Please stay away form him!!!!! We hired Ben to remodel a small bathroom which turned into a nightmare in only few days due to his terrible attitude and unethical work. He remodeleed the bathroom and installed the shower door crooked. When we pointed that out to him he advised me that " this is the best he could do and he has already stayed longer on the job and I have to live with it " I dont have a choice. Then WE started using the new bathroom and we found out the bathroom is leaking in our kitchen. We found out he had not selaed the whole bathroom. When confronted he asked me to hire a second contractor the I could work with and get it done!!!! What kind of a contractor is he who doesnot waterproof a bathroom?!! When asked he ridiculed me and said I can not do anything and get it fixed by someone else. Please save your money and stay away from this guy!!!! ****** work and super low quality job!!

The BVL provided cement walk and sidewalk tile show signs of disintegration. BVL promised warranty repairs in 2017 but did not perform. I am still waiting for BVL to come as promised in 2018. All I have heard was from Ben Leto that he is sorry, he forgot. But that was his story in 2017, its still not repaired in 2018. The summer season is half over. Cement repairs cannot be done in inclement or cold weather. Lets finish this Ben

The work that they did at the time, I thought was okay. What happened is, approximately a year later, the garage floor has cracks in it. I've contacted them to come and repair the issue because I mean, less than a year on a cement floor I think is not appropriate. He's been stalling and stalling and unwilling. Although he says he wants to show up, at the last minute he just cancels. And so I find it very unprofessional and I would like to downgrade his grade because the initial work may have been good, but his follow-up is terrible. For overall experience, at this point I would give him a D because the gradation - the floor. You know when you bring your car into the garage and it's been raining the water should either stay put or flow towards the garage door, half of mine flows to my basement door. So I'm not finding his work acceptable a year later, at all. He has not responded at all. I have contacted him multiple times and every time he has either canceled at the last minute or not responded at all. In trying to repair the garage floor, I contacted him multiple times to have him either cancel at the last minute or not respond at all.

Overall the job went extremely well. There was one hitch - the drainage pipe from the driveway to the prior drainage system was inadvertently cut off causing water to backup into our garage. BVL was extremely responsive, showed up quickly and installed an outside sump pump which was used in the winter time until the ground thawed. Then BVL returned and replaced that section of pipe and connected it to the new drainage system at no additional cost.

Fantastic. Ben's crew arrived on time as promised and tore out a section of the walk, pouring new concrete and building new steps that were to the correct height. And they were level. Nice looking and much safer! The crumbling wood driveway border was torn out and replaced with belgian blocks, cemented in place. The crew leveled everything up and trimmed the installation with asphalt patch. We've had many comments on how nice everything looks. I will definitely use BVL again for any construction or restoration project.

BVL Property Restoration LLC did not meet up to any of their obligations or the requirement of the contract. Not only did they not complete the project, they are 2 months overdue. They were very sloppy and had no respect for my home. The work they did is not up to professional standards, more like fly by night flim flam. None of the workers spoke English although I told him before I hired him I didn't want a bunch of illegal aliens at my home. That's all he sent out to do the work. When I saw a problem I was unable to communicate with the workers because they don't speak English. About 2 weeks into the project Bennie came to my wife and said he didn't have the money to make payroll. She fronted him money on several occasions so he could pay his employees. Now the project is 6 weeks overdue and Benny, the owner, told me he will not be returning to complete the job. We have spent over $50,000.00 and have an incomplete and unsatisfactory project.

The contractor hiring process went well as Ben Leto was very responsive. I informed him that I needed 2 concrete pads poured and that there was going to be a fence installed around them. Both concrete pads needed drains that hooked up to existing gutter downspout drainage pipes. The concrete pads were designed and certified by a licensed civil engineer due to the fact that the cement work was very close to adjacent property lines and to allow for space for the future fence installation. I emailed Ben a copy a of the engineer's certified site plan, township certified fence site plan and all associated permits to keep and review PRIOR to starting the job. Ben AGREED to follow the plans stating "No problem, easy enough." Payments were broken up into 3 installments. 1/3 payment to start the job, 1/3 payment in the middle and 1/3 final payment at the end of the job. This was when things deviated from the agreement.
The contractor failed to follow the engineer's site plan as agreed upon.
1) the concrete pads were suppose to be 6'x14' and 8.5' x28'. The dimension of the pads that were poured were 6' 4 x 13' and 8'11x 28.5'. This deviates from the permitted size and may interfere with the plan future fence as now the fence contractor may have to cut into the new concrete to install the fence posts. The original pads were designed to accommodate a future fence. 2) The site plan called for 4 inches of concrete around the NDS type drain.The contractor poured 1.5 inches and 2 inches of concrete around the small and large drain respectively. This may result in fracture of the concrete as it deviated from the site plan dimensions which called for at least 4 inches of concrete around the drains.
3) The site plan called for maximum joint spacing at 10ft. There is a 14 ft stretch of concrete that does not have an expansion joint.
I showed the engineer that designed the work pictures of what the final project looked like and he stated that " Thermal expansion/contraction will be a problem, especially without a longitudinal expansion joint." There will be premature cracking of the concrete. "if this happened in a large job, the contractor must demo and start over again."
Although I was able to get a certificate of occupancy after the cement work was completed and inspected, Ben did not complete the job to the dimensions as originally specified. I have made the first two payments of $1700.00 cash as agreed upon and currently withholding the final payment of $1600 until this gets resolved.
I have records of all the correspondence to prove all of this and have started the Complaint Resolution Process with Angie's List.

Ben and his crew did a great job. They showed up on time, worked very diligently and cleaned up well after each day of completion. I had an additional request to put the gutter drains underground and extend away from the house. He was able to accommodate it without a problem. I'm really happy with how everything turned out.

At first I was unhappy with the way the bricks in the small garden were cemented in haphazardly. I called to express this and that it was a sloppy job in addition the step had started to crack. Today the step is worse then when I asked him to fix itt. The individual I spoke with said he would come out and review it and he never came out. I bough this as a inspection with repair but this guy was absolutely horrible.. I wouldn't bother hiring him unless you want to waste your money and be highly dissatisfied.

Ben was able to come to the house for a quote in a very narrow window of time that I had available. His prices were below two other quotes that I received. We coordinated when the work would be completed. It was a two-day job and the workers arrived on time, were very courteous and efficient. They even matched the color of the existing concrete - something another contractor did not do when other sidewalks on the property were replaced.
There was an issue with the original drain pipe that was broken under the city sidewalk that could have cost me a lot more money and time to go through city permitting to replace. On his own initiative, Ben found a low cost solution to the problem which avoided the issue saving me that extra cost.

I wasn't at home when they came. I think they were okay. They didn't try their hardest to pack more into the truck, and make it easier for them to take more away. I probably won't call them again because they did the minimum. They had a couple of guys who threw things in the truck and left. I am sure they could have put more debris in the truck to make me happy. They weren't late, they came a week and half after. I think my wife asked them to take the rest, and they said if they took the rest, it would be an extra $300, so it wasn't really a reasonable response.
