A potentially complicated refinancing went smoothly and effectively. Melody Bergevin, CSA, of Merrimack Mortgage's Nashua office (603 598-6000), a mortgage broker, expertly guided me through a hassle-free refinancing of my house. Unprecedentedly low mortgage interest rates for buyers with good credit has been one of the less publicized effects of the Fed's holding interest rates at or near zero for a long time -- and that can't last forever! -- so I went ahead and refinanced. I called 2 other brokers and Melody. (Whenever more than $400 is going to be spent, I think it's a good idea to get 3 quotes.) Pretty much any honest mortgage broker you contact is going to give you the same rates and closing costs, so how to choose? Choosing Melody was an obvious decision. Not only had she brokered my first mortgage, but she and only she demonstrated a sure grasp of the details involved in making the refinancing go smoothly. Without my having to ask, she had her company's attorney, Kathleen Patenaude, with whom she works closely and who is, like Melody, also conscientious, careful, detail oriented, and easy to deal with, draw up a contract that needed to be executed to allow my elderly tenant's long-term lease not to interfere with the refinancing. Other brokers I asked about refinancing with did not have a clue about the lease issue, one couldn't give me a clear answer, the other cluelessly assured me there'd be no problem having a refinancing go forward with an unsubordinated lease hovering over the mortgage. The way Melody patiently answered my questions, returned my calls promptly, and gave me accurate information and even sought information from Kathleen in anticipation of my concerns showed me that choosing Melody would be the right decision, and I'm glad I chose her. Melody waited patiently while I set about securing the lease subordination the right way, by giving my tenant a chance to have an in-person meeting with her (the tenant's) own attorney so there wouldn't be friction later. Once we got the go-ahead, things went smoothly. There are precisely seventeen zillion documents to fill out, copy, sign, and keep track of, and Melody and her associate Kathleen helped me through them all, both of them explaining what was happening with clarity and concision. I won't reproduce all the steps that are involved, the application paperwork alone is thick enough to stun an ox. Melody took care setting up the closing, and always returned her calls quickly. Kathleen, the broker's attorney, likewise was organized, calm, and showed a gift for explaining everything efficiently but clearly, making a complex process seem simple. Kathleen also worked with my property insurance broker to ensure that my property tax insurance, which is due in a few weeks, doesn't end up getting paid twice (my new mortgage lender wants to pay it out of the new escrow, while the old lender wants to hold on to the old escrow and pay it out of old escrow). As you might gather, refinancing a real estate loan is a complex time-consuming process with a lot of details. At every step of the way Melody Bergevin, the mortgage broker at Merrimack Mortgage's Nashua office, and Kathleen Patenaude, the attorney at Patenaude Law in Tyngsboro, together ensured that this process went smoothly, efficiently, and saved me the most money possible. I'm really grateful for their work, and if you are considering refinancing your house, consider giving Melody a call.
