I initially contacted Joe Percario Contractors for a roof estimate as I used them many years ago when I first purchased my home. The estimate was done by the owner, and he stayed right on target. I decided to expand the job to kitchen, bathroom, and new windows. They helped me design a layout to maximize my small space to create an efficient kitchen with plenty of storage, offered me a very reasonable quote and the end result exceeded my expectations. Everything turned out beautifully! The crew was prompt every day, worked hard, cleaned up, and completed the projects quickly. The workmanship on tile is amazing. I’m not a person to make quick decisions and need to think everything through first. The crew kept me informed of everything they did and brought things to my attention I would never have thought of. Always willing to answer my questions or make a recommendation even after the work was completed. I finally have the kitchen and bathroom I’ve wanted for years!

We had a very old roof that needed replacing. A few companies we had come out for estimates flat out ghosted us because of the difficulty of the job. When Joe came it was immediately noticeable the experience that we would get hiring him. And they did not disappoint. The size of this project was never an issue and John, the on-site manager, was upfront, diligent, and most of all, respectful. We had a new roof, shingles, and gutters installed. All done on time. The cleaning up of my property was also an undertaking and was done above and beyond my expectations. John even came back a day later to check my property and both my neighbor’s property for nails. Very appreciative of everything and the quality of my new roof. Would 100% use them again for future projects.

DO NOT USE PERCARIO! I rarely leave reviews, but I think it is an essential to warn homeowners about terrible contractors. I hired Percario to do repairs on a Spanish tile roof to address leaks. Joe and his colleague were personable and seemed knowledgeable. The quality of the work was absolutely terrible!!! Within a month after they presumably completed the roof repair, the roof began to leak again in the same places. We called repeatedly to get them to come back out. They did not respond. After leaving several forceful phone messages we finally got a call back. They returned to address the issue. After paying them $25,000, here we are less than two years later and the leaks have returned in exactly the same places. Two weeks ago we asked three roofing companies to take a look at the roof and provide assessments and to give us estimates of what it would cost to address the leaks. Every company was shocked at the poor quality of work that Percario did. They shared pictures of the work that had been done-- had used a cheap cement on the Spanish tiles to temporarily block the leaks and give the impression that the repairs were done. As homeowners we spend so much time having to protect ourselves from contractors who are comfortable doing shoddy work. Just avoid the problem. Do not use Percario.

If I could give negative stars - I would! Delays, no communication, poor workmanship, excuse after excuse! BEWARE! Used different materials than what we paid for Drew up bogus, unsigned contracts and treated them as fully executed documents Had to rip out and redo first attempt at construction due to incompetence and failed inspections Did unauthorized electrical work not outlined in the contract, without a permit Had unlicensed individuals perform said electrical work without your knowledge. They never shut off electricity and never told us what they did. We found it by accident under the deck while storing furniture for the winter. Company owner said they did it as a courtesy to us!?!?!?!? Damaged the sunroom paneling and it cannot be matched and the entire room will never be the same! This was done because materials were cut by hand by what the owner said was "a man having a bad day"!!!! Excuses for sending incompetent workers Failed township inspection when deck supports were hanging half off the concrete and inspector tripped over improperly installed door entry Are into month 9 of a 1 month job Gave them a 2nd chance to fix things and that was a mistake also. I could go on, but it makes me SO angry that a business can get away with these things and still remain in business!! I have enough proof to fill a warehouse and start a website (which I just might) to save others from this corrupt company. My house and yard are still not done and in shambles!! BEWARE! PLEASE! COMPLETELY INCOMPETENT AND UNPROFESSIONAL!!!! I have photos, phone logs, emails and documentation I will gladly share with anyone even remotely considering hiring these people. 13 Comments

I thank my lucky stars every time it rains that I found Joe Percario General Contractors. I was a fairly new homeowner with limited knowledge about construction and craftsmanship when my cement slab cracked and flooded the basement. I don't know what I would have done without the levelheaded, fair and informatively honest Dominic Percario. He gave me my options and then broke them down in layman terms so I could make the decision that was best for my home and my budget. The team's work was efficient, clean and well executed.

