I put the job out to bid to 3 contractors. Brandon?s was the lowest bid. It was not a fixed bid but time and materials. Brandon estimated the labor. He did not use allowances for the fixtures in his estimates instead saying that I should select what I wanted and control that cost. (I liked that as the other contractors' allowances were not transparent.) Brandon buys the fixtures using his discount. So together we created the final estimate. He asked that I select all the fixtures and the materials all be ready before he started work so that the project could be as short as possible. The final cost was close to original estimate. Most of the increase came from selection of fixtures. The labor increases were all understandable?some from the tile ?matching? process and some from the electrical repairs.
I was introduced to Brandon by a decorator that had worked with him for many years. One of the reasons I chose them was the decorator and Brandon?s references (which were excellent) said that they would complete the job to my satisfaction.
Brandon?s subcontractors were excellent and they were very nice folks. The tile installer was very meticulous and ?matched? the grain of the pattern in the tile as I asked him. Everyone came as scheduled. The work proceeded straight through until we hit a snag with the granite. The granite guy cut the granite without allowing us to lay a template. Brandon found a new granite supplier within 2 days and we started over on the granite at no extra cost to me. If we had not had this interruption the work would have been completed in about 4 weeks.
All workers came when they were scheduled. Since I work from home they honored my request to be quiet. Dropcloths were put down to cover the floors to the bathroom and each day they were taken up and the path was swept clean. In the entire project I never heard one curse word from anyone.
Brandon was very likeable and easy to work with. When there were choices or problems he would explain my options and the costs so I could make an informed choice. He is also very kind and honest and said he worked with subs that he could trust to be in your home.
I would highly recommend working with Brandon?s Carpentry for a renovation. This was my first renovation and the project went very smoothly.
