flooding or leaking through the block walls. The owner, Keith, inspected
the garage, measured and provided a detailed contract of the work to be
performed and the cost. The crew arrived on schedule and got right to
work. They moved the bushes and plants from around the foundation and
proceeded to hand dig down to the footing. The walls were sealed with a
waterproof spray and membrane. Drain pipe was installed and run to a
lower area of the yard. A second drain pipe was installed and the down
spouts from the eaves were hooked up to carry the rain water away. When
the installation was complete the crew replanted the landscaping! What
a great job!
I had a problem that Angies List got involved with and the problem was solved in a very professional manner.
The entire staff Mr. Locker employs and of course, Keith Locker himself, were extremely professional. The job supervisor, Andrew listens well and seems genuinely concerned about doing a good job as well as the welfare of his crew. The crew was fantastic. The four men worked for three days completing the job a day ahead of schedule! More important to me was the fact that they were as quiet as they could be. Other than having to run jackhammers, they worked diligently and were all business. Very polite and nice guys! The new concrete they poured looks great; nice and even and smooth. I am very happy with how this massive project was handled. I have complete confidence they did an excellent job, even though a hurricane or six-hour down pour of six inches of rain has not happened to test it yet. I trust Mr. Locker will take care of anything that might be amiss should that happen. I give them my highest recommendation! And thanks to Shamrock Waterproofing for helping us get our mother-in-law basement apartment secured and dry for my Mom to live there comfortably and without worry.
Evaluation of the crawlspace, estimate, and the work were all performed on time and professionally with a cost that seems reasonable for the scope of work performed.

Keith came out and was one of the few that crawled under the house to have a look. I know what you're thinking, "Really? All those companies and not one crawled under the house??" Shockingly, yes.
Keith was honest, formal and approachable. A person that I feel wasn't trying to upsell me with unnecessary "solutions."
With that in mind, we decided on Shamrock for the waterproofing system.
I gave Keith the greenlight and he was out promptly to install the system. I came home that afternoon and crawled under the house. I won't say Shamrock turned my crawlspace into a magical place that I wanted to turn into my master bedroom, but it was pretty close.
The crawlspace looked sharp. From the outside, I couldn't tell anyone was there, but when I opened up the crawlspace door; the wonders that awaited!
Okay, I know at this point you're thinking, "How can you be this serious about a crawlspace and how much have you had to drink?" Well, I can tell you after going through countless companies, I'm happy finding someone that can provide a great service at a great cost, and two beers.
Very impressed. I contacted them via email and Keith showed up to quote on time as expected. The install took about a day and a half. Don and his crew were very professional, they did a great job of removing and reinstalling the existing sod and everything was cleaned up before they left.
One of the drain boxes floated out of the ground on the 1st rain after the install. I sent an email to explain the problem and Don was here to resolve the issue the next day, he set the drain box in concrete at no additional cost.
Overall I was very pleased with the service, I would have liked to pay less :-) but their price was competitive with other quotes I had received.
They came the next day and immediately got to work. The gentleman leading the crew did some artful work cleaning up and regrading a drain opening so not only is it more functional but it looks better too.
I called Keith and he came out and took a look. He evaluated the crawl space, and told me while there was a slight musty smell; that our crawl space was fine. We talked through some options and pricing but in the end he reccommended that we do nothing.
Keith could have sold me an unnecessary product or service; he didn't. He was completely honest and looked to save me money.
He wouldn't even accept a small amount for his time or gas.

1. I expected that someone in leadership from Shamrock, would have been on the job site the morning of the work to review the estimate and talk with me about the work being done and addressing the insulation question raised in an earlier email about whether the insulation needed to be replaced. The workers were congenial and worked hard but to have no one else show up to review or inspect the work was not acceptable.
2. The workers indicated they had finished the job but had not "sprayed and wiped the floor joists with shock wave anti-microbial cleaner, EPA registered" as specified on the invoice. They were unaware of this item on the invoice and apparently did not have the product on the truck. I called Keith Locker and he did have someone contact me and came back the next day to complete the job. I went under the house to inspect the mildew removal and it appeared satisfactory, but also left bits of insulations wet and
hanging in spots. After the crew left, I went back under the house to make the area look a little more presentable, pushed up some of the unsightly, damp insulation, wiped the dirt off the new vapor barrier. Again, the job was done, but...there was a chance for it to feel like a quality job and it just didn't.
3. My biggest concern is that the sump pump was connected to a socket addition to the light bulb with an extension cord. I was
given no instructions on how the sump pump worked and had to request the printed information on the pump since none was left with me after the initial work. The sump pump information clearly states: "Connect the pump DIRECTLY to a grounded, GFCI outlet. Extension cords may not deliver sufficient voltage to the motor pump. Extension cords present a life threatening safety hazard if the insulation becomes damaged or the connection ends fall into water. Make certain the electrical circuit to the pump is protected by a 15 Amp or larger fuse or circuit breaker." The workers were dismissive of this concern as was employee who came out the second day. I understand that Shamrock doesn't do electrical work but the electrical requirements need to be made known to the customer in advance to insure safety. This seems like a liability to the company to install pumps and connect them as was done at my home. I disconnected the sump pump until my electrician came and connected the pump directly to a newly installed, grounded, GFCI outlet.
The remedies Shamrock proposed for my crawl space were appropriate and the work was completed, but it was not the professional and quality job I expected after my initial estimate meeting with Keith Locker, nor did it meet the Angie's List review expectations. In particular, my concerns about the sump pump, while acknowledged by the workers were dismissed with comments like, "We been doing it this way for many years with no fires. We have liability insurance." That was not an acceptable response to an obvious safety concern and an installation approach that did not meet electrical and safety requirements.
