Professional, Expert, Knowledgeable, Kind , Detail Oriented I'm a first home buyer in the North Plainfield area . I had an initial inspection that revealed a lot of questionable items including mold in the basement, ?? water leakage behind front exterior EIFS, joist laid the wrong way, structural issues, leaky appliances and bathrooms. moisture in the home the list goes on The seller refused to believe the initial report (as ":he remodeled the total home in the last 4-6 years") this led to cancellation of the contract. (all parties were emotional and upset) After a meeting we decided to have a second inspection to confirm or deny the original report. Words will never express how pleased I am with Mr. Lacqua's skill and expertise. He not only confirmed many of items on the original report ,but he provided suggestions for remediation. He was able to work well with a pretty "defensive" seller and make it clear that many of the items were indeed not up to code. Provided a referral to double check if there is water behind the Front Exterior EIFS total original estimate of repairs $50K plus Fast forward: i was able send my lawyer a list of demands after all parties verbally agreed on necessary repairs. I'm back under contract, the seller has agreed to everything to repair everything listed and if ll goes well I'll close in 3 weeks. Praises to both inspectors due to their expertise i'm moving into a beautiful home that I love that will be safe for my 4 year old and the rest of my family . Thank you Rob Lacqua !
