How'd it go? In a word, horribly. The inspector missed the fact that the heating unit was inoperable. The FIRST TIME we went to turn the heat on in the house after we took possession of the house, the heat failed to come on. When we called out an HVAC company to see what was going on, the diagnosis was that the heat exchanger had a golf ball sized hole in the pipe. I saw the hole myself. This means that the high temperature limit switch had previously been tripped (a safety switch), which rendered the unit inoperable. If the inspector had done his job and actually tried to turn the heat on, he would have seen that the unit was totally non-functional. The bottom line is that we had to spend $5000+ shortly after we moved in to replace the heating unit. The inspector also missed some obvious, extensive dry rot on wood panels around the garage. One of the contractors we hired to do other work around the house stuck his pencil into the suspect area and discovered the rot in about 2 seconds. They also missed that the shower door in the master bedroom bath didn't close properly, that many light switches were inoperable, that there was an obvious leak under the sink in the kitchen, and that EVERY toilet in the house runs. All in all, US Inspect failed miserably in our case. It's taken me 4 months to write about this because I've only calmed down now to be able to report on their utter failure.

On same date that appointment was scheduled both agent and this client received email notification with documents for review that would be signed on day of inspection. Straightforward billing and appointment notice with contact information provided for questions/concerns. After appointment rescheduled received phone call alert to this client and written confirmation to agent (as per request). Prompt and professional inspector, Alan Brown. Very thorough inspection both home and termite; gave complete explanation of findings; inspector willing and able to answer questions and concerns. Professional packet received at end of inspection with promise of report to be delivered this evening by email to both real estate agent and this client. US Inspect is impressive.
Description of Work: Real Estate agent allowed to schedule appointment for me, received same day notification (cost, appointment date, type of inspections, contact numbers for questions/concerns, etc). Also received an email with copy of documents for review that would be signed on day of inspection. Easily able to reschedule appointment and again same day notification. Inspector on time for appointment and carefully went over every inch of home within reason; this was a home and termite inspection. Outside: roof, facia and soffit, gutters, foundation, siding, driveway, walkways, front porch, back deck, chimney, meter boxes, utility room and crawl-space Inside: scuttle space, ceilings, walls, floors, plumbing, electrical including switches, plugs and fixtures, doors, windows, appliances (made sure they were fully functional or if not noted on report), heat and a/c also tested. Briefly talked after proper introductions before inspection and talked in depth after inspection. Inspector patiently fielded all questions. Made payment via credit card after inspection and received paid invoice and professional packet. Final report to be emailed to both real estate agent and client this evening.

Paul A. Tooley performed the inspection. He is a licensed professional inspector. He was very thorough, used the computer, very friendly and open, can ask questions, he was nice to the builders. He was very informative. He emailed me and the builder the report. Took a nice picture of the house and pictures of the things he found that was wrong. He also put an explanation below the picture. He was very professional, courteous, and everything was very good. He does any kind of inspection not just for new homes.
