Thus, when Brian Franks from Sentinel Public Adjusters arrived, he exuded a sense of purpose that won our trust in very short order and got us rolling. He carefully examined the kitchen floor, cabinets, basement ceiling, basement paneling, and basement carpet. He provided a detailed assessment of the damage, educated us about the nature of his role, and his goal vis-à-vis a claim with the insurance company. He came prepared with a moisture meter, camera, and flashlight, and immediately rolled up his sleeves to start probing the structure of the house like a pro. He described some of his background in carpentry and construction. We decided to just go ahead and have him represent us right then and there without further ado.
While some circumstances counted against the claim, such as the length of time that had passed since the original damage and the policy's high deductible, Brian was able to negotiate a settlement that was higher than originally thought possible on our own. Even though Brian felt he did not ?hit a home run? on this claim as he is wont to do on each of his loss claims, I felt that he in fact did hit a home run judging the total experience from our side of the table.
From his extensive experience, he said he hit a Double. But he should give himself more credit and make it a Triple. The claim had potential for an additional two-to-three thousand dollars as per the area damaged and as per similar water events. So, financially, it could have gone even better. However, I have learned in life to appreciate good, hard work and do my best, even if the situation in retrospect had some built-in limitations that prevented a textbook-best outcome. It's great to have had Brian on the team in that regard because he follows that line of thinking.
He did a thorough and informed presentation of our losses to the insurance company representative and their own third-party adjuster. (It also became apparent that the insurance company has a transactional approach to their policyholders, and does not seem interested in long-term business with their customers.)
Some things were not under his control. We wished that we had been able to provide him better documentation of the restoration of the carpet before he was hired, and perhaps even pictures of the overflowed water in the kitchen, for instance. He likes to take direct control of the situation in his line of work, and I can see why. We know that, God forbid, should I or any of my family experience anything similar to this type of damage in the future, to call him immediately. He would be able to immediately secure the living space and start documenting the damage, instead of homeowner/s having to make important decisions during the pressure of a crisis. We feel completely confident in his judgement in that regard.
All during the process, it became obvious how hard he worked and how much pride he took in working out the best possible overall experience for his clients ? not just the claim. He listened to and considered our concerns as well, as we waited for things to be repaired and settled.
Along the way he gave us experienced and relevant advice on how to proceed with the repairs and was able to suggest restoration options as well. We ultimately did not feel it necessary to perform a full, emergency restoration in the basement during the most critical phase of the sewer pipe repair. But, it was very reassuring to know that he was available for advice and had those contacts in his back pocket. Brian also recommended a plumber that turned out to be gold.
None of us ever felt rushed. Brian patiently provided full explanations for any questions or issues that we had during the claims process. He also never talked down to us since we had never filed any claim on a homeowner?s policy before. He truly did conduct himself as if it was his own property that he was representing. We are immensely happy with Brian Franks of Sentinel Public Adjusters.
We would absolutely use Brian again to represent a claim for us or anyone else that needed it.
From past experience, I knew it was wise to call on a public adjuster to help deal with the insurance company. Brian was amazing and extremely thorough. I know we would not have recovered what we did had it not been for him. As a result, our entire basement was treated and sundry items thrown out and we were given money to replace many items. Beyond that, we now have a plan for water proofing our basement and for keeping mold out since we live in an area where the ground has a high moisture level, which was not part of our problem but of which we are very aware.
Brian did a great job of keeping us informed about what was happening and he was very accessible through out the whole ordeal.
When it became apparent that I was becoming terribly sick from the mold and my allergist ordered me out of the house, Brian was very concerned for me and supportive so that my hotel stay of one week while the mold was cleaned up was paid for as well as the damage.

A lot of people got settlements on LBI, and there was a great disparity in the amounts. I know that I did better than a lot of people that did not have adjusters.
