This is the second time within a year that I have used Mike Sposato of Sposato’s Chimney and Masonry Contractors. Both times the service has been excellent. This time I had a basement with an inch or more of standing water. For years my basement seemed to stay reasonably dry with a system of channels to direct water around the basement to a floor drain that I believe was tied to the outside rain gutter drain. Over the past few years, this system had slowed down, and then completely collapsed this spring during all the snow and rain. Additionally, I believe the water table on my property rose for some unknown reason. Mike came on Saturday, April 21st. Immediately, he said, “This is an emergency. You need a sump pump. I will come Monday at 8 am and install the pump. Once the basement dries out, we will see what else may needs to be done.” On Monday, April 23, his workers were here at 8:15, and Mike came by two times to review their work and give instructions, in addition to staying in phone contact with his team. By 5:30, the basement had been pumped out, the new pump was installed, and the basement was on its way to drying up. There has been remarkable improvement. The sump pump installation was $2,500. I also reviewed with Mike ways to correct some preventable leaks around the foundation, the windows and the Bilco doors. The proposal for this work is for an additional $1,000. Meanwhile, I am watching for other leaks that might need repair, and installing, upon Mike’s recommendation, a dehumidifier to take care of the basement humidity. These are modest corrections that do not cause a big disruption of my household. I am very appreciative of this conservative approach that Mike has taken, not to mention the fast service, which I am certain was not easy for him to provide since he is currently very busy. The contrast between his service and the proposal I received from a large multi-state basement water proofing company is unbelievably dramatic. For 7 times the total for the sump pump, exterior foundation work and humidifier, they were offering to do the work in July! Both times that Mike has done work for me, he has impressed me with his knowledge and honesty and his commitment to do the right thing for the customer as opposed to selling an unnecessarily expensive job.

We needed to fix our back ground-level bluestone patio that had caved in slightly. Mike's crew did an excellent job of repairing and leveling it out, and then power washing it. A minor error was made, but Mike came out and quickly compensated for it and did an additional repair on the front steps for us at no charge. The patio looks great now! Thanks Mike!

This review is a follow-up to my review of 8/3/16 in which I stated that it took 3 weeks for Sposato to return and complete faulty cement joints in front steps which were totally replaced; this follow-up work took just 2 hours. Sposato did comment on my review and mentioned he felt bad for any inconvenience. To show his sincerity, Sposato returned (unannounced) and completed repairs on belgian block curbing and brick pillars -- work that I had not requested -- and Sposato completed this work without any charge! That extra effort was surely appreciated.

Mike, the owner, came immediately after I called. He took measurements and pictures for the step projects and sent a drone up to look at my chimney and take pictures. He used this to determine that the chimney could be repaired and did not need rebuilding. Other contractors neither climbed up on the roof or used a drone, but based their estimate on what could be seen from the ground. The estimate was considerably lower than the other contractors. I was impressed with Mike's professionalism and enthusiasm for his work, so I went with him. He and his crew did an excellent job. He came well within the time frame that he said he would come, and was able to do most of the work in one day with a smaller part of his crew coming the second day. He even re-cemented a couple of flagstones on another set of steps without any additional charge. He also seeded the grass around the new concrete steps. I did not expect this repair to the landscaping. I am very pleased with the work that was done.

Mike did a fantastic job on our home. We required a new cap and crown on the exterior of our chimney and wanted to remove a portion of the interior fireplace. Mike was able to use the existing brick, color match the mortar, and level off the face perfectly. The results were exactly what we hoped for. He started the job exactly when he said he would and wrapped up quickly and cleanly. The bluestone walkway also looks great. Would highly recommend!

Michael and his crew did a great job. Michael was able to work me into his bust work load. His guys did a very thorough job removing aging and softened mortar and replacing it. Now my steps look like new and the joints are protected for the upcoming winter.

Michael took photos of both chimney's. From the photo, it was obvious that they both needed work done*. The estimate was reasonable, workers did NOT leave a mess. He also told me that I should have a chimney sweep do some work on the inside of my fireplace. *(See photo of the 2nd chimney before repair.) He also reinforced the railing on my front porch - for no additional charge. :)

Excellent response and quality work. I had a few other estimates from others that did not address the real issues. Mike took pictures of everything and showed them to me and explained all of the things that were going to be repaired. I will be hiring Sposato's again for some inside work I need done on a fireplace.

