Normally I avoid writing reviews but Dave is an exception as he impressed us a lot not only with his thorough inspection by spending 3+ hours looking in each rooms, crawl space etc but he also kept us engaged throughout the process by giving important tips on various things we should look for in future. He was also reachable afterwards to answer any questions we had. I would like to Thank Dave for his superb work and useful information shared in his report. Another plus point was he logged all observation right on spot which ensured he did not miss any details and we had report in hand right away after the inspection with a soft copy followed later in the day. Am impressed.

I am a first-time home buyer and Dave / Premium Home Inspections is exactly what I needed. He took me through every inch of the house, tested every outlet, appliance, light bulb, window, and and anything else that could be tested. He pointed out everything about the house that wasn't perfect, no matter how minor or major, and also gave advice on how to maintain whatever part of the house we were currently looking at. Once we were finished with a section (Outside, Basement, 1st Floor, etc) he would sit down and write that part of his report while the information is fresh in his head, double-checking anything that he needed to, and by the end of the session I had a full printed report while still at the house and was free to ask any questions about the house or report while we were still on site. I will be recommending Dave / Premium Home Inspections to all my friends and family and will definitely use him in the future. Very Satisfied!!

I am very happy with the services provided by Dave. He was very thorough in his inspection and identified the following issues that were missed by the initial home inspector I used: 1. Additional areas with asbestos in the basement; 2. Cracks in roof; 3. Dormer roof older than disclosed on seller's disclosure; 4. Mold in the attic area; 5. Broken attic fan; 6. Two cracked window panes that were imperceptible unless you were standing very close; and 7. Open grounded outlets in basement. He also spent at least an hour on the phone with me patiently answering my questions subsequent to the inspection. My call with Dave along with his very detail inspection report provided me the ability to make an informed decision with regards to the house purchase. The maintenance tips that he provided during the inspection along with the home buyer's guide and maintenance checklists that was given to me as part of the inspection package were and are all incredibly helpful. Dave is a very diligent inspector. He crawled around in the attic, went onto the roof, asked questions, and was very thorough in his inspection. I strongly recommend David if you are looking for a quality inspection.

He was fairly accurate on some of the problems in the house. But very inaccurate in his report. One fact he states was a couple screens missing in the kitchen window and patio door and window. I, at the time had informed him and the buyer the screens are right here in the basement. I took them off the patio side deck so my dog does not tear them up. The kitchen screen is also put aside as I do not use it in the window. Next was three stains in the dining room ceiling. I informed him I had a roof leak two years ago and had it repaired at that time. I just did not repaint the whole dining room and living room which are very large. This past fall I contacted Angie's List and bought their roof deal. That deal included a GAF roof installed by certified installers and later inspected by GAF. He did not want to hear that as, like I stated, he wanted to impress the buyer and show something for his fee. I do feel though he did a through job, but should listen to the homeowner. Who knows the home better then the owner.

This review is not from my client. It is from the seller of the home I inspected. Sellers are often not as happy with my inspections since I am very detailed in my reports and people do not like it when their home's are being criticized. (member name removed) had two main issues: a) I reported that the windows screens were missing when they were not and b) I reported that the stains found on a ceiling may be from a leak. He later states that he admits these screens were not installed and were removed mostly due to the dog. My reports will always state the condition of the home at the time of the inspection. The screens were removed and that is what my report stated. My home buying clients appreciate that I report issues this way so they may ask the seller the reinstalled the screens before they close on the home. With regard to the ceiling water stains, I have been doing nothing but home inspections full-time for over 21 years now. I think I thing I have clearly learned from those many years is that homeowners (some, not all) will sometimes lie about problems in their homes in order to bypass needed repairs that they don't want to deal with. (member name removed) did tell me that the leak was fixed but, as stated, my reports describe the condition of the home at the time of the inspection. Based on the fact that (member name removed) sent in this review tells me that he was probably truthful about the leak being fixed and I believe him. But it is my duty to tell my home buying clients all the potential issues in the home and possible leak areas to monitor. If you were to ask the buyer of this home to rate my service, I believe it would be much higher than the seller's rating since my report was detailed, thorough and accurate. If anyone reading this plans on using my services, they should expect for all items, small and large, to be reported in detail in my reports. I plan on continuing to provide thorough, detailed reports to all my clients. I take pride in my work and stand by my report as being an accurate description of the home I inspected.
