This was the best money I have spent in a long time. Ryan Gora performed the inspection and he arrived right on the minute. He was very friendly, explained exactly what he would be doing and got right to work. The inspection took approximately 2 hours to complete and I am fully confident that it was very thorough and complete. Many items were found that needed attention and these were listed in the sales agreement with the home owner who would arrange to have them completed at their expense. Upon completion of the inspection, I was invited to call the company at any time with questions, which I did. I spoke with Peter and he had my report and addressed my concerns and clarified the issues on which I was confused. All in all, this was a wonderful experience with 2 terrific people and I saved considerably by having the inspection done. I would have many costly things to have to have repaired had not Ryan and Peter helped me out in such a professional and thorough way. I can very highly recommend Drougas Inspections, LLC for anyone in their radius! The price paid also included a 2 day Radon test and the results were received almost immediately. Good guys, good company!!

Very well! Peter was recommended to me by my realtor and I am so happy I took her advice. He is extremely professional, courteous and actually makes the inspection process pretty painless. He is very informative and provided a detailed home inspection report that very same day!

This is the third home that we have had Mr. Drougas inspect for us, and of course the reason that we continue to use him is that he is dependable, professional, thorough and explains all his findings.
You can accompany him to each room and area during the inspection if you wish, but his written report (40 pages in this last case) is complete with photographs of any deficiencies noted and recommendations if appropriate. For example in the laundry room his comment "A drip pan and/or burst resistant water supply lines for the washer are strongly recommended when units are located on, across from or over finished living space. A laundry or utility sink is noted. Past leaking noted at drain. Repair as needed."
I have a great deal of confidence in his work ethic and trust his judgement. I have recommended him to friends who have also had a great experience.

Noted a lot of problems that weren't problems.
e.g.,
chimney flue needed inspection and repair: only needed cleaning, no repair. He said water was getting into flue. Water is not getting into flue--only condensation from fuel oil gases
water line running behind stove: not a problem, stove is shielded so heat wouldn't affect water line
took off lid to septic tank and did not seat it . Still waiting for him to come and replace it properly
dishwasher didn't work: it worked fine--just needed water in the bottom because it hadn't been run in a while
Inspector disconnected the cable signal booster and did not reconnect. We had no cable until I was able to figure out what had happened
We have spent app $400 calling in professionals to tell us that nothing was wrong with the items he identified as problems.
This is the problem with a generalist vs having specialists. My recommendation is finding specialists to examine the various essential parts of the house. The nit picky comments (e.g., where are the screens for the basement windows when they are already on the windows) isn't my idea of an essential inspection point.

Response from Drougas Inspections LLC
"Most all of those comments are taken out of context. Especially when the buyer sends in a request after reading a report, they tend to alter what I was saying. And even sellers misunderstand the point I am making. The water line behind the stove wasn't about heat, it's about being careful that you have a water line running behind an appliance you can move. As to the flue, I see a wet liner, then I have to say water is getting in the flue. An oil system should NOT be producing water vapor to condensate. And with Sulfur in the gases, mixing with water is a really bad thing. So there was something to be concerned about. I know that 95 percent of my comments have nothing to do with the real estate transaction. It's just good random information for the new owner. I don't tell the buyers to ask for every little thing in the report. And I do not do Septic systems. So it wasn't me that touched the tank cover. Another example of the seller not getting it right. It is not unusual for sellers to get cranky at buyers home inspectors. But at 500 inspections a year, I must be doing something right."

Being this is my first purchase on my own I was very appreciative of him educating me on what to look for .
He was very professional, thorough, and knowledgable. The entire inspection took 2.5 hours and I would recommend him to anyone.
