American Financial Resources

I sent AFR  all the requested docs 12/10/2014 for a cash-out loan on a rental I own outright in order to purchase another property. I was strung along by a seemingly sincere broker who communicated with me twice weekly saying all was in order. Then he called me 1/8/2015 asking for the documents that he had had somewhere around his desk for almost a month. THEY LOST MY TAX RETURNS and all docs. Then another person called saying the loan cannot go through because I failed to send the Docs. I called back several times and they FOUND THEM! Then more requests for copies of the documents they had found all the time reassuring me that my monthly trust and pension income easily qualifies me for even more than the $600 payment I was taking on and DO I WANT MORE?. On and on and lie after incompetent lie.
So last Friday I finally got a "manager" on the phone who i suspect is just another floor worker covering for the whole swarmy bunch. And he is snippy and rude to boot. He promised the 24 hour turn around from the underwriter. I heard that so many times in the last few months. Days later no word. I called 10 times yesterday and finally got through to more sociopathic, rude behavior. My calls today are unanswered and my real estate contract expires 2/7. "You will not get your money by 2/7" the "manager told me Friday. 
Dealing with these characters is what I imagine to be one's experience dealing with a New Jersey or Las Vegas off strip used car dealer.
They do not know their own rules. Two of them actually  told me that income must monthly and told me that if a trust baby gets a million dollars every January that they were ineligible for a loan because income must be monthly. I had to send them the rule that it be divided by 12 or by 3 if quarterly.
NO NO NO. This is not the 1/2 of it. Not even close. And now a new person requesting more of the same docs I have sent several times and 2 new ones that are just plain nonsense. Stall stall lie lie.
But guess what! Update! 3 1/2 months later, just now, they finally said I get the  $125,000 as soon as I send more docs! 4 more copies of docs I've sent more than once already, and 2 New Ones that they could have told me about in December. And now it's February. Enough. I give up. Stay away from elend and AFR.
