Inspection went well, report was issued, but it took a very long time to get the report. Our project was delayed as we had to wait for the report to be issued.
Response from Stonewall Structural Engineering PLLC
"Thank you for your feedback. Our records show that we did 2 inspections/reports for your property related to load-bearing wall removals. For the first inspection/report in 2017 we were hired by you directly, but months later you had your contractor hire us to modify our original remodel plan when a second wall removal was added to the scope. We certainly agree that $845 is a high price for engineering services for this job, but we only charged your contractor $625, which means that if you paid $845 for engineering then they marked up our fee by 35%. Also, we do not typically release our reports or plans until payment has been received as is stated in our contracts. Sometimes when we are hired by a contractor our reports can be delayed if the contractor delays payment for our engineering services. Fee markups and scheduling are some of the reasons why we recommend that homeowners hire their engineer directly and not through their contractor. We hope that this helps bring some clarification and that you might reconsider your low rating. If there is anything else we can do for you please do not hesitate to contact our office. Thank you again for the opportunity to serve!"

My husband and I met with an engineer who was very pleasant professional and generally the company was very professional. The report was well prepared and we are happy to have it going forward. The big issue came with the final cost of the report and the time it took to receive it. We originally only wanted a foundation report for a master bedroom project underway. During the meeting, we also mentioned our future plan to finish the attic. Since he was here, we agreed to have them calculate additional structural reports based on the quote from the engineer for said reports. We paid for the reports in full at the meeting. After several weeks, we did not hear anything and followed up with the engineer. He had been sick and said it would be the end of the week. Time passed and again no reports. My husband called and spoke with someone else who said the calculations needed for the reports were much more extensive and so we needed to pay more. The final amount we paid was 3X what the original quote for just the foundation report. It would have been 4X more, but the company agreed to split the additional cost. We ended up getting the report 6 months after the first meeting when we were able to settle the bill with the company. Another month passed after we paid-up before the final report was delivered. We hired this company so we would have some professional knowledge as we worked with tradespersons. This was not a pleasant start and this experience and delay took the wind out of our sails. Still we are happy with the report. I feel they should have eaten the cost of the additional reports for their employee's erroneous estimate. We had no idea the work involved and would certainly not have agreed to them at that first meeting if we had known the final cost.

Engineer was very courteous, professional, and knowledgeable. He answered all my questions and gave me a verbal report of his findings. I won't receive the official report for a few more days, but I am extremely satisfied with this firm's service. .

Timely arrival for appointment. Very thorough inspection and any questions I had were answered. Very impressed. The reasons for my "B" ratings are as follows: 1) It took a little longer to receive the report or a status for it than I had expected, but by no means unreasonably long (a day or 2). 2) The price was a little higher than I had expected based on other Angie's List reviews. However it was still very reasonable, and it was the amount quoted when I made the appointment so it wasn't a surprise at the last minute. And I received an Angie's List discount to the quoted rate, so that was a good surprise. 3) Lastly, I don't feel I could give an "A" rating for an inspection report until the recommended work has been performed and their recommendations resolve my problems. None of the items are imminent timeline issues so I will be getting quotes and implementing those recommendations over time, quite possibly a period of a few years. However, I have every confidence in both the inspection and the extremely detailed report generated from it, and based on my experience so far I would recommend Stonewall Structural Engineering without any reservations.

The report was well written and may help me getting an insurance claim but basically they said I need to fortify my entire townhouse. approx 40 to 60 Piers ($40-60k). also said that they only recommend one contractor to do the work and that i had to do it all at once. So Im not too happy about that. I got a second opinion- had to pay for another structural engineer and got a better /lower cost result. Time will tell if the Stonewall estimate was overkill or not.

"Thank you very much -- I'm sorry we weren't able to deliver the level of confidence you were seeking. As we discussed over the phone, in rare cases some types of repairs are not advisable to make in phases due to the way they change the support for the structure which can induce more serious problems if not all installed at once. Based on our laser level readings, which indicated settlement up to 2" in multiple directions around the perimeter of the home, we do stand by our recommendations. If you have any further questions, or would like to discuss the differences in other recommendations that you've received, we would certainly be happy to do so -- please do not hesitate to give us a call anytime."

