Paul is exactly the kind of agent you want when buying a house. He's honest, knowledgeable, and easy to work with. We were first-time buyers who were afraid of the whole process, and he helped us find a good house and get a good deal on it. He never steered us toward or away from any properties. And, with every house he showed us, he pointed out both good and bad things that we wouldn't have picked up on ourselves. He educated us the whole time. And he was very patient as we made the poor guy show us about 50 different houses over the course of a couple months, to satisfy our picky needs. We would hire him again in a heartbeat.

While searching for a real estate agent, my biggest concern was whether the agent would actually act in my interest considering the conflict of interest agents have. My another concerns was i didn't know what to look for in a house beyond it's aesthetics. I didn't like the idea of finding major issues during home inspection which happens after an offer has already been negotiated and accepted. Paul was the answer to both of these concerns whom i found through Exclusive home buyer's organization naeba.org. Deciding to work with Paul was a best decision in my real estate transaction. Every time we went to see the house, seller's agent and other people seeing the house would be surprised when Paul would start with basement first and things he would look at. People thought i had brought a home inspector with me. A poured concrete foundation is better than concrete block. How would i run a gas line for a gas stove in a house with a electric stove and finished basement and how much would it approximately cost me? When is a crack in basement normal and when is it not? Is a lot properly graded so that water will run away from the house and would not go in foundation? What causes squeaking noises in the floor and how big of a problem is it? How do i know if there are any easements on the property? These are the kind of things Paul educated me with, which helped us find the kind of house we were looking for. It also helped us determine the right price by accounting for cost of any remediation in the house. While searching for the house Paul never pushed us to consider any single house, he just provided us his objective opinion. During negotiation process, Paul never pushed us to counter seller's offer with higher prices or accept seller's offer; he patiently presented our offers to seller's agent in a calm and professional manner. He submitted the OPRA request to the township (which usually no other agent does) to ensure that all modifications to the house (finished basement, bathroom, deck etc) were done with proper permit. During the entire closing process he was always on top of everything and ensure that we were aware of all the communications between agents and lawyers on both sides. If you are looking for a house in central or south jersey i would strongly recommend to work with Paul. If you are in other areas, i would suggest to look at realtors who are the members of Exclusive Home Buyers' agents association (naeba.org).

1. I am a new home buyer; I started looking for a home around October 2013, posted a message on Trulia.com and quickly got a detailed response from Paul. Given that some of my initial questions involved mortgage financing, Paul quickly referred me to a colleague of his and both of them answered my questions. This was very comforting, especially for a new buyer.
2. I met Paul in person around November 2013, and we effectively started the search process. Paul is very knowledgeable about the local market, about homes, and was able to customize his search parameters to our needs, ensuring a very efficient process. Paul does know a lot about houses / condos - often drawing our attention to issues that we otherwise might miss or not consider seriously. I learnt a lot from him.

3. By February 2014, I found a home / condo we (my wife and I) liked, and Paul helped us prepare an offer, which was accepted. He drafted the contracts, coordinated all the associated services such as inspections, payment of earnest deposits, etc.

4. As said earlier, it pays to have a Realtor and Mortgage Broker on the same page. My experience is a good testimony to this. Paul and my mortgage broker have been working together, though independently for a while, and this was very helpful to me as a client - there were no mixed-messages, and both of them worked really hard to ensure we closed on the house in timely manner.

5. And this happened on May 12, 2014. Paul was there to support and see me through the finish line.

6. It's been a pleasure and a privilege doing business with Paul. He is true professional. Above all, Paul is abreast with modern technology, using the internet effectively to facilitate the search process, offers, drafting and sending agreements, but also very much grounded in conventional paper-based system - this makes it really easy to work with him.

7. I am already planning my next project, and will certainly call on his services and assistance.

8. Grab him, if you need a house (or knows someone who knows someone ) in the South Jersey / Philadelphia - You will not regret it.

I would recommend Paul Howard to anyone
looking to buy a home. He is extremely knowledgeable, and takes the
time to find out what your specific needs and wants are in a new
home. Paul was always very accessible by phone when we needed him,
and patiently listened to all questions. He guided us through each
step of the buying process, and made excellent recommendations for
home inspectors and attorneys. It was a complete pleasure doing
business with Paul. He definitely had our best interests at heart.

I cannot recommend Paul
enough if you are interested in purchasing a home in New Jersey. He
is an exclusive buyers agent, and he is an absolute pleasure to work
with. There are several characteristics that Paul has as a realtor
that are worth mentioning: he is flexible, he is very knowledgeable,
he is always available and responsive, he is organized.
My first impression of
Paul was the first day we went to look at houses. I really liked his
personality and style as a realtor. He is very relaxed and easy to be
around. He always offers insight into the pros and cons of a home
without being pushy or judgmental. Once we found a home we wanted to
make an offer on, he gave us good advice on how to proceed and how to
negotiate. We decided not to agree to the price the first homeowners
wanted, but we signed a contract on the second home that we made an
offer on, and he smoothed every part of the process from the initial
negotiation, to the contract signing, to the deposit. He gave us
excellent recommendations for inspectors, and a title company to
handle the closing. He also found us a great contractor to do the
work that needed to be done after we closed on our home. In addition,
several problems arose over the course of our home purchase, and Paul
was the one that solved the problems, and they were always problems
that came up because of other people's mistakes or issues. He was
generous with his time, always explained everything clearly, and by
the end of the process I started to feel like he was a friend as
well. I would use Paul again in a heartbeat, and have been
recommending him to all of my friends and co-workers that are
interested in purchasing a home.
No home buying process
is issue-free, but ours was as close as possible because of Paul's
dedication, experience and support. I am grateful that my husband
found Paul online, and that we were so fortunate to work with Paul to
purchase our first house.

I cannot recommend Paul highly enough. He truly was our advocate and looked out for our best interest throughout the whole home buying process. As first time homebuyers, we relied on Paul's experience and expertise in considering all the houses we looked at. He was very patient with us and never pressured us in any way to make a decision on when was the right time to make offers. He recommended great home inspectors and even though we didn't need it, he had a backup lender in place in case we ran into any snafus. He went through the sales contract closely and noted any thing that wasn't in our interest (which did come up since we were dealing with a national relocation company). In summary, Paul took all of the anxiety out of the homebuying experience for us first time homebuyers. And we have a beautiful home to show for it!
