We found a second home in December and obviously booked Joe again. This house was in much better shape, but Joe identified problems that I couldn't imagine another inspector would have found. And when he wanted to examine a part of our roof that was too steep to walk, Joe found his way to the steeple of the church at the end of the street, and he took another look with a set of binoculars. Anyhow, the sellers of this agreed to make the requested repairs, and their contractor remarked about how thorough Joe must have been to have identified some structural problems underneath the porch. When we talked to the sellers in person, they joked about the graphic novel Joe provided of their home (note: Joe emails you the report after 3 or 4 days; he also emails you the radon results, which come from the lab a few days after that).
In addition to a very thorough report, Joe also provides you with a home inspection binder that has some great information about houses, generally, and how to maintain all of the appliances and keep the structure in good condition. It's great reference material for anyone, especially new owners.
I hope not to need another home inspection for a very long time, but should the situation arise, I'll be calling Joe. I will also recommend him thoroughly to anyone seeking a home inspection recommendation.
Joseph was very patient and willing to explain all of the issues thank came up during the inspection.
Joe walked me through over 4 hours of thorough inspection, explaining what he was seeing every step of the way. His engineering background shows as he knows exactly what to look for and point out. He found many issues, some larger and some small as is to be expected. By the end, we felt confident that we knew what we were getting into.
Quality: Joe takes his time and is very methodical; outside of the house, then top down from the roof to the attic and then through the house. He covers every nook and cranny, and documents meticulously.
Report: An amazing 60+ page report, complete with all the details and photos, as well as a summary at the end. This was very useful in negotiations.
Timeliness: Joe showed up on time and came on short notice so we were very grateful. The report took a little longer to get back then we would have liked as the Attorney Review clock is ticking, but Joe got it done and it was well worth it.
Other notes: We had a contractor come in to estimate costs of repair on some of the issues Joe uncovered, so we had sent him the report beforehand. He told us 99% of the home inspectors he comes across don't know what they're doing, but Joe is by far the best he's seen. The GC said the report showed him exactly what he needed to see and got all the spots he would've checked, and it was clear that Joe had a background beyond just inspections
Also, Joe recommended some companies to do repairs, and after vetting a few we went with them and they were worth it as well; good prices, quality work and very accommodating.
Conclusion: Don't hesitate, book Joe for your inspection.
Great! Joe showed up on time and ready to go. He was very meticulous in his examination of the house. He also took the time to explain things to me as we were going along. His report was extremely thorough, with photos and details, ending in a summary 'punch list' that we found very useful.
It is refreshing to deal with an honest person. He is extremely knowledgeable and doesn't mind sharing the information even with and quot;a womanand quot; Great experience. I intend to use him to inspect my next home purchase......No baloney...no double talk...so glad to have had him on my side....
Update: I just received the printed report. Extremely detailed and helpful. 76 pages long and very little of that is filler. I am even more impressed.
I spent 3-1/2 hours on the complete inspection and I couldn't be happier. He pointed out small issues as we walked around all sides of the house, the lawn, and every room. He even told me that he didn't see any indication of mold that would necessitate testing so he wouldn't charge me for that portion for just looking around. In looking at the attic crawlspace, he encouraged me to climb up the ladder, gave me his flashlight and told me to take a look to see what it looked like. We couldn't be happier with the quality of work. While we hope we never have to move, we're thrilled with his work and would recommend him to anyone.
