The individual who came to the home was very personable and helpful. The owner was a pleasure to speak to. The proposed price, estimate was just too high for our small project budget. But the experience was very good and professional.

I gave ROI a negative review initially because I never received an estimate for the work. Linda did call me today to apologize which I appreciate. Somewhere along the lines there was a break-down of communication. Her assistant relayed the message that an estimate would still be coming when the message was supposed to be that they were not going to be able to do the work. Apparently there was an email sent, which unfortunately I did not receive, either due to spam filtering or email malfunction. Either way I appreciate the call and clarification.

Overall, given the stories people have about renovations, it went pretty well. This contractor had actually come in with a high bid, but I felt that I would be able to communicate well with her, and that was overall the case. The work took somewhat longer that I had planned, but the original time frame was very tight, and perhaps unrealistic. Because of certain changes, the cost did end up being more than I had anticipated.
Description of Work: primed and painted entire 2 bdrm 21/2 bath townhouse, where previous owner had been a heavy smoker. Installed glue down engineered wood floors on first floor, and nail down engineered wood floors on 2nd floor. installed all new windows and patio doors. installed tile in kitchen, powder room and sun room. painted kitchen cabinets, installed new sink and granite counter. provide sub contractor for installation of new furnace/air conditioner. installed new hot water heater, new toilet and pedestal sink in powder room. Replaced light fixtures and ceiling fans. Replace several interior doors. I may have left out some things, because the whole place was renovated.

They were very nice and very professional. They want to come out a second time to do some more measurements. We haven’t got a price yet. They came out when they said they would.

Even though ROI charges a bit more for their work than other contractors I could tell from the get-go that Linda was honest and would be easier to work with than other contractors. As they say, you get what you pay for, and the extra expense was well worth it...very professional, great work, and Linda went out of her way on multiple occasions to make sure we got what we wanted. Excellent work all around...what we got was even better than what we had expected!
Description of Work: Repainted interior for 4+ rooms, remodeled kitchen and deck, and put 1rm+1bathroom addition on. Also had other, smaller work around house.

Provided excellent and very professional advice on issues with the original quote from our insurance company; the project needed a few more things done (repairs to basement after flood) that the adjuster did not catch. Very candid about schedule, on time, very pleasant and professional and went a long way to try to make the project work. Their prices are apparently higher than our insurance company would allow but this is a high value market and I would assume they are in line with others; they clearly do large, complex and high value projects but did not talk down to us at all - but also do not need to drop their prices for a small project.
Description of Work: We did not select this contractor to do our work - insurance company limitations on budget although ROI put significant effort into negotiating with our insurance company.

Careful and excellent workmanship. Excellent communication with us throughout the whole process, including explaining the options for us and getting our approval at each stage. The house looks really good now! I definitely recommend ROI.

Beyond expectations
Description of Work: Called and talked to Linda (owner) about some crown moulding work and painting a previous contractor failed to finish. Knowing that this was such a small job, I was prepared for a so so response to what I had to get done. I was totally surprised by the response . Not only did her company complete the original work, but went beyond what I expected. Very careful and extremely professional. Will definitly have them back to complete the more major projects. SEE ABOVE..The project ran from October 2010 through April of 2011 as a result of weather issues, and custom work required.
Description of Work: ROI RENOVATIONS is a single person contracting operation. The Contractor is a Woman of considerable experience and talent. The individual skilled workers are of obvious talent, and are a pleasure to know. The work was generally done well, and when not to our satisfaction, was immediately reworked. This project required maximum creative endeavor on the part of the Contractor, and on the part of her associates. The communication necessary to achieve the hoped for results, was sometimes confused, but was generally renegotiated to our satisfaction. The one exception was the misunderstanding about the material to be used on the back porch..We assumed that this too would be replaced with no-rot material but did not get this statement clearly written into the contract..so this was done at additional cost. The project included replacing 70% of a 1889 Victorian "wraparound"front porch, and a smaller back porch. The front porch had to also be brought up to current new home building codes, which included digging all new cement footings, and replacing brick support pillars. We insisted that all new materials be of a "non-rot" type as much as possible. Since much of the porch was originally constructed of "oversized lumber", all 12 of the new large support pillars had to be individually turned to meet width standards necessary to fit into porch roof turned spindles that were to remain as original. ROI was amazingly persistent in their pursuit of the least expensive, but most satisfactory results. This took time and considerable effort. No group of people could have done this better! The original estimates from five different contractors came in at about the same amount..$35,000.00 for both porches. The final decision was based on the following criteria in order of importance to us: 1. The level of understanding of our objectives such as RESTORATION rather than replacement of existing porches with markedly different materials, and determination of durability of materials. 2. Overall cost 3. Punctuality of Contractor with regard to estimates. 4. Personal involvement with project. 5. References. 6. Willingness to negotiate differences. Several Contractors met these standards, so the decision was based upon what we were actually going to get for this amount of money spent, and there were major differences with regard to this. There were also obvious differences with regard to the level of understanding of some of the major possible problems, not the least of which was the presence or absence of stable footings upon which the porch would rest. Cost overruns were due to increased costs of permits, engineering, unforseen problems under deck (which were always a possibility, and not a surprise.), and code requirements. The exception was as explained about back porch materials. Overall, the work was excellent. The trustworthiness of workers above reproach. The work area was clean and safe, and the finished project was wonderful!

Response from ROI Renovations
It was a pleasure to work with the members. We agreed to begin the project in October because our inspection resulted in concern that the porch structure would not withstand the load of a heavy snow storm. It was a challenge working through the cold months, however we were able to brace the structure and jack up the second and third floor to complete the project.

They didn't do a good job, so I didn't use them. They were very professional and brought in people from other areas. I didn't go with them because the price was ultimately too high and I didn't want to take the risk of them. I think there are other people that are cheaper. I question about size of their price. I feel like you can get better quality for a better price. They took a long time to get me my final estimate because they kept bringing more and more things to explore. They always came on time and things like that. They dragged it on a little bit too long.
Description of Work: They did some exploratory work for me this summer. They worked on a bid for me for internal and external renovations.

Response from ROI Renovations
We prepare detailed estimates following an extensive review of the property. After submitting the estimate, the member informed us that she was applying for government assistance to complete this project and she was not able to pay us until after the project was completed and approved by the financing organization. This was not acceptable and we did not accept the project.

Excellent. The work was prompt and on-time. Linda is very knowledgeable about older homes. She made recommendations, but did not push me into decisions. The work was superb quality and I thought was very reasonably priced. I definitely recommend her!
Description of Work: A toilet on the 2nd floor had leaked through the ceiling of the 1st floor. Linda's company removed the plaster ceiling and damaged wall, replaced the plumbing and toilet, and repaired the ceiling and wall. Because the plumbing was old and corroded, they also replaced the plumbing to the bathtub and sink.