I never received the estimate. They called me to ask me if I had made a decision and I said I hadn't received the estimate, and I still didn't receive the estimate, so I didn't move forward with that. If they sent it to me, I never received it. They were supposed to email it to me and I did not receive it. It's hard to say because I didn't have them do work. I liked the person who came out, he seemed to be reasonable, but that's as far as it went, so I guess a B overall. Very pleasant interactions, but as I said, I never received an estimate, so I never went forward with the work. The information was pretty detailed that they gave me. I give them a C on the information because the most important information was the estimate and I did not receive it. Responsiveness is also a C because I did not receive it. I wouldn't ask them again because I was aggravated by the fact that even after they called me to say was I going to do the work, and I said I didn't get an estimate, I still didn't' get an estimate.

I can't go into details about every step of the project - I'd prefer to keep my blood pressure down. The end result is reasonably good - only because we realized quickly that we had to watch them like a hawk, and about monthly, threaten to call the county to lodge a formal complaint to get them to actually come the house. Never had an experience like this over many renovation projects at other homes. They fired our project manager shortly after the job started, and the "Operations Manager" who took over, was aggressive, unfriendly, and had no understanding of the scope of the job that they had bid on as specified by our architect. It seems that they must have underbid the job - and some of the specifications from our architect seemed to be beyond their skills (the subfloor ended up being sloped vs. level - so the floor heating is warmer at one end than the other). They substituted PEX tubing vs. the specified copper tubing without notice (we caught that), and changed to a less expensive electrical subcontractor after all of the rough electric was completed without informing us. What should have been maybe a four month job turned into 10 months of ****. Finally had to have our attorney send a letter giving them a timeline to complete the job, or forfeit any further payments from us. They did the latter, which was a relief. To be fair, the one carpenter who they had essentially take over the project management and do the work was a good guy, whose efforts made the end result moderately successful - but it sounded as though they weren't paying him or their subs in a timely way. We enjoyed the final renovated Master Bath, but it was far too much pain getting there.

It took 6 months longer than suppose to. We had a mild winter and there would be weeks with no one working on the house, and when they did it was a Skelton crew and they only worked a few hours, like 3-4 hours.
many mistakes along the way that things had to be redone.
We got the C. O. June 1 2016. There is a 13 page punch list. That has never been done. They ignore phone calls and certified letters. A quote from Joe Percario himself when I was in the office to bring my punch list. His exact words to me were, " words are like the wind". So do not believe a word he says! They will promise you an upscale job, and they will do better than anyone else. Well my work is below standard and In fact so many things are done wrong and it's all noticeable. Like the roof, it puddles at the end. So water collects and in the winter that will cause problems. They tried blaming my architect for it. The architect looked at it Wrote me a letter stating it is the gutters causing the problem. The siding is already buckling and big gaps. The vents for dryers and my kitchen exhaust and others have no covers on the outside all it is is big holes. Loose wires nailed to a 2x4 and then nailed to the roof. The brickwork is coated in white when the rest is red, and the grout is black where the rest is like a grey. Eye soar right on the front porch next to the front door. Where tile meets hardwood it is such a poor job and so noticeable, also the threshold is placed next to the tile, not overlapping like it should so there is unfinished tile showing. The floor heaters in 2 bathrooms are not working, and we got no paperwork for them. What does that mean? The granite wasn't sealed behind the stove top. Blue tape still left on kick plate of kitchen cabinets after floors being varnished. Still stains on the floors from when they had propane heaters which left black circles on the hardwood floors. Also by the island the floor is not smooth like ripples. The bottom of the double oven the kitchen cabinet is kicked in with a dent ( bellow). Lights are hung not centered in bath and hallways, looks really bad. In basement one drain was replaced by them adding 5 more. 17 days after living in the house the sewer backed up and it came out of all those drains. They never installed a check valve! The entire basement was destroyed! It was a finished basement. They didn't even answer calls for that. I had to hire an outside plumber. Shower rod in Master Bath was hung 12 inches too high. I can barely reach it. Crown molding has visible seams. Master closet has poles that are not into the wall, so there are large gaps at ends so clothes can fall off. They were suppose to put soundproof insulation between first floor and second. The insulation is laying in the garage. Not in the ceiling. Moms (83 yrs old) bath was suppose to be zero clearance so she can step in and out easily, there is a 6" high and almost 7" wide step for her to go over with nothing to hold onto! Some of the bath floors no grout. Some drains are an eye soar sticking out of the wall with no cover. Closets doors are too hard on some, and others have nothing to hold then closed. Paint on the wood floors, never cleaned up. Outside of home where faucets were put in they were never sealed, also the gas line too never sealed. When the siding meets the brick large gaps not sealed or connected. Was suppose to get pavers and seed with hay. Never got any of it. Was promised a 12 year guarantee. I never did get that. I have more and can supply pictures of everything upon request. I just feel someone shouldn't have to go through the the stress I did by this company. They are so nice to your face till you sign on the dotted line and they get their money. Then you won't hear from them or get the job finished. Shame on them.

