With over 15 years of construction experience, I have learned first hand what causes damage to a home, and where to find it. I utilize modern diagnostic tools, including infrared thermal imaging, which can help detect potential moisture signatures, insulation deficiencies, and electrical issues. I encourage my clients to attend the home inspection, as I am also there to educate about the home's systems and components.

"So this review has come in 4 years AFTER the home inspection was performed. I did not "go down a check-list" as claimed by the client. I spent over 4 hours inspecting this home, after which I provided a detailed written inspection report with color photos. The AC unit in question was manufactured in the year 2000. The inspection report stated verbatim "The units appeared to be working at the time of the inspection. The normal life expectancy of this type of appliance is 20 years". So the AC unit was 20 years old - 4 years after the inspection in 2020 when the client was complaining about the AC issue. The wood siding needed repair at the time of the home inspection, had areas of potential moisture intrusion, and was clearly detailed in the report along with several pictures. This sounds to me like the classic case of a homeowner moving into the home without following-up on the repair recommendations listed in the inspection report. They then act surprised when conditions 4 years later are even worse, although due to a lack of maintenance and/or timely repairs on their end. I obviously would never want to have an upset client. I can't help them if they don't read the report and then follow through on the maintenance required as a responsible home owner. I even provide a home maintenance manual with every home inspection. I treat every inspection like my friends or family were buying the home. This client was salty 4 years later, but unfortunately only has herself to blame for neglecting to repair the defects clearly listed in the inspection report, from 4 years ago. This review is the challenge of modern social media and client's that don't follow written home inspection report recommendations."
