Joe was on time and came with his son.  He inspected the cellar of the home while his son inspected the items in the rest of the home.  Even though we knew the house was a fixer upper, Joe found termite issues and other things that we did not recognize.  His report was VERY thorough, written in long form without the use of a fill-in the blank report.  This allows for the report to be more specific and customized to the situation.  There were many pictures and I hope to be able to use his observations for negotiation as well as to make sure that we take care of all the home's issues when we move in.
This is a very different report from the one I received from the buyer of my home and I appreciate the detail and thought that went into it.

Joe arrived early and conducted a very thorough inspection of house and property, including crawl space under the house, throughout attic and on roof.  Checked all plumbing, electrical box and outlets, appliances, insulation of pipes, landscaping (for proper drainage), and for termites.  Inspection report was delivered within 1 business day.  Joe was very knowledgeable in all aspects of home construction and took the time to explain everything he was doing and provide utility efficiency and home maintenance tips. As I recall, you were not at the inspection but expressed concerns about the HVAC, which proved to be incorrect. You were not satisfied with my explanation, so I went back and re-inspected the area of concern, on my own time, at no extra charge, and took photos to show that my initial findings were correct. I also inspected the detached garage and took photos, an area that was not accessible during the initial inspection due to ongoing repairs, again, with no extra charge. I am confused as to the nature of what amounts to a negative review after 6 months since the inspection and no correspondence between us. I hope you are well."

I called Joe to do an inspection on a house we are purchasing in Hazlet, New Jersey. Joe arrived early with his son who works with him. I was very impressed by their inspection of the house. The house is about 1900 square feet with a crawl space. They went into every little space of the house. Joe noticed things my father who is an operating engineer didn't even notice. He noticed how the supporting beam was cut in the garage as well as problems with the roof that weren't on our radar. I am thrilled that I used Joe and not the inspector my realtor recommended. Joe has excellent reviews on Angies list, which I just purchased a month ago because we are moving and couldn't be happier with the quality of service you get from the providers. I noticed he had one bad review, which I am glad I did not hold against based on all the other excellent reviews. He performed the inspection in July 2012. About 15 months later a contractor found serious wood rot below one of my bathrooms. I had specifically told Serino during the inspection to be very thorough under the crawlspace as I saw some water on the concrete floor while we were looking at the home to purchase. He saw water coming down into the crawlspace while the shower was running above it.  He took a picture of this water leaking down into the crawlspace, put the picture in the report and told me it was routine maintenance and I had to regrout some open joints. This was clearly not the remedy as I wound up having to redo the entire bath and repair the rotten wood damage to three 2 by 10 wood joists that provide the structural support as well as put in a new subfloor. Even though I repeatedly asked him to turn the claim over to his insurance company and offered to let the insurance company view the damage after I had let him view the damage in November 2013, I never once had any contact with his insurance company until February 2014 after I sued him. They never came to see the damage, and they never sent me any correspondence that he had filed a claim with them on the matter. I went to a lawyer and had him write a letter asking him to turn it over to his insurance company.  I still got no reply from his insurance company. I finally sued him in Monmouth County Superior Court Special Civil Part (phone number 732-677-4223 Docket number DC-000788-14) and then I started getting letters from a NJ law firm who represented his insurance company in February 2014. We spent five days in court including three attempts at mediation.  Every time they offered me nothing. I repeatedly asked his attorney if we could work out some amicable agreeement, but was denied every time. They actually tried to sue me for a frivolous lawsuit and sought damages where I would have to pay his legal costs. I fought that issue as well, and the judge denied his attorney's motion.  It went to trial.  He had an insurance attorney representing him, I did it on my own and I am not an attorney. At the end of it all, the judge ruled I had proved my case by a preponderance of evidence and awarded me my damages for my $8935.00 claim.

ADDED AUGUST 4, 2014 IN RESPONSE TO COMPANY'S RESPONSE:
Serino's response is laughable and full of more lies.  Mediators do not decide if you have a case or not.  They are there to try to settle a case without going to trial.  He and his insurance company refused to attempt to work anything out.  They offered ZERO compensation from November 2013 through July 2014.  Since he failed to give me the state required pre-inspection agreement prior to arriving at my home, by New Jersey law, he is then liable to me for damages that existed for four years from the date of inspection (NJ Administrative code 45:8-76.1). So his saying I just decided 18 months later my bath was unusable is ridiculous.  That is when a contractor went into the crawlspace to install extra insulation and found the damage .  This was a different contractor than the one who repaired my rotted bathroom.  Look at the pictures of the wood.  Does that look like it happened in 15 months? No, of course not, because it was there for years before I bought the house and he should have found the damage.  I am happy at the end of it all they would not settle with me because if he and his insurance company had settled in 2013 or agreed to mediate it in March and May 2014 when we went to mediation, I was willing to settle for far less. Serino would take no responsibility that's why it went to trial.  Common sense...pictures don't lie and the judge heard it all and ruled. Read the Court's decision and see what the judge had to say about your credibility.  He gave complete confidence to the contractor who was NOT paid to testify in court.  The judge said he was the credible person.  Not only that, it came to light during the trial, he took pictures of the tub in the master bath but told me to regrout a different guest shower bath.  So now, I find out two years later, my master bath with a tub, not a shower, was leaking where he took a picture from the crawlspace of water leaking down from it, and told me to grout it. The picture was for a different bathroom. I guess 9000 inspections and 21 years later, he doesn't know the difference between a tub drain which has an overflow pipe that were white pipes, and a straight shower drain from the shower in a different bathroom that was a black pipe.  The judge heard all the evidence and testimony and ruled.  Had he taken responsibility from the beginning, none of this would have escalated to the level it did.  He brought this on himself. We will see how the NJ State Board of Home Inspectors rules in the complaint against you at NJ Consumer Affairs. When they make their decision, that will also be public knowledge. As far as I am concerned, this matter on my end is closed. I won, you lost, and justice was served. Drop it, and move on with your life and your business.  Hopefully, you learned something from this all, and will do a better job for other consumers.  At least I hope you give them the required pre-inspection agreement prior to your arrival at their home that you never gave me. We are all humans and make mistakes.  All you had to do was admit that and this would have had a totally different outcome.