On October 11, 2014 in the form of a check, I gave $3,000 to Joe Percario General Contractors toward work to be done on my house. To date no work has taken place. I have cell phone records of my husband and myself calling the office in regards to the work to be done on several occasions (4/13/15, 4/24/15, 5/6/15, 5/18/15, 5/21/15, 6/1`/15, 7/26/16). I have sent requests through email (5/23/16, 5/31/16, 6/12/16), certified mail (1/11/16), and their online system (3/13/16, 7/24/16) on their website as well. On March 22, 2016, I received an email from Joe Percario instructing me to go to the Provia website to select a door for my house. He indicated that they would do the front door and the door frame and would let me know the cost for the work. I responded with the door we had selected and I received no response (5/23/16). I resent the email 2 more times (5/31/16, 6/12/16) and still received no response. On June 21, 2016 I filed a complaint with the Better Business Bureau of NJ. They sent 2 requests to Joe Percario in regards to the problem and also called one time (6/21/16, 7/8/16, 7/19/16). They received no response either and recommended I file a complaint with the Attorney General's Office (7/25/16). I tried to contact them again July 24, 2016 through their online system and their Facebook page. I received no response and called the office again on July 26, 2016. The person who answered the phone said someone would contact me about the door, but no one did. I sent copies of all of my documentation of all of my attempts to arrange work to be done for the $3,000 to the Attorney General's office on August 4, 2016. I am awaiting next steps.

Even though we had work done many years ago by Percario  (which is why we called Percario in the first place),  I was highly insulted by the salesman who came and did the estimate.  I believe he was pricing the job based on the location and not the actual work to be done.  The fact that he works on commission makes me think that that factored in also.

This is an update to a previous review. It is important for your readers to  know the outcome.  
As previously written, within 4 months of work completion, the portico began sinking.  Contractor said issue required a cosmetic fix.  The cosmetic fix deteriorated as well.
I hired a professional engineer and his findings were contractor should have installed footings and contractor lied about portico being tied to residence structure.  Prior to hiring a professional engineer, two contractors that inspected issue concluded the same. Joe Percario Contractor has not fixed the issue to date.  I am hopeful someday I can reverse this review.   
I have priced the repair.  Repair is approximately $4,000.  
I would not use this contractor again.  Thank you.

The contractor went on my roof and walked around inspecting it.  The deal called for photos of my roof, which he did not take, and an inspection report, which I never received.  I did follow up a couple times asking for it.  The contractor was apologetic and said he had been busy, but promised he would do the report.  He did not do it.
The deal included caulking of several windows on the inside.  He did more than the number in the offer.  He only caulked under the windowsill, not all the way around, saying that was all that was needed.  The caulking was somewhat sloppy, not neat and professional.  I called the office and was told that the person they sent out was new.  They retrained him and sent him back to fix the caulking.  The result was acceptable.

