asy to work with.  He at property before we arrived and just starting his inspection.  We walked with him & he commented on what he was observing.  We ran into outside HVAC equipment that he was hard-pressed to evaluate accurately and he suggested we should get a HVAC "guy to evaluate more accurately.  He did not go up on the roof, making his comments based on what he could see (with some device) from the ground.  Felt the roof should be evaluated by a roofer.  And the chimneys (noted some indications of problems he could not evaluate well) shoud be evaluated by a chimney guy.  Consequently never observed the state of a unobservable(from ground) roof that turned out to be a real problem.  He did spend several hurs here during which he had a pest guy and a pool guy (that was my added expense...and it was expensive) check those areas of possible concern while he continued to walk thru the home noting normal inspection items.  All in all I felt (having purchased & sold some 12-13 residences) that he was not much more sophisticated than I and, in many instances, not as well-informed as my son-in-law who is in insurance and has some experience in evaluating buildings.  All in all probably best in the less unique homes and  helpful to first time buyers.

"[member name removed], I’m sorry that you are not completely satisfied with the inspection I performed on your new home last July. I wish you had contacted me immediately since I work hard to have satisfied clients and a conversation may have helped you better understand the details in my report. A home inspection is a visual, NON INVASIVE evaluation of the performance of components in a home. The written report includes a description of any defects and recommended actions. It recommends any repairs that should be made and sometimes recommends that further evaluation be done by a person who specializes in the area of concern. (A good analogy is a physician who refers a patient to a specialist when further evaluation is indicated.) The additional evaluations can provide accurate estimates of needed repairs so you can negotiate and make informed decisions before you close on a property. I believe that my inspection went well beyond standards and my report provided pictures and concise recommendations and urges clients to take the recommended actions or consider their costs prior to the expiration of the contingency of your home purchase agreement. The following are direct comments to your review. Since for ethical reasons I cannot publicly quote items directly, I will summarize my recommendations: REGARDING THE HVAC SYSTEMS, the outside unit was natural gas fired and the heating element was housed under a cover to protect the flame from wind. Evaluation would have required removing parts of the unit which would be invasive. The section of the report dealing with your other HVAC indicates that these systems could not be evaluated since they were fuel oil fired and the fuel oil supply system was not functional. Further evaluation of all these systems was required. REGARDING THE ROOF, I did not go on the roof since I found multiple defective areas from my ground inspection (using binoculars) which negated any need to do so. That section of the report included a picture and stated that there were multiple sections of the roof that required evaluation by a roofer THE EXTERIORS OF THE CHIMNEYS showed extensive damage indicating potential problems in their interiors. Chimney interiors cannot be evaluated without special equipment. Few home inspectors have that equipment and none of them will perform that inspection without extra charge. Pictures which showed the extensive exterior damage were included and further evaluation was recommended. We had a preliminary phone conversation prior to your contracting for my services. At that time I explained that no home inspector performs pool inspections and recommended that you have it done to protect you from expensive pool repairs if any major defects were found. You agreed and hired the pool inspector yourself. I also said that I do not perform a wood destroying insect inspections and as a matter of convenience, I often schedule a third party to do them. You requested that I schedule that inspection. While some inspectors do wood destroying insect inspections, they charge an extra fee for this service. All my literature, including my Angie’s list profile, states that I have a 100% satisfaction guarantee and had you voiced your concerns at the time services were preformed, you did not need to pay me."

Jim was there right on time and got right to work. He was very professional and courteous. Jim likes to talk a lot but it's words definitely worth listening to. He is extremely knowledgeable and can answer any question you have, the man is a walking home encyclopedia. We had the home report within 24 hours, which was extremely detailed.  I would hire him again in a minute and recommend him to anyone!

I wanted to take a moment to recommend Jim for your home inspection, he conducted ours. He was responsive and easy to schedule and showed up on time to the appointment.  He was very thorough and  was not rushed.  From start to finish the inspection lasted approx 3.5-4 hrs.  He was able to answer most questions and injected a bit of humor throughout the inspection. He honored the angie?s list coupon that was offered during the time of our inspection.  The radon test was an add on cost (not included in his base price, but included in the price I paid listed above).  The termite inspection was conducted by another vendor but coordinated by him.  He did not conduct a mold inspection.  He did not get up on the roof to inspect the roof or the chimney, he did a visual inspection.  He turned the report around in 2 business days.  The pictures were good and the report was comprehensive.  The report also included a section especially for the attorneys, which is something I had never seen in a report.  All and all I would not hesitate to recommend him.

