To be honest, at the time of the inspection, my husband, who accompanied Mr. Rocca, thought all was OK. He did check the basement insulation, and climbed on the roof. Rocca did notice that there was some rot at the edge of he wood porch in the rear of the house, although he wasn't specific about what needed to be done to repair. He also noticed that the posts supporting one corner of the same porch was not solidly supported by a concrete footing, and it appeared that that corner of the porch was drooping a bit.
He did also perform a wood damaging insect inspection, and did identify the need for carpenter ant treatment.
He also noticed that there had been some water damage in the past in our kitchen, and advised we check the flashing in one area of the roof.
However, it seemed as though if something was in his way (like a car in the garage, or carefully placed furniture), it must be ok.
The place has been a money pit since we moved in (2010), with all of the issues recognized within 3-6 months of moving in. Many of these items are in response to deficiencies that should have been identified in this report.
- After four roof leaks, we finally gave up and replaced the roof altogether - $12,000 Roofing contractor said the condition of the roof was poor. We weren't up there with the inspector, so had to trust his report.
Perhaps this was fate, but these were unforgivable:
-remember that deck? While he did notice some rots in a few of the boards, he apparently never looked UNDER the deck, to assess the condition of the beams holding it up. Well, it turns out that they were mostly rotted as well - major deck boards were sinking due to the lack of any structural support - we even had someone fall through the deck - replacement? $10K with permits.
- We had some basement flooding when the fall rains started after purchase - and we realized that there were major cracks in basement block walls, both vertical and horizontal - over about 1/3 of the walls of the basement. The owner had been smart enough to put metal shelving in front - and the inspector didn't bother to look carefully. We've already spent @ $6k in waterproofing, and are now going to have to just replace one entire foundation wall, for a cost of about $9k
- The window inspection was worthless - he mentioned one window that might have some damage starting - and as it turns out, that's one of the few that isn't a crisis. Many of the double-pane windows had lost their seal, and the frames around most of the windows in the home were rot-damaged. This was just unforgiveable.
At this point, we've replaced 14 panes in multi-pane windows, at $500/pane, but we have about 16 more to go, which we are doing as budget permits. Essentially, every window in the house, except for some of the fixed-pane windows, needs replacement.
This service was a total waste of time and $, and I've learned never to deal with someone who sells you service with the disclaimer that they re not responsible for what they don't notice.
Yes, it's been a while - and I've started to write this time and time again. I just was looking at some of the windows with the breeze coming in, and decided to start writing.
