It went great.  They were very professional, arrived on time, and completed the survey.  They clearly identified all structures on the survey and found the original survey stakes buried under the ground.  They determined that one side of the existing fence was built too far into the seller's property.  When the neighbor tied his side fence to this fence, he created an encroachment.  I was very happy to identify this issue before closing so it can be resolved.  I recommend that everyone have a survey performed before you purchase any property.  The $400 I spent will save much more money down the road and ensure that there are not any clouds on the title.  The Title Insurance will include coverage for the survey since it was performed prior to closing.  The Title Company will be responsible for any property disputes in the future.
