This is a provider to avoid doing business with. Final bill was 50% above contract price. Original contract price was $35,000. Garage floor he poured has had nothing but problems. Water runs into garage instead of out of garage. Loo's crew left wires inside of a wall where a light fixture was supposed to go with no access inside or outside to get light fixture back into place. We had to remove drywall to find wires in the wall, and then have drywall replaced. Loo's crew removed a rafter, and never replaced it - said they were not at fault that the rafter had to have been was missing in the first place. (We had a reputable company come in and fix the rafter issue, and they stated in writing the rafter had been removed.) Loo's crew was never willing to take responsibility for the mistakes they made.

Overall the work was ok. We haven't had any leaks or other noticeable defects in workmanship. My complaint with Loos Construction is pricing. We worked with Sean Loos to get a quote. We told him his pricing was a little high. He agreed to lower his bid to win the business. However, when the final invoice arrived, he charged us several thousand dollars more than the original bid. He said the price of lumber has been fluctuating, we had this many extra trips for this and that, and of course the fuel surcharge. We requested absolutely no change orders once the work started. There was no hidden dry rot (our house was only two years old), or any other unforeseen defects that would cost more. Sean's explanation? "The cost for our projects are usually 30-40% higher than the bid. That's "standard." Well, it certainly took us by surprise and is not "standard" for us; he of course failed to mention that little nugget to us before we signed. I did get him to reduce the ridiculous fuel surcharge but we still ended up paying WAY more than the bid. Caveat Emptor... We will not be doing business with Loos Construction in the future and do not recommend them unless you are ok with paying 30-40% more than their bid.
Description of Work: Loos Construction installed two replacement windows that required larger openings as well as a patio door that required a larger opening.