Jim performed a buyer's inspection for us and did a wonderful job.  He was thorough in his inspection and took the time to explain things to us along the way answering any questions we had.  Jim is not an alarmist, which helped tremendously because as first time home buyers, we were very nervous.  Jim does the inspection and radon, and had arranged a wood destroying insect inspection for us with Termite, Inc. Tom Ginefra performed the inspection and he was great as well.  We received reports from Jim and Tom the following morning after the inspection.
Unfortunately we are not moving forward with the home purchase, but we will definitely contact Jim for any future inspections.

We hired Jim to do a home inspection on a house we were looking to buy.  We were a few minutes late for the inspection and Jim was already inspecting the property when we arrived.  Jim was great in walking us through the house and explaining things in a way in which we could understand.  He never made us feel like we were bothering him when we asked all our questions. As promised we received a detailed inspection report on the next day full with pictures and a Attorney Summary section.  He was very response to emails afterwards when we needed some advice on what to "push" for to have the sellers repair.  I would diffidently recommend Jim to anyone looking for a home inspector.

This was my first time buying a home and Jim was very patient as well as
knowledgeable. He was also not overly "excitable" about unimportant
things. he was quick to tell me that certain things weren't critical. He helped us understand what the consequences of getting something fixed versus not would be.
Our radon test was accidentally tampered by the seller's kids. Jim was kind enough to do it again at no additional cost.
He was very thorough in his report yet used simple language. I would recommend Jim.

Jim arrived at the property a few minutes before the scheduled time and immediately began scoping the exterior of the property and the roof. Thus began a thorough analysis of the four bedroom colonial we were interested in buying. Jim spent roughly three hours going over all the systems, providing lots of feedback and advice along the way. Very personable and wise, he was really easy to work with. A very detailed report was issued electronically a couple days ahead of schedule, complete with pictures and all the recommendations that were mentioned during the inspection, giving us valuable information that we could use in our negotiations with the seller. Overall, he is in my opinion, what all home inspectors should be; prompt, thorough and honest. I would happily use his services again.

Jim was a very knowledgable individual that had me walk with him through the whole inspection with him and explained everything as we went along.  Jim gave me pointers on the house and its various systems, plumbing, heating, a/c and how to maintain the house after it becomes mine.  I received the written report within 24 hours via email, he also emailed a copy directly to my closing attorney.  The report provided is comprehensive and includes an "Attorney Summary" section that acts as a check list of the items that he has recommended be repaired or replaced.  I've never used a home inspector before and give thanks to the members of the list that have given feedback, everyone was right on target.

My 21 year old daughter was purchasing a condo. We needed a home inspection asap as the closing date was pushed forward. I called 3 different companies that were referred. Not one bothered to call back even after repeated attempts on my part to contact them. It finally occured to me to try Angies list as I was a relatively new member & had not need such services before. 'This Ole House'was rated very well & was nearby. I call & got Mr. Rizzolo who was on a call with another customer. He assured me he'd call back as soon as he finished his call. I hung up expecting him not to call. However within a few minutes he called apologizing for the wait. He was so decent & knowledagble. I explained our situation & he promptly made an appointment for us within a few days. He was prompt in keeping his appointment.My husband, daughter & I met him at the condo. He inspected the condo & explained many things to my daughter. He gave us many useful tips concerning appliances, furnace etc. thru out the inspection. He quoted us a price & that was the price we paid, no surprises in that area. Also, something that was very important to me,he was a decent, nice man.No condescending remarks or rude behavior. It is rare for me to have someone in my home to do work & actually be a decent person. I would use him again in a heart beat. He just seem to really care about doing a good job. . By the time I arrived at the house 10 minutes prior to our scheduled appointment, Jim had already begun the initial stages of the exterior inspection.  He was sure to bring me up to speed on everything he had looked at prior to my arrival, and then we continued looking at almost every aspect of the house.  Jim was very quick to explain any findings as he saw them, and explain potential costs of repairs/impacts of doing nothing.  He also was sure to indicate the urgency of needed repairs without coming across as "over-alarming".  Throughout the inspection, Jim answered every question that came to mind. 
Jim was very thorough with his review.  He checked everything from the roof, siding, and deck outside to the major systems, appliances, switches and outlets throughout the interior.  The entire inspection took approximately 2.5 hours.
Only 1 day later, we were provided with a comprehensive report along with photos describing the areas where repairs were recommended.  The report included an attorney summary that gives a concise view of everything to be repaired.
The part of my interaction with Jim that I have been most appreciative of is that he has continued to respond to questions about the inspection/areas of my home even after the inspection was completed.  Jim's customer services has been excellent, and I would not hesitate recommending him to anyone looking for a home inspection.

Jim was on time and process too kabout 3 hours to cover the whole 4 bedroom 3.5 bath house built in the 1930's.  He was very knowledgeable on all aspects of the house from the outdoors and drainage to indoor plumbing, heating and overall construction
