Guaranteed Water Proofing Systems

Shortly after application, we noticed that the supposed “Sani-Tred” was bubbling up and definitely not behaving like a water-impermeable product. After repeated calls, Mr. Limozinere finally returned to our home and left a coffee canister full of the supposed Sani-Tred so that we could apply it ourselves to the areas where the “sealant” was not adhering. Mr. Limozinere also claimed that the product needed 30 days to cure to full impermeability. Repeated calls were made to Guaranteed Waterproofing Systems requesting that they return to the home and address the continued bubbling and lack of adherence of the product on our bilco door steps. These calls and messages to Guaranteed were ignored. About a month later, I spoke with representatives of the real Sani-Tred in Indiana as I was growing more concerned that the supposed “Sani-Tred” provided by Mr. Limozinere may have been a bad batch. The representative, Diane, had absolutely no knowledge or records of “Guaranteed Basement Systems” / Frank Limozinere ever having purchased products from them (she checked against names and phone numbers going back 4 years) and she indicated that I should send in a sample to them for their analysis. The sample I sent them came directly from the coffee canister that Mr. Limozinere claimed contained Sani-Tred that he had left with me. Ten days later, I received a letter from Mr. William Emerick, the manager of Sani-Tred’s parent company, Ideal Products, confirming that the material provided by Mr. Limozinere is NOT a Sani-Tred product. As a result of Guaranteed Basement Systems, Frank Limozinere and Nicholas Limozinere’s breach of contract and fraudulent and deceptive behavior, I was induced to spend well over $3100 ($2441.25 to Guaranteed Basement Systems and $700 for new carpeting and baseboards) and I will now need to pay to have my basement resealed by a reputable company and will also have to pay to have the carpets redone. AND MY BASEMENT STILL SMELLS!! Please learn from my bad experience and avoid this company.

I hired this firm to clean, repair and paint the unfinished basement in a home I was preparing for sale..The quality of the workmanship met my expectations and was completed exactly on time. The prices were relatively high, but the amount of work was considerable. My main complaints are two: 1) I was originally told that there would not be any sales tax charged for the job because it was a capital improvement, but when he gave me a final amount of the job upon completion, he added $383.25 in sales tax. 2) On three occasions, I was promised an itemized bill. The first time I was told that he was unable to send the invoice to me by email because of a computer problem. The second time, he said he sent it to an address other than where I live. The third time, his wife told me that he transposes numbers and undoubtedly had my address wrong, and that she would send me the invoice the very same day. And of course, I never received any invoice after numerous calls and email messages. This totally ruined my experience with this vendor and makes me wonder if there is something about the final invoice that he doesn't want me to see. Was it the sales tax that I paid that he didn't want to show on an invoice?

We had noticed water seepage in our baseament. Called Guaranteed, they were prompt, professional, and the price was right.

I called up because my basement was having water issues, so I called them up. They are 24 hour service, so it was convenient for me! They came and looked at my basement, gave me and estimate and told me what they would do to fix my water issues. Gave me a day they could come and do it, did it in a timely mannor and I have no had problems since they did the job!
