"[member name removed], I’m sorry that you are not completely satisfied with the inspection I performed on your new home last July. I wish you had contacted me immediately since I work hard to have satisfied clients and a conversation may have helped you better understand the details in my report. A home inspection is a visual, NON INVASIVE evaluation of the performance of components in a home. The written report includes a description of any defects and recommended actions. It recommends any repairs that should be made and sometimes recommends that further evaluation be done by a person who specializes in the area of concern. (A good analogy is a physician who refers a patient to a specialist when further evaluation is indicated.) The additional evaluations can provide accurate estimates of needed repairs so you can negotiate and make informed decisions before you close on a property. I believe that my inspection went well beyond standards and my report provided pictures and concise recommendations and urges clients to take the recommended actions or consider their costs prior to the expiration of the contingency of your home purchase agreement. The following are direct comments to your review. Since for ethical reasons I cannot publicly quote items directly, I will summarize my recommendations: REGARDING THE HVAC SYSTEMS, the outside unit was natural gas fired and the heating element was housed under a cover to protect the flame from wind. Evaluation would have required removing parts of the unit which would be invasive. The section of the report dealing with your other HVAC indicates that these systems could not be evaluated since they were fuel oil fired and the fuel oil supply system was not functional. Further evaluation of all these systems was required. REGARDING THE ROOF, I did not go on the roof since I found multiple defective areas from my ground inspection (using binoculars) which negated any need to do so. That section of the report included a picture and stated that there were multiple sections of the roof that required evaluation by a roofer THE EXTERIORS OF THE CHIMNEYS showed extensive damage indicating potential problems in their interiors. Chimney interiors cannot be evaluated without special equipment. Few home inspectors have that equipment and none of them will perform that inspection without extra charge. Pictures which showed the extensive exterior damage were included and further evaluation was recommended. We had a preliminary phone conversation prior to your contracting for my services. At that time I explained that no home inspector performs pool inspections and recommended that you have it done to protect you from expensive pool repairs if any major defects were found. You agreed and hired the pool inspector yourself. I also said that I do not perform a wood destroying insect inspections and as a matter of convenience, I often schedule a third party to do them. You requested that I schedule that inspection. While some inspectors do wood destroying insect inspections, they charge an extra fee for this service. All my literature, including my Angie’s list profile, states that I have a 100% satisfaction guarantee and had you voiced your concerns at the time services were preformed, you did not need to pay me."
Unfortunately we are not moving forward with the home purchase, but we will definitely contact Jim for any future inspections.
knowledgeable. He was also not overly "excitable" about unimportant
things. he was quick to tell me that certain things weren't critical. He helped us understand what the consequences of getting something fixed versus not would be.
Our radon test was accidentally tampered by the seller's kids. Jim was kind enough to do it again at no additional cost.
