.1) The heating systems has has to be rebuilt completely. The original report spotted a wrong gas fitting, It missed that the monoxide venting was out of code and we had the fire department here to deal with a valid CO alarm due to poor ventilation. This was a serious oversight. If we did not have working CO detectors this could have killed us. 2) The furnacewas badly installed and the wrong size. It was also foirly new which a really alert inspector might have questioned. It failed catastrophically two years later. It was 5 below outside when the boiler cracked. 3) Now we have having insulation redone and the installers have found the roof to be one or two snowstorms from another catastrophic failure. To see that this crew was telling the truth I checked into how a roof should e inspected. Hometech did no such inspection nor did they offer one. The isses is sag of the roof rafters. WHen inspected it was found to be four times the degree which constitutes an "alarm" condition". This has added a significnat cost to the planned work but since we did catch it in time, we avoided a much higher cost due to a collapsed roof and its conseequential damage. The items that are a home inspector has to do that were missed were a) Checking that fuel exhaust venting meets code, this can be life and death b) Roof structures have to be checked especially in areas not covered by code and active inspection, or in structures built before adoption of codes. It also would have been helpful had the inpector noticed the furnace was new and incorrectly size. The item he did see was a symptom of sloppy installation. This degree of imagination is hard to demand and not as much of a hazard as items 1 and 2.
Description of Work: The engineer seemed reasonable and to have done a good job but he missed several serious things tht have come to haunt us over the last ten years. He found enough problems to pay back the cost of the inspection but missed some very serious issues. They provided a report which seemed detailed at the time.
