Property Appraisal
Gencarelli appraised my house for FHA buyers at $14,000 below the agreed upon sales price. Five months earlier the house had been appraised for sale to a VV (Veteran's Administration) buyer for $21,000 more than Gencarelli claimed it was worth. As everyone knows who reads the newspaper or listens to any financial news, housing prices did not decline between April and August 2013. If anything, they went up. How could two appraisals of the same house in a stable market differ by as much as $21,000? Although Gencarelli's appraisal report admits that he could not find good comps, this didn't stop him from low-balling the value of the house. The lender sent him other comps and asked him to reconsider, but he stubbornly dug in and refused to adjust his appraisal. This is an appraiser who really knows how to ruin a house sale. He upset both real estate agents, the lender, the buyers, and the seller. My advice is to make sure your lender does not use The Jordan Real Estate Group for any real estate transaction, and definitely avoid Gencarelli like the plague.
