KERR-SMITH HOMES AND LAND INC

To say it was a horror story is to put it mildly. I have no idea how this guy built a reputation as a "great builder" in the triangle. That is definitely no longer. Beware to all future buyers (if there are any, at this point his company should be bankrupt), John Banks Kerr (aka Kerr Cvetko) is a crook. It's truly a miracle that we even were able to purchase and move into our home. Communication was miserable, so many mistakes were made that upon moving in we had a two page list of repairs. The owner (John Banks Kerr) lied so many times straight to our face, and the sad part is we believed him until we started to get a clue. About a month after moving in, we began to receive liens against the house, and then lawsuits. Thank goodness for title insurance, otherwise we would have been stuck with nearly 100,000 worth of lawsuits against us. In the end, he didn't pay a single subcontractor for anything - not the floors, building materials, cabinets, tile, windows, gutters, nothing. And the neighbor who built the house next to us with him has a similar, but worse story. Four month delay on the closing date. Why? Because the subcontractors finally refused to do the work, knowing that they weren't going to get paid. Huge nightmare for them, and for us.

The entire experience was terrible. They never completed the project. We had to hire our own contractors to complete a significant portion of the work. Most of the work they did do was wrong. They never put a true project manager on site. There was no supervision. Their subcontractors were unqualified to perform the work and had no clue what they were supposed to be doing. They used the cheapest materials they could find. They rigged quite a few things in order to fix their mistakes. It took twice as long as promised to finish. After they stopped showing up, we never heard from them again. They wouldn't return phone calls. Beware. This is absolutely the worst contractor I have ever worked with on any project. Clueless.