The two engineers who did the inspection were professional throughout the inspection. When they were done they gave me an initial verbal report and answered my questions in a clear manner. The report I received listed the various problems and described the recommended solutions so that I could just give the report to a contractor for a quote.

Chuck came to my home at the appointed time and completed an inspection and assessment of a crack that had appeared in a foundation wall. He was obviously very knowledgeable and was able to explain the situations as well as explain solutions. He even recommended a contractor. I appreciated that as I would have no idea who to call. The repairs are now complete and I am very happy. Having a licensed professional engineer involved in the project gave me the confidence that the repairs were done right the first time and truly fixed there issue.

I have used several structural engineers in the Triangle, and Stonewall is the most thorough. They recommend comprehensive solutions versus just putting a band aid on the problem. They are also knowledgeable about how to prevent future issues due to moisture or drainage problems. I would definitely recommend them to other home buyers and have actually already done so on multiple occasions.

I have used Stonewall Structural Engineering after long term water damage at a home.  We handle water damage on a daily basis.  Whenever there is a potential structural issue, it's great to have a reliable resource like Chuck and his team to scope the damage and provide a report.  My crew thought that the water damage was limited and easy to rectify, but Chuck and his team provided a complete remediation report that was much more extensive than what we thought.  They were thorough and informative.

It took a week from initial contact before we could get a date scheduled with them. This is not waiting a week, this is waiting a week just to get any date from them. That should have been our first warning. The technicians onsite where professional, but we were told we would receive a report within 7 business days that would list out any recommendations in order of importance. He said he writes up his report the next day, but it takes the owner up to a week to review and approve it. When we got the report it was 2 weeks later (after two emails to them asking when we might receive it) and the items were not listed as discussed. When we followed up with the owner, he brushed us off with a single line that all items are recommended. When asked about a discount for their tardiness, he merely insist we send him a check. He claimed payment was due at time of service, but no one asked us for payment and indeed his invoice was dated the day he delivered the report. Now I can't even be assured that the quality of the advice is trustworthy.

"Hello Mr. and Mrs. [Member Name Removed], We appreciate you bringing these concerns to our attention and apologize for the uncharacteristic experience you've had with our services. Upon my review of our company email records, I found that we were slow to provide paperwork for our inspection after your initial request for an appointment. Please accept my apology - we typically provide paperwork and our earliest available appointment the same day as our initial discussion with a potential client. After receiving your signed contract on a Saturday, we performed our inspection that Monday (2 days later). Payment being due at the time of inspection is something that is clearly stated in our 1-page contract. When our clients request that we invoice them for our services, our policy is to notify them that we can accommodate a delayed payment option but that we cannot guarantee a 7 business day turnaround in those cases because we have to give priority to completing reports for our clients who have paid in accordance with the terms of our agreement. The lead technician who performed your inspection does not remember if he specifically asked you for payment on site or not, and I am certainly willing to take your word that he did not request payment on site. Our report was delivered within 10 business days of performing our inspection, and we have not yet received payment for our services. I have provided you with my direct cell phone number via email in hopes we could discuss this matter as we are interested in resolving things in an equitable manner. Please feel free to reach me at your convenience. Thank You, Chuck LaVerdiere, PE"

We were in the process of purchasing a new construction home.  The final inspection, performed by our home inspector, indicated multiple areas of concern for our screened-in porch.  With just days until closing; we were in a panic.  We needed someone to help us quickly understand how big of a problem we had and if it was enough to potentially impact our closing.  Around noon on Friday, I called the group at Stonewall (based on their Angie's List rating) and Monday morning the engineer was on-site for the inspection. It was the response that I needed and they delivered without hesitation.  It did not stop there, I also needed the report expedited. They handled that by turning the report around in 24 hours.
Chuck came out and went concern by concern from the inspector's list and assessed each of them.  He immediately calmed us. The next day, his report clearly called out the areas of concern and provided prescriptive remediations.  What I liked is that the remediations were practical to implement and did not adversely impact some visuals that we were looking to maintain.
While I hope that I will not need their services again, they will go into my list of first call consultants.

Jonathan and his partner arrived promptly and got right to work after a brief conversation. They carefully measured and recorded their observations. About two weeks later, the engineering report arrived. I had some questions and spoke with their engineer over the phone for about 20 minutes. Very pleased with the interaction, communication, and the final report.
