The inspection seemed very thorough and his report was very detailed. Once we closed on the house we discovered several bats in the attic that he failed to either mention or discover himself. If he had mentioned this in his report we would have had the seller take care of this cost but now it is on our dime.
"I mean no disrespect to this Clients concern/frustrations. After reviewing the clients report, the following pertains. It is important that I clarify the "bats in the attic" statement: The said attic is not a living space attic; this particular attic is an attic above an enclosed patio with no actual entrance for a person to enter this attic space. There is an exterior Gable Eave vent and an interior vent opening for air circulation, which is necessary for this type of enclosure. At the time of inspection (near 2 months prior to finding the bats) there were no bats entering or exiting the properties vent. Unfortunately an Inspector is unable to inspect areas with no access. The only way to enter this space without due harm to the inspector would have been to cause damage for repair to the property. We will not damage a property. The following agreement statement holds true in this situation that was read and signed by the client: "The inspection to be performed is a visual inspection only. Latent and concealed defects and deficiencies are excluded from the inspection. Inspector shall have no liability for conditions that are concealed from view or inaccessible to the inspector. A system or component is not accessible if inspection requires moving personal property, dismantling, destructive measures, or any action that will, in the opinion of the inspector, likely involve risk to persons or property. Anything not readily observable because it is concealed or inaccessible due to obstructions including (but not limited to) floor coverings, suspended ceiling tiles; insulation, furniture or other personal property, soil, vegetation, water, ice or snow cannot be inspected. Inspector is not required to move or disturb such items in order to diminish or eliminate the obstruction." In final this client had a satisfactory Home Inspection, Detailed Report, Radon Measurement test (reading), and Wood Destroying Insect (WDI/Termite) report. Our company answered all phone calls of inquiries prior to, during and after the Home Inspection. We wish this client well with their pending Home Remodel they have planned for their recently purchased property. We are always here to assist in any inquiries for our clients that may arise after moving into their homes. It is unfortunate that things do happen, we can not be liable for everything that happens after the inspection date on properties. We find all that we can in the 4-6 hours on the property.
