I chose an agency because of their good exposure through MLS listings. The first problem after signing the listing was that the listing was put in Maine's MLS instead of NH. I began to suspect problems when the agent didn't notice it and it took her most of the first week to correct it. (In selling houses, the first week is the most important and I was really sorry to have missed out on that.) The second problem was that the virtual walkthrough never appeared on the website. Of course, Joyce never noticed and it took me a few phone calls to get this corrected as well. After a month of diminishing interest, I called to ask about lowering the price. No real advice was provided, so I lowered the price. When an offer finally arrived, Joyce provided minimal advice on forming a counter-offer. I also felt pressured to provide a counter offer before I had a chance to think it over. My counter was accepted without hesitation by the buyers, so now I'm thinking it was too low. Following the home inspection, disagreements arose concerning the results. Joyce became frustrated with the process and suggested that I issue an ultimatum. I was the one to point out that the difference in price was not significant and that an ultimatum risked souring the deal. I suggested that negotiations should keep going. In the end, the buyers agreed to my position. The final insult occurred during closing. Joyce scheduled a vacation for the day of the closing. (Why she didn't mention it when the closing dates were considered, I'll never know). In her stead, she offered Debby, her sister, who worked in the same office. Debby forgot about the closing and did not show up until the closing had completed. At the closing, a few issues were mentioned that had never been passed on to me at any time before the closing, so I felt pretty abandoned by the end of the process. I can't think of what they did to earn their $18,000.
