Carlson's does use subcontractors, which some people don't like. I was fine with it since Doug remained engaged and checked in on their work more than once. He also followed through on a couple of minor issues that came up after the project was finished. He was very responsive and addressed all of our questions.
I was also impressed that Doug and the subcontractor that did the work on the gutters/downspouts quickly rearranged their timeline because of a forecast storm that was supposed to dump a significant amount of rain when we had no gutters on the house. Due to the design of our roof, this could have been catastrophic in terms of water in the basement. They made sure to get gutters up in time for that storm and we were very grateful.
We would use Carlson again in a heartbeat and likely will within the next year or two as our roof is due for replacement soon. They are busy during the summer months as are all contractors/builders in Lincoln, so make contact early! It's not their fault; it's just a reality of living in a growing city like Lincoln.
"Thank You for the review. Doug told me the dish wasn't working clearly but we will cover the cost if there is one for recalibrating it. Thanks Again, Greg"
I was impressed with the professionalism of their salesman but not with the finished work. While this new roof may serve it's intended purpose it does not look like a professional job in many details and my concerns were not addressed at all.
Several of the metal valleys which formerly extended all the way to the bottom edge now stop short of the edge. Some still go all the way to the edge and some stop anywhere from 1 to 3 feet short and overlap onto the shingles. It just looks odd and unprofessional that they are so random.
I expressed during the bid process that I was concerned that my roof didn't have enough venting. Their finished product has slightly less venting than the old roof.
The ridge vents which formerly had finished edges which blended in with the surface now stop abruptly with an unfinished edge.
The covers they installed on the plumbing vents are dented and one is slightly crooked.
After the first rain on this new roof I found piles of roofing nails in the grass that had washed down the gutter downspouts.
While these things may not effect the performance of the roof it doesn't look like a job that was done professionally or with any attention to detail. When I asked about these things I was informed that "the roof was installed properly". If I had known how it would turn out I would have gone with another company.
"[member name removed], I appreciate your feedback. Doug is a new salesman with us and he is professional and I appreciate your noting that. We try our best to give you the best product we can as we upgraded the shingle you got to a class 4 Impact shingle with a 50 yr. warranty at no extra cost to you. There are two areas where the valleys come together and form a V, I don't like to run a valley into another valley, Ive seen to many of these leak during severe icing in winter, we prefer to lace the valley with Ice and water shield under the shingles to avoid a dam at the bottom of two intersecting valleys. The water then has a better chance to escape. The ridge vents were shingled differently with a blended slope into the ridge shingles, this is a preference not a performance issue. If you look at any instructions for ridge vent that method is not there. Again we can do it, and we failed to see that was important to you. [member name removed] we value you as a customer and will do anything we can to leave you happy with the final product, Doug will be calling to make arrangements with you address any concerns. Thanks Again, Greg Carlson, Owner of Carlson Projects."
"Member, I'm glad your Knees are healing up, and for all your input and patience with all the construction process. Your Kitchen is beautiful and you are so deserving of a functioning space. From what you were putting up with to the beauty and functionality of what you have now I am proud to have been a part. Thank you for your kind words and for your input into color choices and eye for making it all work together. All the Best. Greg"
Each and every one of Greg's workers (Greg, son Stephan, Dave Van Horn and his crew) and all sub-contractors excelled at their skills and were so helpful and a pleasure to work with. They made suggestions which helped us to make good decisions. Greg kept constantly in touch with us via e-mail and cell phone, and we could always reach him. In addition, Shawn Carlson, co-owner of Carlson Projects, was unbelievably helpful. She showed us what was current on the market and what would work for us. It is hard to get started when you need to re-do a whole floor. Shawn started us with the choice of granite and helped us with most decisions from there, e.g., lighting, paint colors, etc. We could not have selected or been as satisfied with what we now have without her help. Greg and Shawn are quite a team!
Dollar for dollar, worker for worker, contractor for contractor, we can only give the highest recommendation to Carlson Projects for outstanding knowledge of remodeling, professionalism and a person to person interaction that makes you feel as if you have new friends, not just good business dealings.
"Shawn and I were so touched by your report, it was certainly our joy to work with you on re-inventing your space. You are both so gracious and we feel we've known you for years. The whole crew enjoyed working on the project and want to send their thanks for treating us like family. Greg, for all of us at Carlson Projects."
"I'm sorry you had an issue with us, I am having trouble remembering the scope of work we did. As I recall we re-roofed the home, are you having a roof leak? My gutters at that time were subbed to another company which I will give you their number and I will call them myself. The owner is deceased and I am using a different company now. I want to make sure your roof is not leaking since that is our part and if it is a gutter issue I will have my new gutter man resolve the issue. Greg"
"Member, Thanks for the great review for the work we did, I will take note of the response time. I trust the repairs are keeping you dry. Sincerely Greg"
"Member, Thanks for the great response, I really enjoyed working with you and look forward to working with you on future projects. Greg"
"Thank you for the great report. Low sloped roofs like yours seem easy but present winter challenges of Ice dams. We installed Ice and Water shield 9' from gutter up and through all the valleys."THE BELT AND SUSPENDERS APPROACH" Ice shield is a great unseen friend to low slope roof owners. ( Ice shield is a vinyl 3' wide sheet with a mastic adhesive, waterproof underlayment.)"
"You made my day, you described what we did as well as anyone we have worked for. I really appreciate the referrals you have sent our way. Greg"
