Exceptional Home Inspection Experience with Tom We recently had the pleasure of working with Tom for our home inspection, and we couldn’t be more satisfied with the experience. From the moment we scheduled the appointment, Tom demonstrated professionalism, punctuality, and a deep commitment to thoroughness. What truly set Tom apart was his willingness to allow us to shadow him throughout the inspection process. Not only did he meticulously examine every aspect of the property, both inside and out, but he also took the time to explain his findings in clear, understandable terms. As first-time homebuyers, this hands-on approach was incredibly educational and reassuring. Tom provided valuable insights into the expected lifespan of various systems and components, offered maintenance tips, and even suggested straightforward fixes for minor issues. I had a very poor eperience with Tom / the Immaculate Home Inspection services and would seriously caution anyone from using their services unless they are struggling to find another inspector. While the day of the inspection was smooth / pleasant and we used his report to close on our home, Tom missed some critical issues with our home and became very difficult to work with when we found issues. Proceed with caution Tom missed several big issue with our home that has caused our family significant financial hardship months after the home closed. In particular, Tom missed a massive section of drywall that had severe mold and decay within the wall. I contacted Tom after I personally discovered the issue and asked if there was a possiblity to refund any part of the inspection fee to cover the cost of replacing a large section of drywall / paint / finishing services to remove the molded foundation. Tom refused and insisted that by NJ law he did not need to find/report mold and actually he had no responsiblity here. While I understand he has a business to run, it was a bizzare way to support your customer and I did NOT feel like there was value in using his services to inspect any future properties. Instead, I had to bring in a SECOND inspector to actually find any further issues AND pay for correcting the damage to the home. If this was found during the contracted period, I could have used this to recieve credits from the previous homeowner. I'm just so dissapointed in his lack of throoughness and his attitude towards supporting his customers. Please consider using an inspector that will go above and beyond for your home purchase in the future; not someone who will do the bare minimum and then avoid supporting you Additioinaly, I honestly had a lot of issues with Tom's output / inspection report quality. During live inspection Tom identified some water damage in the basement and reassured us everything would be included in the report we would use for the home purchase and we didnt need to take notes. In the end, he forgot to include the water damage in his report and the report itself had multiple innacuracies about basic details of the house that seemed to be copied over from a previous report on a different house. If you use Tom, please pay close attention to the inspection in person and read the report carefully to ensure all the issues found in the inspection are present / accurate

Tom was not only pleasant to work with but also very professional and thorough. I definitely recommend him to others with inspection needs.

Tom arrived on time and performed a thorough inspection of 2 properties I have under contract, including a termite inspection. He was able to find and point out issues that several contractors and I had missed on multiple walk-throughs of the properties. I would definitely use him again.

Tom was responsive and professional. Everything went smoothly. Only flaw was that we found out after we moved in that the second floor air conditioning unit is in very poor condition and provides little cooling.

My husband and I are in contract to purchase a short sale property, an older home, and we had a lot of questions and concerns going into our inspection period. Enter Tom Dabb, whom we hired based on his qualifications (ASHI certified) as well as his very personable and friendly phone manner when we first contacted him. He was also easily reachable by e-mail and text when we were sorting out scheduling and particulars. One of the things that set him apart in our search is that he himself owns an older home and specializes in them, which we felt would be helpful. And boy was it.
He arrived early, as did we, and he proceeded to spend over three hours with us, going over absolutely everything in a very accessible way, always patiently and thoroughly answering our millions of (sometimes stupid) questions and pointing out potential pitfalls or unusual features in the house that we're sure others might have overlooked. He poked, prodded, and used all kinds of awesome gadgets to ascertain whether things were functioning properly. He doled out anecdotes and cautionary advice. He was also a realist. Not a corner cutter, and not a doomsayer. If something needs immediate attention, he will not hesitate to say so. But if something is not so great but can wait, he'll make that clear.
Our inspection was on a Friday afternoon, and Tom's report was with us by Saturday morning. And it was very detailed and highlighted everything he said it would. Incredible turnaround and responsiveness. He also provided a list of vendors with whom he's worked if we wanted to start getting estimates on necessary repairs.
We got lower quotes for home inspections from other qualified people, but we don't regret a single penny of what we paid Tom. It was a pleasure to learn so much about houses in general and this house in particular from him. We would use him again in a heartbeat!

We thought he was very thorough and took his time doing the inspection. We asked him a lot of questions during the inspection and he was happy to answer them.
At this time, we haven't moved into the house yet, so only time will tell how good his inspection was, but we have no reason to think he missed anything.

Tom was very detail oriented, thorough and insightful through the inspection. We were given a "home-ownership 101" course along the way regarding systems, what's incorrect and how things should be regarding the home.
