I met Oswaldo (of Dominguez Construction) a few years back because he had done work on my neighbors's bathroom upstairs that caused a leak to my apt. He had to open up my wall and repair and patch. And i thought he did an excellent job to patch and repaint to the point that one could not even tell that work had benn done. Fast forward 2 years and it was time to redo my apt. I was a renter in a building that turned condo back in 2006. Problem is that it was all old stuff. Dirty carpets, formica countertops and cracks along many parts of wall and ceiling. Needed some serious work. I considered a number of places but Oswaldo seemed down to earth, and trustworthy. He gave me a good price and we were able to negotiate on a few things. He was very descriptive to each detail of work that was to be done and priced each part indivudally. This is really my first time doing major renovation so I thought an itemized price list was the norm. After speaking to a few friends, they informed me that the details that were provided far exceed what other contractor's would provide. So I made the first of 5 payments and embarked on a 5 week adventure. Major hassle for me and wife and dogs because we basically had to move into the small BR while work was being done to LR and Master BR. Then 2 weeks later moved in LR/Master while they worked on hallway, Small BR and Kitchen. It was tough but they accomodated it and made sure to put barriers and shield us as best as possible. They work quickly as 4 men worked around the apt the first 3 weeks. The 4 men died down to 2 and then sometimes there was only 1. But someone showed up every single day of the 5 weeks which was Mon through Sat. They were always there at 8am and left at 6:30pm. The workers were punctual and had good work ethics. My wife and i left the apt unattended with our dogs there for most of the job and I have to say that trust was not an issue. Timing was originally set for 4 weeks but lasted an extra 4-5 days. Not bad at all. I only went over budget by about $1000. Oswaldo was really good at throwing in a few extras like installing things including air vents and a toilet in the bathroom. My biggest advice is this. Make sure to completely go over each and every line item to make sure you are getting what you want and set those expectations up front. Prices usually do not come down because one of the items was crossed off during the course of the construction. Instead it will likely be replaced with another service that you will surely need. Then there will be things that will seem reasonable when signing the contract but will take very minimal effort and seem overpriced upon completion. That will be another leverage to get some extras. Another advice is that the items that Oswaldo would sub-contract out like HVAC should just be done seperately and on your own. Let them take care of the stuff that they are experts in. In the end, I was very satisfied with all the pricing for all the work that was done. I thought I got quite the deal. My overall experience was much better than I could have anticipated. Oswaldo was easy to get a hold off and quick to answer the phone or return calls. His brother Milton was very hands on and would be a major part of the job. One of the workers, Stewart was always there, every day, every morning and a pleasant to work with. He is very reasonable and fair with everything. Ironically, there was an accident where a pipe was damaged and leaked into my neighbor downstairs. Oswaldo was very accomodating to fix whatever needed to be fix in my neighbor's apt. Full circle and maybe my downstairs neighbor will be a future client. I highly recommend Oswaldo (Dominguez Construction) for any kind of work. I understand that he has the ability to do even bigger jobs and basically can build a place from end to end.
