the rotting condition of much of the wood on the exterior of our house.
The wood lined the porch, window frames, fascia, and two main front bay
windows. The rest of the house has a stucco exterior. We were afraid
that the rotting wood might spread, though the damage was only
external. The area around the main front bay windows was to be covered
with vinyl siding and aluminum capping would cover all window frames and
fascia.
(1) I received assurance that they would remove and gut all rotting wood before installing the siding and capping.
(2) They also agreed that, after gutting the areas of rotting wood that,
they would actually fill in and replace each complete area of rotting
wood with new wood. For example, if an area was 2 by 2 feet of rotting
wood, they would not merely nail a thin strip of wood that is 2 feet by a
few inches, just to have something to nail the capping or siding to,
but fill in the complete 2 by 2 feet area with new wood. I don't want
the vinyl and capped areas to sag in the future due to the hollow spaces
underneath.
The problem came with the actual workers arrived. The worker who
supervised the actual work quickly contradicted what the sales person
& project manager had agreed upon.
(1) First, he said that they cannot completely fill in the areas of
rotted wood that had been removed or gutted, but will only nail a strip
or small block of wood big enough to have something for the vinyl &
capping to nail to. I conceded to their demands after complaining to
the project manager who denied his earlier promise.
(2) I insisted that they should at least stick to my agreement for them
to remove all rotting wood in the areas under which vinyl siding &
aluminum siding was to be installed. The supervisor agreed after
getting permission from the project manager.
(3) Later, I caught them installing sections of siding and capping over
rotting wood. They suddenly claimed that they never agreed to replace
all rotting woods at the areas where the capping & vinyl siding was
to be installed and insisted that they only agreed to remove rotting
wood directly over areas were nailing was required to attach the siding
and capping. I conceded to their demands again after calling the
project manager who denied the modified promise from (2).
(4) Later, I caught them nailing and attaching siding and capping
directly over rotting wood, without removing the rotting wood. The
supervisor again complained and said they don't really have to remove
any rotting wood because they just need long enough nails and that no
rotting wood can ever spread to other surrounding wood and basically no
wood replacement at all was even required. I complained loudly to this
and called up the project manager. The project manager said that they
should at least replace the rotting wood in areas where the main
connectors were being installed, but that replacement wood sections, for
the purpose of having something to nail the capping to, was not even
necessary. I mindlessly conceded to this as well.
(5)Next, I saw the main connectors being nailed to rotting wood. I was
visibly frustrated and upset and walked up to the rotting wood mush and
scoped it out with little or no resistance with my pinky!!! The workers
gave me dubious looks of guilt as the supervisor finally fixed what I
pointed out. As I watched, they got very little work done. I finally
had to leave for lunch & some errands and when I came back they got
too much work done too fast, as if they were trying to hide and finish
their shoddy work before I arrived. I am no expert so I sadly accepted
this with doubts.
(6)Next, I saw odd inconsistencies in how they installed the capping. I
understand that you are not supposed to put too many nails when doing
capping and gluing on the capping does not have to be complete, but it
should at least be done in a balanced way. I would see four nails on
one side of a window frame but only one nail on the right side. I would
see the northwest and southeast of the capping of a window glued or
just the left side of a window glued. I saw them remove wood around a
window but not replace it such that the capping visibly dangled or
drooped beneath the window. Very shoddy work. The supervisor fixed
some of the things that I pointed out but I was alarmed. I should not
be the one responsible to point out numerous imperfections or simply
unfinished work! That was the supervisor's job to do this and prevent it
from happening. Of course, this would imply that he had inexperienced
workers and he would be forced to supervise thoroughly. But he could
not, because he was working under the gun to meet the deadline and had
no time for any noticeable supervision.
(7)They insisted that there is no bottom guard for where the vinyl
siding of the bay windows meets the ground. Most of the rotting wood
was not replaced. Therefore, all manner of insects or even mice sized
critters could climb into the siding and wreak havoc with the Styrofoam
under each vinyl strip, the gaps between the wood and the Styrofoam, and
the rotting wood beneath. I don't even know if some squirrels have
made a home between the gaps between the siding and the voids where
rotting wood was removed but not replaced!
(8)On the sides and rear of the home, all the capping got loose and
gradually flapped in the wind like flags and eventually ripped off on
their own. We had to hire someone to install new capping and add more
nails and glue the capping on the windows and fascia to eliminate all
the other loose areas and prevent them from flying off. They pointed
out that not enough nails were there to firmly secure the capping and
that more glue was also needed. Also, the nails were not long enough.
Finally, they recommended that the rotting wood should have been
completely replaced with strong new wood. The areas where capping
ripped off were either from areas that was mysteriously lacking in nails
or where it was nailed directly to deep rotting wood that was never
removed!
(9)I was so upset that I did not want to even use the installation warranty because I do not trust the workers to do a good job.
(9)I neever provided references or online testimonial for them as they had previously requested.
(10) Even if you give the benefit of the doubt that I may have been
mistaken on what was agreed or not, the bottom line is that after a few
months, all the capping done in the rear and side of the house was
ripping off withing two months and eventually blew off or was hanging on
for dear life after just over seven months! My confidence in
contractors has taken a big hit. In fact, I don't really believe any
other contractor would do a good job. Finding a reliable and honest
contractor is a matter of fate. Its gonna happen or not and no amount
of research can assure that you will luck out with a good one!!!