"You were happy at the time and paid us in full. Then a week later you decided you did not like the way the mortar joints came out. We were on another job by that time working until it got dark every night. I was not aware and still do not understand how tuck pointing a couple of mortar joints on the platform of your front steps can hold up other projects you had to do on your house. If I did I would have came by my self to do the repairs if I had to. When we did come back we repointed all the mortar joints on your front steps which was not included in our original quote. We also repaired some lose Belgium around your driveway, tuck pointed damaged mortar joints on both columns on your driveway and waterproofed them to stop any further water damage at no extra cost to try and make up for the inconvenience. Most people reading this who have had nightmares with contractors would say you should be happy we even came back because majority of contractors now a days wouldn't especially after getting paid in full. Then on top of it we did additional work at no extra cost. I'm sorry for any inconvenience we might have caused you. We're a small business and I did my best to resolve the issue and make up for it as well. I will strive to better my self and company as much as possible and value your feedback."

Everyone involved was very friendly and professional.  Mike responded quickly with estimate and happily answered all questions I had before and during service.  Work was done on schedule and workers prevented damage to shrubs, etc. and cleaned up well afterwards.  Originally estimated that the work would take 5 days but only took 3, so price was probably on the high side.  But Mike included free of additional charge the  re-cementing of loose porch stone slabs noticed by worker.  Overall a hassle-free experience unlike some I've had in the past.

Mike Sposato and crew were friendly, professional and easy to work with. He was very concerned about matching the bricks and morter on my 66 year old chimney and did a great job doing so. They were careful not to damage the roof and even the shrubs where they had to put ladders. This was a 2-day job done by a crew that knew what they were doing. Other contractors told me it would be a week. Mike gave me an estimate a few months earlier and when I called to proceed, they came and started the very next day. When I requested insurance certificates, they were provided within an hour. It's very refreshing in this day and age to deal with such a professional and reliable contractor. I would recommend them and use them again.

We picked Sposato back in 2010 based on the reviews he received here, and he was very nice and professional when we met him. We have a slope up to our house, and the previous steps had started sinking and pavers were getting loose. He assured me that he would do it right - compact the soil completely and install the steps so that they would not buckle or move. He also verbally assured me that while he gives a 2 year warranty in writing, if anything ever happened he'd provide labor for free to fix it, as long as we paid for any new materials. This was his testament to standing by the quality of work he claims Sposato performs.
Three years later, and the steps are totally buckling and falling apart. The paver stones used as steps came so completely loose that our mailman refused to deliver mail to our house anymore, saying it was a safety hazard. We had to call him REPEATEDLY for months before someone would call us back and come out to take a look. They tried to tell us they hadn't even made those stairs (even though we have a receipt!!), but as a FAVOR, they would reglue the paver. It literally looks like they used superglue or its equivalent.
Now, 2014, and the stairs continue to buckle and slope and become even more unsafe. At this point Mike is telling me he never said he would fix things for free, and now of course I know better than to believe a verbal statement like that anymore. I now, after 4 years, have to have the steps completely removed and reset.
This is a warning to the rest of you: If you ever have problems in the future, or if Mike tries to tell you he will always gladly fix anything that is wrong as a result of his workmanship, do not believe him. And I welcome anyone to come drive by our house and take a look at our steps (or I'm happy to provide pictures!). As I told Mike, anyone who comes to our house says and quot;Who did your steps and walkway? Because I want to make sure I NEVER use themand quot;. I can only guess that the positive reviews he has on here were for easy jobs that didnt require as much care and skill as ours did (with the slope issue), because I would NEVER recommend Sposato.

"I'm sorry you feel that way. Your work was completed in 2009. We installed a paver walkway and repaired your front steps which you are having issues with again. At the time your existing steps were made out of a dry laid retaining wall system and was sloping, and you claimed it was doing it again. We took apart the steps, added additional gravel, compacted firmly and relaid the wall blocks over the stones base and glued the tops on with a landscape adhesive as instructed by manufacture. The system you have in place is not a good one for your situation with such a heavy sloped properly which we did not originally put in place but just preformed a repair on using the same blocks. I don't know why you would think we would guarantee a repair job for life when it's not even our original work. I might have told you that even if the work is out of warranty I would work with you, which I did. Last year we went back after the work we originally preformed was 4 years old and out of warranty. We preformed the repairs you asked for and didn't ask for a dollar in return, not even for material which you claim was our agreement. Also why is this your first review if you found us on Angie's list 5 years ago? This should be your 3rd update. Word of advice if you want a permanent solution that your not going to have to have maintenance done on every couple of years get ready to spend around 20 to 30k and get an engineer out there. He will evaluate your property and probably draw you up plans to rebuild the steps with solid masonry material mortared in place with footings 3 feet deep below frost line avoiding movement. The system you have in place right now is dry laid supported by a gravel base. With the frost heave and erosion when the gravel moves everything goes with it and that's why every couple of years repairs will have to be made on it."
