Terrance kept the promised schedule, both for his estimate visit and the work. Our job involved repairing a section of the living room plaster ceiling that had cracked and was separating, and threatening to fall. The repair blended in well with the rest of the ceiling. We were most appreciative that, as he advised, there was very little grit and there was no evident dust after this work was done. Terrance was cordial and answered all of our questions. His is very knowledgeable about his work and the types of buildings he works in. The price was very reasonable.

I took only two days to replace the sheetrock, and cover it with a layer of plaster. With a little bit of paint, it looks as if nothing ever happened.

The  two owners of the business arrived exactly on time and did a perfect job in all respects. They drop clothed everything and cleaned up everything.

Without hesitation I would recommend Mulligan and Phillips and I will use them again

Went great! He was able to mimic the established pattern on the ceiling and didn't mind me following along.  If i saw something a little off or a bald spot he went right back over it.  Never made me feel like i was a nudge and just wanted to make sure i was happy with everything.  He also gave me some tips on how to fix some cracks in my walls that i was going to take of myself.
Would definitely hire him again.

We had water damage to 3 ceilings so after the roof and plastered ceilings were repaired we searched for a painter. Muliigan & Phillips were the 3rd estimate we received and they were the best.Terence and Fran did a great job. The walls and ceilings look great. The detail work is neat and precise. The furniture and floors were well protected. The two worked well as a team. Fran also helped select a paint color. I knew what color family I wanted but she helped fine tune the selection as well as an accent wall. The result was a great choice. They are a very pleasant couple to work with. We would definitely have them back.

The team of Mulligan and Phillips could not have been better. They have far exceeded my expectation. I had picked them when I read about them on your list initially. I am very, very pleased with the works hat was done- both the plaster repair in ceilings and walls and the painting. Everything was done in a timely manner and very neatly. I would not hesitate to use this provider again and would definitely recommend them to anyone looking for this type of work.

"B on price is unjustified. Final price was identical to estimate. Plus he got hours of freebies. Customer requested plaster repairs on one ceiling, one small wall area, 3 major cracks in a wall with fireplace. He would paint the room himself. I repaired the cracks requested and - charging him nothing extra - repaired ALL the cracks in the fireplace wall, which took several additional hours. In addition, the quality was A, I inspect all work with slanting floodlights. I service our clients. If he had a complaint, I would, indeed, have returned to the job to rectify."

Plaster is a lost art.  If you have an old house, like most of us do in Northern New Jersey, you have the pleasure of plaster walls, which have been painted over, wall papered over, used and abused . . . But when the house was constructed, some amazingly patient and talented tradesmen spent a ton of time putting plaster over lathe, layer after layer, and the result was a solid wall, strong as concrete and smooth as glass.  So I wanted to restore my wall to that original state, and I simply don't have the skills to pull it off.
So I call my guy!  Yes, I have a plaster guy.  There are not many left, so if you have plaster walls, I strongly suggest you find a friend in Terrance.  This is the second time I have used him.  We are at that point in our relationship where quotes are no longer needed, which is a nice place to be.  I have a wall that needs to be repaired, I call him, he comes over, does amazing work, and gives me an invoice.  The price is more than fair for the quality work you receive.  Love this guy, A rating isn't high enough.

"Curious review, the customer accepted our price yet it rated a C??? Final price was identical to our estimate - punctuality?? we showed up when requested and finished quickly. Customer was welcoming, talkative and upbeat...at the time. He was satisfied. Two months after the job, he changes his tune. He rates our work as A, which is the key item. We'll leave it at that, most customers rate us all A, and we maintain that type of service."

This most recent job required a lot more work on their part, and they did an excellent job. The plaster job was smooth and even, and gave our home a brand new look. We will definitely use them again in the future.

In June 2013, Mulligan and Phillips repainted two bedrooms, a bathroom and the second floor hallway.  The master bedroom ceiling had a large section with water damage, plus the paint on the rest of the ceiling had a network of very fine cracks. Terence taped the larger cracks and skim-coated the entire ceiling.  The hallway wallpaper had to be removed and Fran did a beautiful job of getting all the old paper and glue off.  There were some obsolete smoke detector and alarm system components which Terence removed for me, and then he patched the holes they left behind.  All of the careful prep paid off so that the finished paint job looks wonderful.
In September 2013, Terence and Fran returned to tackle Phase II of my renovations-- the living room, dining room, foyer, two stairwells, and front porch.  This included:
Wallpaper removal in foyer & high stairwell
Repair large section of vintage 1920's plaster ceiling in dining room, which had sustained severe water damage.
Lots of prep work on other walls and ceilings as 20 years had elapsed since prior paint job
Replace ceiling over basement stairs
Paint all walls and ceilings
Paint all trim on enclosed front porch
How did it go?  Beautifully.  Terence is a master of all things plaster.  The ceilings look like new, which exceeded my expectations given what we started with.  Fran was really helpful with the overall design, and very patient with me as I debated the colors and changed my mind a few times.  They demonstrated great attention to detail, showed up as promised, cleaned up each day and kept my house livable during the work.
I liked the fact that when Terence came to give me the estimate, I knew exactly who would be performing the work, not an unknown crew.  I knew this job would take several weeks, so chemistry and trust were important to me.  I'm generally cautious about giving anyone a key to my house, but in short order I was very comfortable doing so.  Even my three cats approved of them--a true test of character.  :)
My house looks great and I would not hesitate to recommend Mulligan & Phillips.  It was a pleasure getting to know them, and I'm already planning my next project!

T. Mulligan was very efficient and professional.  After giving us an estimate and our acceptance of it, he kept us informed of when he could start our job.  When the first date he gave us wasn't good for us due to a family obligation, he said it wasn't a problem and scheduled us after his next job.  I would call again for any painting or plastering job.  I would high recommend him!

Terence was very friendly at our first meeting and on the work day, and he was quick to provide an estimate.  Prices were reasonable.  He worked carefully and executed the repairs perfectly..  Very responsive to inquiries before the job.  We would definitely hire him again, and would recommend him to anyone considering a plaster repair.
