We got the C. O. June 1 2016. There is a 13 page punch list. That has never been done. They ignore phone calls and certified letters. A quote from Joe Percario himself when I was in the office to bring my punch list. His exact words to me were, " words are like the wind". So do not believe a word he says! They will promise you an upscale job, and they will do better than anyone else. Well my work is below standard and In fact so many things are done wrong and it's all noticeable. Like the roof, it puddles at the end. So water collects and in the winter that will cause problems. They tried blaming my architect for it. The architect looked at it Wrote me a letter stating it is the gutters causing the problem. The siding is already buckling and big gaps. The vents for dryers and my kitchen exhaust and others have no covers on the outside all it is is big holes. Loose wires nailed to a 2x4 and then nailed to the roof. The brickwork is coated in white when the rest is red, and the grout is black where the rest is like a grey. Eye soar right on the front porch next to the front door. Where tile meets hardwood it is such a poor job and so noticeable, also the threshold is placed next to the tile, not overlapping like it should so there is unfinished tile showing. The floor heaters in 2 bathrooms are not working, and we got no paperwork for them. What does that mean? The granite wasn't sealed behind the stove top. Blue tape still left on kick plate of kitchen cabinets after floors being varnished. Still stains on the floors from when they had propane heaters which left black circles on the hardwood floors. Also by the island the floor is not smooth like ripples. The bottom of the double oven the kitchen cabinet is kicked in with a dent ( bellow). Lights are hung not centered in bath and hallways, looks really bad. In basement one drain was replaced by them adding 5 more. 17 days after living in the house the sewer backed up and it came out of all those drains. They never installed a check valve! The entire basement was destroyed! It was a finished basement. They didn't even answer calls for that. I had to hire an outside plumber. Shower rod in Master Bath was hung 12 inches too high. I can barely reach it. Crown molding has visible seams. Master closet has poles that are not into the wall, so there are large gaps at ends so clothes can fall off. They were suppose to put soundproof insulation between first floor and second. The insulation is laying in the garage. Not in the ceiling. Moms (83 yrs old) bath was suppose to be zero clearance so she can step in and out easily, there is a 6" high and almost 7" wide step for her to go over with nothing to hold onto! Some of the bath floors no grout. Some drains are an eye soar sticking out of the wall with no cover. Closets doors are too hard on some, and others have nothing to hold then closed. Paint on the wood floors, never cleaned up. Outside of home where faucets were put in they were never sealed, also the gas line too never sealed. When the siding meets the brick large gaps not sealed or connected. Was suppose to get pavers and seed with hay. Never got any of it. Was promised a 12 year guarantee. I never did get that. I have more and can supply pictures of everything upon request. I just feel someone shouldn't have to go through the the stress I did by this company. They are so nice to your face till you sign on the dotted line and they get their money. Then you won't hear from them or get the job finished. Shame on them.
As previously written, within 4 months of work completion, the portico began sinking. Contractor said issue required a cosmetic fix. The cosmetic fix deteriorated as well.
I hired a professional engineer and his findings were contractor should have installed footings and contractor lied about portico being tied to residence structure. Prior to hiring a professional engineer, two contractors that inspected issue concluded the same. Joe Percario Contractor has not fixed the issue to date. I am hopeful someday I can reverse this review.
I have priced the repair. Repair is approximately $4,000.

The deal included caulking of several windows on the inside. He did more than the number in the offer. He only caulked under the windowsill, not all the way around, saying that was all that was needed. The caulking was somewhat sloppy, not neat and professional. I called the office and was told that the person they sent out was new. They retrained him and sent him back to fix the caulking. The result was acceptable.
