My name is Stephen Appolonia and I am the Owner/Chief Inspector of AAA Home Inspections in Colts Neck, New Jersey. My business education began at Seton Hall University, afterward continuing on to property development and ownership of residential and commercial buildings since 1985. I received my New Jersey Home Inspection training through the Inspection 21 Home Inspection Institute, a state- certified facility. I am continually adding certifications to my inspection education. Furthermore, I am a member of the Colts Neck Business Association (CNBA), which enables me to help members of my community. I am also a Certified member of the National Association of Certified Home Inspectors My services are supported by expertise in general contracting, including renovation of older properties, with a focus on heating and air conditioning, plumbing, landscaping, and appliances. Most importantly, my attention to detail enables me to provide the best home inspection possible to help you protect such a valuable asset--YOUR HOME. I will do my best to protect you from major defects as well as help you understand the implications of my findings. My primary area consists of Monmouth, Ocean, and Middlesex counties. However, I am also available to cover any area in New Jersey. I provide a full-service inspection covering structural, radon, wood-destroying insects and mold. We worked with Steve on multiple inspections: he is a must-hire! You will not find a more honest, loyal and competent home inspector than this man. Steve not only saved us from buying a home with major structural damage, he was also was our advocate in a home-buying process that often leaves buyers with the short end of the stick (e.g. real-estate agents pushing sales that aren't in your best interest or sellers withholding essential information). I thought Steve was very nice and very professional UNTIL he informed me that there would be a $200+ charge for his visit to my home IF I decided NOT to move forward with mold testing with him. This was never mentioned or discussed on the phone before his visit. It should have been. Never was a "consultation fee" or a "visit/service" mentioned at any time. So obviously I moved forward with the mold testing while he was there so as not to incur the charge. That charge should have been mentioned when we spoke and texted before he came to my home. However with that said...I was very pleased when he emailed and called me to review and discuss the results the following week. He was a bit condescending when I asked for a repeat clarification on a question or two which I didn't appreciate but overall he was kind. He tried to scare me a bit about the mold results needing immediate remediation whereas the other remediation companies that I showed the results to were not as overwhelmed by the numbers on the test results. They concurred that I needed to remediate but that it was not a big health concern if I waited a bit and interviewed various companies. He did recommend a company to do the remediation that while quite a bit more expensive that the other quotes I received, also seemed to offer the most. Not sure yet who I will use for the remediation, that decision is yet to be made.

Steve is a PRO. He inspected the whole house and pointed out all areas that require attention. His final report was beyond my expectation with great details and pictures. If you need your home inspected, go with Steve. HIGHLY Recommended.

Steve did an amazing job and we can't thank him enough. My wife and I are first time buyers and Steve walked us through every aspect of the inspection. He was insightful and put forth information in ways that we could easily digest and understand. Steve was thorough and provided insight and recommendations based upon his vast experience. Steve turned around very thorough home inspection documentation in less than one business day and followed-up with a phone call and email to make sure we didn't have additional questions or concerns. He also recommended experts for issues that he discovered. If you are looking to purchase a home and need a home inspection, Steve is the best.

Steve is a true professional and very honest guy. He did not need to spend a lot of time in the basement of the house that I was considering purchasing before he noticed significant structural issues. He walked me through it and pointed each one of them out and explained why they were problematic. His report was incredibly thorough and I'm thankful that I hired him! 100% recommend, would use again.

We had Steve Appolonia do a home inspection on a house we are considering purchasing. Steve is very thorough, responsive and knowledgeable. We had the inspection done on a Saturday and had the report on Monday, quick turnaround time. He was open to answering any questions, did not rush and was very informative. The whole process from setting up the appointment, to logging in to the website, receiving the report, etc. was seamless. I would highly recommend Steve.

The report came back negative for mold. Steve was punctual and came on the day and time we had set up- his report was very thorough. He demonstrated excellent service and integrity. I would highly recommend him for both mold testing/ remediation as well as home inspections. He is one of the few people in the mold industry that I have come across who is honest and knowledgeable about his profession. I can't thank him enough.

Very pleased, Steve was punctual, professional, thorough and very informative. He took the time to go through the house explaining things as he went along. Any questions I had he took the time to answer my questions. The Inspection took 1 1/2 hours and he gave some tips as I am a first time homeowner. Once the report was sent, it was a lot to read and I was s bit overwhelmed so I called Steve and he took the time to review and explain things to me. Thanks Steve for everything, I'm sure I will call for advice and/or suggestions.

Steve is the best! My husband and I had some concerns regarding a house we wanted to purchase and were looking for someone to do a brief inspection prior to putting in an offer. We are so happy we came across Steve and his excellent services! He is extremely knowledgeable, punctual, easy to reach, and treated us not just like customers, but like good friends. He is one of the few in this business you can trust. He explained everything to us going through the inspection and eased our concerns. Hire this man! Of all the individuals that I encountered during the home buying process (lawyer, two real-estate agents, electrician and a home inspector), Steve was the absolute MOST professional of them all. Not only did he answer all of my questions with respect, he also spoke to me after the inspection (which he did not charge me for!) because I was overwhelmed by a new, confusing home-buying process. Steve spoke to me like I was a friend—someone he cared for and not just a quick buck, like the other players in this real-estate transaction did. I would hire him again and will recommend him to all my friends.

The home inspection took around 5 hours. Steve explained me different facets of inspection. 1)Steve did not climb up the Roof and inspect it and had mentioned that the roof is in a good condition after inspecting it from far off. After I moved into the home, it started leaking and I have had several reputable contractors that have looked at the house and told me that the roof is in very bad shape, and they should have caught this during inspection. Now I will end up spending money to replace the roof . I am disappointed that I paid the home inspector 1250, which was about double what I should have paid. 2) He sold me on some unnecessary radon protection, when I already had a perfect radon system installed in my home I recommend hiring someone for home inspection who is able to thoroughly inspect ALL of the major items in your home.

Included in your report was the following statement "A certified/ qualified roof contractor should inspect entire roof for any additional issues and make all necessary repairs. COST ESTIMATES SHOULD BE OBTAINED FROM RELIABLE/ CERTIFIED/ QUALIFIED CONTRACTORS TO DETERMINE THE COST AND EXTENT OF THE REPAIR OR REPLACEMENT PRIOR TO EXPIRATION OF YOUR INSPECTION CONTINGENCY. Once we find an issue, we recommend a roof expert to evaluate and estimate the damage which is normally negotiated with the seller. Best of luck!"

Stephen was very approachable, detailed and extremely knowledgeable. ?He did not rush the inspection; took about 4 hours. He was very professional and his findings and observations were not only meticulously documented but photographed, as well. Along with being professional through the whole process, Stephen was very friendly and welcomed your questions and concerns. I would definitely hire Stephen,?again. Since we are the first-time home buyer, Steve walks us through the entire home inspection, and pointed out all potential problems. He was also very patient to answer all the questions we asked. With his expertise, we walked away from the purchase of the home which has numerous structural issues.
