge of electric/HVAC. Now, I know what different pieces and parts are called....which is great knowledge to carry with me into homeownership.

When the inspector that was recommended to us couldn't schedule something within out time frame they recommended Luciano. He performed a thorough inspection of our home over ~ 4 hours. Not only did he do a great job explaining everything that he was examining, he also spent a significant amount of time educating us on the heating system and furnance (gas furnance that services a steam heat system) and how to properly maintain them. In addition, he did a great job outside pointing out areas where the grading was not sufficient to lead water away from the house. We had our parents and our realtor present and he happily answered questions from everyone. We received the report promptly and were very pleased with the pictures and the amount of detail that were included. Afterwards we moved into the home we had some follow-up questions and not only did he respond prompty to our email, he also send us the item #s from both Lowe's and Home Depot so we knew exactly how to address our issues. We will definitely use him in the future if we ever make another home purchase.

Do not go with the inspector that realtor recommends. If you have a friend or a family member ( asks a lot of questions) that is neutral be present while the inspection is being done is good idea. Take a really good look at any house you are looking to buy.

Even on the phone I could tell that this is the inspector I wanted to hire. Once we scheduled the inspection, Luciano Marquez arrived on site early and performed the outside inspection. Once inside the house, he checked everything I could and could not think of and found all the problems. He explained all the issues during the inspection, took pictures, and sent out a detailed report the very next day. When I had questions later, Luciano was available to me both over the phone and over the email. As a result, the seller was able to go through the list and address almost everything.
