John showed up at my desired new home before I did and got right to work.  He was extremely detailed and through in his inspection and explained everything he found to me.  I received the report just a day later and loved that he put the most major issues in red throughout the report and then summarized them again at the end.  I would highly recommend him to people needing a home inspector.

Mike was at the home before the scheduled time. Our REALTOR was there along with the homeowner and he began the inspection with the roof. All the exterior/interior components were checked with the exception of the A/C as it was not warm enough to have it checked. He explained his report and advised if we were to have any additional questions we were to call upon him. I felt he did his job thoroughly. He checked in the attic as well as the crawl space. All the above was done in Spring/2010. Here on out was written 9/16/10. As it turned out: We will have to replace 5 windows in the home. They sit rather high and although Mike checked to see if they opened and closed, apparently he didn't check to see if the windows locked. They don't. They had been closed with the lock engaged on more than several occasions. They cannot be locked and the windows (already replacement windows) are warped and will not close properly even if the latches are changed out. We bought this house as we were told the HVAC was approximately 3 years old. It is. There are two zones and both have been hooked up without new venting. The A/C units are too large for this house and the vents are half old half new and go from small vent tubes to larger, then back down again. We will have to replace the units and the venting. The roof was determined to be newer. It is. Unfortunately, the decking is not and they are bowed considerably. They are soft. Everyone who has gone up on the roof tells us they were afraid they were going to fall through the roof. There was rain guttering that was checked by Mike. Somehow, he didn't notice that there were half-dollar sized holes in the bottom of ALL the guttering which had been put there on purpose so the prior owners wouldn't have to get up there and clean out the guttering. ( That didn't quite work as they were all clogged with leaves and debris let alone leaked like crazy!) They have all been replaced now. All in all, we think it was a waste of money. Mike talked a good talk, but several months into home ownership of this home, we're not really happy with all the re-work it's going to take to bring it up to a modest standard. We probably would not have chosen to buy this house with all the work we're having to do and we paid dearly for it. This home was built circa 1960, not 2001 as the profile indicates.
