Inspection was done and nothing major was flagged..but guess what the day we moved AC broke..how can they not flag such a basic thing

The home inspector was punctual, friendly and seemed knowledgeable. We toured the home and grounds with him while doing the home inspection and he took pictures and seemed to have a good understanding of the construction and condition of the house - both positives and negatives. The inspection experience itself was very positive. On the other hand, the actual report is insufficient. Most of the possible problems, both minor and major, were not addressed in the report but instead marked as and quot;Deferredand quot; including pest, electrical, foundation/structural, the possibility of an in-ground oil tank. The price for the inspection was less than competitors and the report was in alignment with the price.

Inspector William Speer arrive an HOUR earlier than expected and began external structural inspection. He was very thorough and experienced. He was also very knowledgable and clearly explained what he found in the house to be damaged or needed work. We will use him again for our next home inspection!
