Greg was on time, professional, very thorough and took time to explain his findings. Two months later we moved in and had a concern about something. Greg was nice enough to stop by and inspect this particular issue for us, gave us some advice as to what to do and didn't even charge us. It's nice to see a company who goes above and beyond.
I would highly recommend Homespect to anyone who's looking to get a home inspection done.
Three months after receiving services from this company I've found a major problem that they missed on their inspection.
I found my ceiling to be leaking underneath of my second floor bathroom. There is evidence of a patch up job in the same spot. If this was detected on the initial inspection, I could've negotiated with the seller to take care of this before I moved in. Now, I will be a lot of money for repairs of this leak, which could be from toilet or bathtub. After contacting the owner "Drew" he came out to look, and basically treated me like an idiot right to my face saying, "how do I know it just didn't happen?" Like I'm a liar or something. He wasn't coming to offer anything, except defending the work of his company. As I was kicking him out of my house for his disrespect, he offered nothing to compensate me for their miscue. I was also alerted about a crack in the heat exchange of my furnace, but he said that they would have no way of knowing about that cause they only look at the flame when they inspect the heater.
"Thank you for the review. Your Inspection was on 8/13/2014. You called me on 12/8/2014 with an issue you were having with a furnace and a leak in your tub/ shower, or toilet on the second floor. I at that time expressed some concern about your issues and set up a visit to your home on 12/9/2014 at 9:00 am. I also asked you during our call if you had your inspection report handy and you stated that you had it laying around somewhere. I then re-forwarded your report to you within an hour of our phone call. I also noted from my read receipt log that you hadn't looked at your report since 8/31/2014. If you had seen what was in your report, you had a tub that had damage to it, and a loose toilet which could leak. There was also photos of your furnace in good working order at the time of inspection, but was very dirty. We had said in the report that you should get the furnace services and "Certified" by an HVAC contractor in the report. You stated that the carbon monoxide detector was going off around the furnace. Did you know that I and all of my inspectors carry belt mounted C/O detectors on our person at every inspection for our own safety. If there was a C/O issue at that time, Kevin's detector would have gone off. With all of this information and recommendations in your report, what other information did you need to present to the seller for repairs? As far as the patch goes, did you know that adding moisture to a spackle patch can make it swell and more visible over time? I could have explained that to you, but you had every intention of asking me to leave even before I showed up. Our job, which is clearly stated in your pre-inspection agreement, report and the NJ Standards of Practice for a Home Inspection clearly state that a Home Inspection is a snapshot in time and is the condition of the property "at the time of inspection". It is not a warranty, or guaranty. Five months had passed between your inspection and your phone call to me. That's a lot of time to pass for things to happen that are out of our control. I will assume that on your pre-closing walk thru there were no stains or water coming through the ceiling. I will also assume that if there were, you would have noted that right away and not gone to closing. That was another opportunity to have the seller repair this issue. Upon your promise to me to "Tear me up on the internet" I asked that you please make it factual. Based on you not reading your report and right away blaming the inspector for something that could have been avoided, I don't see how after five months this review could at all be based in facts. Drew arrived early to our home inspection. He looked at EVERYTHING. My boyfriend and I were at his side asking questions and entire time, and Drew continued to smile. He made sure we felt comfortable in what he was finding, and answering our concerns to the best of his ability.
We walked away with a home inspection bible...a binder he put together with a ton of information for new home buyers. We had our full inspection report within 48 hours. It was incredibly thorough, with detailed explanations, photos, dates for all of the appliances. He even runs everything through a recall check program for you!
If I ever have to purchase another home, I'm not doing it without Drew looking at it first!
Drew was on time. Performed all the services he agreed to. The report was delivered by email in a very timely manner. It was very detailed and complete.
My main reason for initially choosing Drew was that he is also a certified pool inspector. On inspection day Drew was there early and ready to go to work. He introduced himself to the Home Owners upon his arrival and to us when we arrived. He explained what he would be doing and what he would be looking at. He would go about his inspection with us accompanying him or on his own and just let us know when he had a finding. We choose to let him inspect without us to not distract him. Drew worked with an "inspector in training". He was efficient in his inspection spending a considerable amount of time outside due to the added pool inspection. He only pulled us aside a couple times to talk about issues that he thought we needed to be aware of. All together the inspection lasted about 3:15 minutes.
Drew provided the reports/certifications the next day (Saturday) for everything except the 4 day radon test. Reports were concise and included pictures of any deficiencies or issues. There were a number of findings in the reports that we did not discuss that were minor in nature and simply require some standard maintenance. Radon report was received after the 6th day.
Overall I was very satisfied with Drew and the inspection. I thought his fees were reasonable and I received good value for the money.
I would recommend Drew.
