So many things went wrong while my house was listed with them. They've engaged in so many unethical practices that I will now have to report to the NJ Real Estate Commission. - I was told I was signing a 6-month contract on January 21 and now they are saying I’m stuck with them until September. That’s 9 months.??? Because they made misrepresentations or omissions as to what was in the listing agreement, they violated the realtors code of ethics. - They also purposely did not give me a copy of the signed contract until July, which is another ethical violation. - I was also promised virtual staging, since the house had no furniture in it. Never happened! - The pictures looked like they were taken with a phone. - The agent went inside my house without my permission. I specifically told her I didn’t want anyone in the house at all unless I was there. She agreed, and did it anyway. That was another ethical and standard of practice violation. Standard of Practice 3-9 states “realtors shall not provide access to listed property on terms other than those established by the owner or the listing broker.” - She also let another agent go in, without telling me, and without even showing up herself. - At one point, I told her to take the lock box off the door. I just didn’t feel like I could trust her. She never took it off. - She didn’t walk through before she locked up and left on lights (two separate occasions) and the heat, set to 78. It was still cold, and since the house was empty it ran for several days. She blamed the buyer’s agent, but I thought my agent was supposed to be there looking out for my best interests??? I have text messages from the agent admitted to these mistakes. The fact that they were unable to properly care for the property is yet another standard of practice violation. - When the inspector tested the a/c he did it with the heat on!! My agent had no idea! If she had walked through the house she could have told him. So, after all these ethical and standards of practice violations, I was still unable to work something out with the broker to move on and go our separate ways. I had been disappointed too many times to continue working with them. Honestly, the agent wasn’t happy, but she was willing to walk away amicably, until her broker got involved. I haven’t mentioned her name here, because I am not trying to hurt her reputation or her business. I just want to move on! John Leavitt, and Robert Fuge, of Exit Realty have allowed their realty company to engage in a series of unethical practices. They even tried to extort me by saying they would release us if we paid $2600. $1950 was for the agent’s time. She spent 13 hours, according to them, so $150 per hour!!!!! They made up numbers that were never part of the listing agreement!!?? I have absolutely no trust in them and no respect for the way they do business or treat their clients. They are trying to punish us and extort money from us because we were rightfully not happy with their service and unethical behavior! Way to support the local economy. I thought I was doing something good by hiring a local, small business. Stay away!!! Even if you love the realtor, the people they work under do not deserve your business!
