House was supported, dirt was excavated and walls were removed, with a few delays due to rain and snow. Only AFTER having the walls removed were we told that they cannot build the new walls until it gets warmer because it was too cold in the winter to pour concrete. Did the not realize that Nov- Feb are winter months and it gets cold then? They installed temporary plywood walls and wrapped the exposed basement in plastic sheeting. Basement stayed like this until mid March when they finally came back to work. Unfortunately during this time I lost my hot water heater and furnace and several pimple froze and burst. Temps in my basement were at freezing temps because it was basically exposed to the outside weather. Plywood and plastic doesn't keep the freezing temps out.
In April a new footing was poured and the wall went up. Amazingly, the walls only took about a week to build! Here's the positive part- I believe the walls are very well built. They are also painted on the outside with some kind of waterproofing stuff and then wrapped with heavy duty plastic waterproofing. they'll last forever.
The bad part is that I'm now constantly getting water in my basement which I never had before the new walls went it.It looks like the water is coming up from under the new footing and pouring onto my basement floor. I contacted the company and was told that this is not their responsibility. I needed a drainage system to funnel the water to the sump pump (which is new with a battery back up). I was told that they don't do that work and now I needed to dig up my basement floor to do it! I had NO WALLS for 3 months and now that it's done I find out that I need drains under the footing!
I'm finally reviewing this company because I'm completely fed up. Water comes into my basement every time it rains. the new carpeting I've installed is getting soaked and the walls are also absorbing the moisture. Luckily I kept some money from the final payment to deal with any issues that might come up but I've used most of it repairing the sprinkler system (mutually agreed upon by us and company), replacing the electric meter and installing the electric panel that they left dangling by electrical cables. My basement wouldn't pass final inspection until that was done. Now I need a waterproofer to do something to I keep the water out.
I realize that a couple of the delays were due to our changes- postponing the job until the end of the summer and also adding a reinforced steel beam in the basement while everything was exposed- but this whole process took over a year to complete and my basement is constantly wet. I'm completely fed up!
"[Member Name Removed] rebuttal Johnson Kelly Inc. would like to apologize to the [Member Name Removed] family for any inconvenience and/or bad feelings that the [Member Name Removed] family may be going through. That being said the following is an accurate account of the events that took place with regards to their foundation replacement project. In the review they did indicate that once work had commenced and after the foundation walls were removed that a Johnson Kelly Inc. representative told them that we could not build the new foundation walls until the weather was warmer. This is not what happened. It was only after the foundation walls were removed and the entire footing was excavated that unforeseen damage to the footing was revealed. Unfortunately the footing could not be inspected prior to this due to the fact that it was at a depth of 8 foot below grade. The [Removed Member Name] were told that the footing may be in need of replacement from the beginning. It was our hope that this extra footing work was not necessary so they wouldn't have to incur substantial additional cost as well as delays to the building process. There were no indications that the footing would need replacement as there was no sinking or shifting of the foundation wall at its base therefore this was a situation that required further inspection after the excavation and demolition of the existing foundation. This was explained in the beginning. Unfortunately once the foundation wall was excavated and demolished and once the footing was exposed it was determined by our engineer that the footing was in need of extensive repair. This possibility was discussed with the homeowner prior to commencing with our work. The homeowners did agree at that time to commence with the work anyway. At that point a new portion of engineering was necessary and was acquired by us. Unfortunately by that time the temperatures were too low to perform these operations. This was the cause of the delay over the winter. These footing upgrades and repairs were needed in our opinion and the opinion of our engineer in order for Johnson Kelly to perform this job to the best of our ability. In the [Member Name Removed] review they indicated that we were the cause of their hot water heater and furnace to fail. These elements were also discussed prior to the commencement of work. They were showed evidence that there machinery was on it's last legs and may not survive this process. They had water corrosion and Rusty connections everywhere. The electric and the plumbing were in complete shambles. The electric connections were all poorly installed and the plumbing connections showed signs of leakage, rust, etc. As soon as the new portion of engineering was passed by the Township and the weather was warm enough we proceeded to wrap this job up to the best of our ability. The [Removed Member Name] did indicate that our work was in top-notch condition and in the end would last a lifetime. The [Removed Member Name] indicated in their review that they have water infiltration. They were informed from The beginning that they may need proper drainage installed at the interior slab of the basement. This is completely separated from the foundation work that we did do and did not have anything to do with our plan/contract. We indicated that we are not waterproofing experts and do not perform that operation. In the end they did receive the proper foundation replacement and our work will last a lifetime. Many of the items outlined in their review were items that were due to faulty mechanical elements and situations out of our control. We as a company did deal with these problems properly."
excellent workmanship, kept informed as to progress, care taken to property, arrived on time daily, great cleanup, would not of know they were here after job complete.. complements to staff.. would recommend.
