The inspector performed the home inspection as promised. He spent about 8 hrs in the home during the inspection. He gave us a report of what he observed. Observations were small and no major problems noted. Examples - Light bulb out in bedroom, fan out of balance in bedroom, leaking faucet in bathroom, screen missing from bedroom window. This made my wife and myself feel comfortable about not having a lot of repairs to the home when we move in. After the closing on the home a friend of mine who is a contractor visited us at our new home. As I was showing him the master bathroom he pointed something out to us at his first glance at our walk in shower. There was grout missing in the tile around the door and up both walls. We went into the crawl space to look under the shower and when we looked at the floor underneath the shower we noticed it had rotted from water getting between the tile. I called Consolidated Inspections and spoke with the owner about the issue. He sent the inspector back out to look at the problem. The inspector took pictures and his comments to me were "I'm sorry. I don't know how I missed this. We will get in touch with our insurance company." At that point I thought they were going to take care of what they missed in the inspection. I don't understand how he can point out the small issues and not notice the large issues. They asked me to get an estimate for repairs. The two estimates that I got were for $10,400. and $11,200. At that point they changed their tone in the emails that I received. The last email that I received was that they were not responsible for the repairs and to contact their attorney if I had any other concerns with this issue.
