AFFORDABLE PROPERTY MANAGEMENT

This company is owned and operated by a gentleman named Paul Schafer. When we first spoke he was very attentive and professional right up to when the contract for one year of management services was signed. At this point everything started to go downhill. He became almost Impossible to get in touch with and many times when I called the office no one answered or called me back after leaving a message. We had agreed on a management fee of 8% a month instead of his traditional 9% because he rented the unit for a lot less than he said he'd be able to. This became a huge issue as he kept keeping 9% instead of the agreed upon 8%. This took probably 6-8 months to resolve. During this time I sometimes received a monthly statement and other times I did not. The serious issues started when my tenant moved out after 1 year. I needed my second bedroom painted, some cleaning done, some ceiling patched up and my bathroom tub re-caulked. I paid $500.00 for these services. I received no itemized bill. While my unit was vacant I was posting everyday on Craigslist and forwarding the responses to the person at Affordable who handled the showings. What I found out is that she was not contacting the people who I sent her way. I ended up calling a 4-5 back myself and they were never contacted. I then knew that I was going to have to babysit this whole process. For the next 2 months I did just that and finally after 3 months vacant I was able to secure a tenant. this was after the person doing the showings no showed on showings, was impossible to reach and was overall difficult. The tenant did not have the full security so I needed a provision written into the lease that they pay it over time. Immediately after my tenant moved in I fired Paul Schafer and his management company. I was unable to recover anything from him which included a copy of my tenants lease, about $460.00 from my last tenants security that was owed to me for late fees and my spare key sets that he had. When I did finally receive a copy of the lease that I had to have my tenant send I was shocked. Not only was the provision about the security missing, the lease itself was written up funny and it was written up for $850.00 a month instead of the $925.00 it was supposed to be. Now I'm losing an additional $75.00 a month. By "funny" I mean that the lease was written up for $900.00 rent with a $50.00 credit if you paid it by the 4th of the month. A late fee of $5.00 a day would be added to each day starting on the 5th if payment was not made. I've never seen anything like this and wonder if it was a way for him to keep more of my tenants money. I can't stress enough not to do business with this gentleman under this company or any other he may start. You will surely be sorry.