I wasn't very pleased with them. He came to the house, took pictures and whatever he needed to do for the maintenance package. He then told me that I definitely needed a new roof. He was very expensive. I'm sure he is very good but I thought it was a little bit too much of maintenance switch. I'm not sure how much value I got out of the $149. I get that they're one of the best roofing companies in the city and I know that they do a great job but their business practice is not very good. They're looking for the big job and not the repair. They had good customer service.

I signed the contract to do the work Dec. 23, 2013 and the work was supposed to start Jan. 23,2014. The work was supposed to be completed by Feb. 23, 2014, and then promised to be finished by May, so I could use the sunroom, patio, and pool by summer.  It wasn't completed until Nov. 14, 2014, final inspection!!!   11 months for this job!!!  The work supervisor was fired half -way through the job. They had to tear down work and then wait to redo it because they didn't have the proper permit at the beginning.  Almost every step of the way, inspections failed, and architect's drawings had to be redone and resubmitted.  Weeks went by with no work being done.  The entire summer came and went and I was completely unable to use the room.  The old roof was torn off, and the room was completely wrapped with a tarp so you couldn't even use the entry in or out.   The contractor didn't ever show up after he gave the estimate. The work was poorly done and seemed like they cut a lot of corners and had several sub-contractors who seemed like they were very inexperienced.  They promised me a free iPad after I purchased high quality windows, which was a promotion through the window company,  and I STILL have never received it.  I am EXTREMELY disappointed in the performance of this company in every way possible.  The only good point was the replacement job supervisor was excellent in trying to correct problems.  I actually felt sorry for him, he had so many issues to try to correct.  He inherited a mess.

He didn't check all windows, only checked bottom windows. He was only here to sell me windows not repairs. It was not a plesent experience. Certainly not happy. Took my money and essentially did nothing. Tried to scam me by saying the leak would become a large problem.

Joe came to our home at our request to renovate our kitchen and bathroom. The sales tatic was very high-pressure and the cost of renovating our bathroom escalated from $25,000 to $40,000 during a 15 minute conversation. It was as if we were being thrown prices until we flinched to see how high they could go before we felt uncomfortable. Once we noticed that the cost was not in line with other estimates we had received we cut the conversation short and didn't give him a change to quote the kitchen.

The first rep Initially came and mainly tried to sell us new windows. It was the middle of Feb so required a return visit due to snow on roof. Said they would schedule next visit. Had to reach out a couple times to get them back. I procrastinated a bit on this front admittedly. They took pictures of areas needing service then provided a good demo and walk through of issue. Joe and his son were both personable and knowledgeable on the return visit and did a lot to save the experience. The initial rep I'm told is no longer with the company and likely contributed to us falling through the cracks in the beginning. Roof is still leaking but we're moving so not bothering to reach out to have them take another look although they said to reach out if there's still an issue.

Percario construction may be the best contractor in state. But I will never know. I left my name for a project with a Percario rep at a trade show in 2012 and told them I might need an estimate for a big house remodeling project. However, I stated at the show that it will be at least a year before we start the project. I was immediately bombarded by phone calls and emails from Percario insisting on coming over to give an estimate. After finally making an appointment in 2013, the Percario rep was a no show.
To the company's credit,  a representative did call me back to apologize that the person who going to meet with me ran late from a previous appointment. I told their rep that I decided to not use them and did not want to re-schedule. The calls and emails got more persistent and I insisted that they please stop trying to contact me.  It took about 3 to 4 months of ignoring their communications for the spamming to stop. I still get a an email now and then from Percario. 
I gave Percario an A for Responsiveness. They did follow up and tried to make amends to the bad experience. But Percario's reps and marketing strategies are persistent to a fault where I felt like I was being harassed. Because of this unless you are ready to start a project, do not contact Percario.