"Please be advised that this client lied about her complaint. She states that the work was completed on July 1, 2014. In fact, I inspected her home in July 2012. She did not find me through Angie's List, but through the local building Dept who told her how good I am at my job. This client did not file a complaint with me until Nov 2013, 16 months after I inspected her house when she and her contractor decided her new bath should be paid for by my insurance. Secondly, this complaint was filed after it was already resolved between us, by her acceptance of a payment from my insurance company as directed by a judge in a court hearing....on July 1, 2014. Not being content to "move on", this person then waited until July 26, 2014 to complain about her resolved issue in the Angie's List public forum. Since this issue was a resolved case before she filed this complaint, I don't see how it is allowed that she can post this kind of complaint that can not be resolved by me because it was RESOLVED ALREADY! So, this client filed this complaint on Angie's List that was already resolved on a job done in July 2012. Her SOLE intent is personal, vindictive and incendiary and intended to further damage my reputation. She is gaming Angie's List just like she gamed the court system. Other Angie's List members can believe the lies in this complaint, or they can believe the other 18 AAAAA ratings by other Angie's List members. You decide."

We have been experiencing continuing problems for years and have had several roof repairs performed, including complete re-shingling of the roof extension, all to no avail. This time, we decided to call in an independent inspector who had no vested interest in his recommendations. We were becoming concerned that there was ground settling that might be causing the house to become structurally unsound. Mr. Serino and his son inspected the areas in question, and made several recommendations for solving the problems. We were reassured that there is no structural problem and that all is not lost. We are very satisfied with Mr. Serino's recommendations, and now know how to move forward without throwing good money after bad.

Not knowing any inspectors I relied on Angie's List, which was my first time using the service.  Often times one wonders if the reviews were made up but after seeing Joe's glowing reviews, I decided to use him.  Joe and his son were perfect.  They came on time on short notice and their 4 plus hour inspection was thorough and detailed.  They took time to go over things that needed repairing and answered all my questions in a thoughtful and professional manner.  I could not be more satisfied with their inspection.

 Joe arrived on time and spent several hours completing the home inspection. Joe and his son (assistant) provided a very thorough home inspection. I needed a home inspection on short notice and found Joe Serino on Angie's List.  Reviews looked good and his web site was helpful.  I considered ~6-8 possible inspectors, including a couple recommended by my real estate agent.  After researching online, I decided to called Joe.  He was very professional and responsive right from the start.  He worked me into his schedule within a few days.  Joe was right on time.  He was joined by his son who also contributed to the inspection process.  Joe was thorough, knowledgeable, and friendly.  He answered all of my questions and he provided a lot of sound advice.  It was obvious that he had years of experience doing home inspections.  All appliances and systems were checked.  Joe and his son did a thorough inspection of the crawl space.  Joe knew I was working with a tight timeline and he turned around the inspection report in less than two days.  The report was very complete and had the nice feature of including many photos to document the findings.   He was even kind enough to answer a few follow up questions via email.  Overall, I was very pleased with this transaction and I highly recommend Joe Serino for home inspections.

Joe spent several hours inspecting all utilities and house infrastructure for our storm damaged house. He clearly shared his findings and addressed all questions in a professional and competent manner.  He identified issues we had not found and spent time discussing various methods of addressing.  He crawled beneath the house and spent  almost an hour photographing and documenting the crawl space.  He actually seemed to be enjoying the process of investigating and discussing the entire house.  His  inspection report was professional and comprehensive.

I talked with Joe and a few others before deciding to go with Joe. He arrived on time and spent almost 4 hours going over the house. I followed him throughout the whole inspection and he must have answered 50+ questions. WIth his experience he was able to explain why some things were minor and some were major which is a huge benefit.The report arrived the next day. The report is nicely done and is focused on what he found and not pages and pages of info available on the internet. He does provide the links to recommended sites so that you can go directly to useful sites.
